The unit was very clean and very comfortable. It is a pet friendly unit and therefore nothing fancy. Master bedroom view is worth the rental alone. The kitchen and bathrooms are updated. I cannot wait to stay again.

Fall fun in the sun!

We love staying at the Dunes as far as feeling safe at all times. Having a place to walk that is gated is a plus for us! Location of the room was perfect for us to go to the beach and the view from inside is great!

PCB vacation

The beach views are great. The balcony faces southwest giving great views of the sunsets. The condo needs new furniture badly on the balcony and some minor repairs and maintenance done. Was a great price and would definitely stay there again.

Our family had a wonderful vacation. The condo was comfortable with a beautiful view of the gulf. It had easy access to the beach and was convenient to things around Panama City Beach. The manager was wonderful and very helpful. We were very pleased.

The view from the master bedroom will blow you away!!

Best value in PCB. We've been coming down here for 25 years now and I was really impressed with this property. Clean and comfortable. Close to everything. The beach is right outside your door! The grounds around the property are beautiful and well maintained. A great place to just walk around. It was nice to go down to the grills to fix dinner and enjoy a frosty cold beverage at the end of the day. All in all, I can't think of a single complaint!

Peaceful and Relaxing. GREAT VIEWS!!

Best trip to the beach in years! The condo was exactly as described. Very clean. Well stocked if you want to cook [ we chose not to Lol.]. Bed in master was very comfy and the views were AMAZING!! We loved the pool area. Very clean and it was also very peaceful during our stay. The patio furniture will need replacing soon but everything else was just Awesome. Highly recommend this rental. I know we’ll be back again!! 🌴🏖️☺️

Gorgeous views

This condo is pretty nice. The beds are comfortable but we didn’t think the queen beds were queen beds lol they seemed to be full beds. The kitchen needs better pots and pans and we had to wash spoons and forks daily because there aren’t many! Also the faucet was loose! We loved the location and the view was amazing! It was clean and the shower in the master bath is so cool and really nice!

Had plenty of room, great views of beach and centrally located near food and fun activities. Pet friendly which allowed us to bring our furry family member. Property has some age but that was expected, the front door needs new door seal as the breeze could be felt coming through was only recommended repair we made. It was what we expected, and we enjoyed waking up and having coffee overlooking the beautiful beach.

Good Vacation - Master Bath Disappointment

Overall, I do not recommend this vacation rental. Reviewer Comments: Overall we had a good vacation. We liked the pools, the pickleball courts and the access to the beach. The condo is okay. It needs a deep cleaning and some things fixed - the front door doesn't close well, light bulbs were out, light fixture didn't work. I emailed Kristen at ECDI and she was very good in replying. The bathrooms were a disappointment. You have to duck to get into the second bath shower. The shower in the master bath is great but the vanity is ridiculous. It's the size of a half bath vanity. No place to put anything. You can barely fit in the small area. Also, the chairs in the living room need to be replaced.

The Dunes always delights

Overall, I recommend this vacation rental. Reviewer Comments: We stayed in one of the original condos, it had a wonderful view of the ocean. They were doing some repairs to the exterior of the condo and you could tell they were getting ready to repaint the rails, nice to see them investing into the properties health. The unit had up dates and I appreciated there was no carpet, easy to keep the sand under control . The owners allowed pets which was so nice that we could have our fur babies with us for our two week vacation. Special shout out to the property staff, so warm and welcoming. We have been coming down for 35 years and we will definitely be back!

Great View, great location

This was my first time in this condo but 3rd time at Dunes of Panama. All visits have been wonderful. This unit had the perfect view of the sunset every night! It is right on the beach so it was great to relax on the balcony and wave watch. The unit was clean, showers were fantastic, and we all slept well in the beds. The unit was very nice and the kitchen dining area was as well. The kitchen had all the basic cooking utensils you need The unit's property has access to 3 gulf front swimming pools on the property. We went in the two closets to our unit. The layout is absolutely beautiful with plenty of areas for lounging, it even has its own tiki bar during the day. There is a nice grill area near pool area with large grills and tables nearby. The unit is minutes away from anything you want to do in PCB. And the beachfront is wonderful!! I would definitely stay at this unit again!

Great if you’re on a budget

We always stay at the Dunes and love the property, pools, and location. There was a lot to like about this unit and overall we enjoyed our stay. You can tell they are in the process of updating this unit and I hope they continue to fix some things! I felt the somewhat cheaper price of the unit compared to others at this property takes into account some of the cosmetic issues going on in the unit, so it’s great if you’re on a tighter budget. The good: Nice updated showers and new appliances (the fridge actually stayed cold), plenty of towels and linens, well stocked kitchen, unit was very clean on arrival. Needs work: loose faucet in kitchen (that has been mentioned in a few reviews) the hallway closet door is unusable unless you want it to fall off every time you open it, no towel hooks in master bath, several places could use some fresh paint, and some of the furniture could use updating, but we were comfortable over all. It was a great week with an amazing view and none of the small issues were a huge deal. We would stay again at the current price point.

Great View and a Great Location, Unfortunately Not a Good Stay

Rating Details: The property manager was very helpful. The vacation rental was clean. I was happy with the location. I was somewhat dissatisfied with the condition of the vacation rental. Overall, I do not recommend this vacation rental. Reviewer Comments: On arrival the condo was quite clean & we loved the location, it being a gated community and especially being so close to the water. We saw dolphins on occasion, pelicans flying right past our windows & some beautiful sunsets. The owners have made a number of very nice renovations, but the unit needs more work and some new furniture (balcony chairs and dining table for instance). It was nice and quiet the first couple of days there, but that didn’t last long. A unit below was undergoing some renovations and there was constant drilling, sawing and pounding going on for over two weeks, and, there was a poor miserable dog left alone for hours on end every day, in the unit above us, who barked and cried the entire time its owners were gone. And then, we had smelly water literally running between the ceiling boards in the master bathroom shower and the vent in the main bathroom. Because building A is very old, plumbing issues seem to be a recurring problem throughout, as well as some concrete issues in some of the balconies and the first floor walkway out to the boardwalk to the beach. Some of them were supported by jack posts. Fortunately, this unit didn’t have the concrete problem and most of our issues were not the fault of the owners or the management company, just bad timing and, ongoing problems in a 50 year old building. There wasn’t a tub in the unit as listed in the amenities. I’m guessing it was removed when they remodeled the bathrooms. And, when we looked for the hot tub listed for the Dunes we were told there wasn’t one, at least not near building A. Perhaps there is one near buildings D and E, we didn’t look that far. At another time I believe this could be a nice place to rent, but it was not a good experience for us, and we will not rent another place in Building A, but would definitely consider renting through ECDI again. They were very helpful and relocated us, so that the bathroom ceilings could be opened

Very clean unit, great property, it is an older building and is being worked on. This was our 2nd time in this unit we love the location and property. The unit itself was clean but could use some paint, but heck we were at the beach for the beach not the base boards, so for a pet friendly unit with a beautiful view you can't go wrong here.

We had an overall wonderful stay at this condo! The location is absolutely unbeatable — 10/10. Being right on the beach was our top priority when booking, and this property delivered perfectly on that.That said, there are a few things that could be improved for future guests. When we arrived, we were surprised to find that the building was under construction, and the boardwalk from Building A to the beach was closed. This meant we had to walk around to Building B’s boardwalk, which was a bit inconvenient — and something we wish we had known ahead of time, as we may have looked elsewhere if we’d been aware of it. The hot tub was also closed during our stay, which was a little disappointing — though being steps from the beach more than made up for it. On our first day I messaged 3 different management emails that I could find for the rental company about the issues, but didn’t hear back from them until the last full day of our stay which was very disappointing.The condo itself was a great size for two families and our small dog, but some of the furniture wasn’t the most comfortable, and a few areas looked like they could use some TLC. The walls and surfaces could benefit from a deeper cleaning, as there were some visible smudges and marks throughout.Overall, we enjoyed our time here and appreciated the location and space. With a few updates and a thorough deep clean, this condo could easily be a five-star stay.

It’s hard to be TOO upset in PCB, and we’re far from picky…however, this unit definitely needs some renovations (new furniture especially) The condo was pretty clean, which was great. We had to move some light bulbs around because some were out, and some batteries in remotes had to be switched. There was no internet at all, so we had no connection and no TVs for the first 2 days. It was impossible to get help until Monday (we arrived Saturday and tried multiple times to get assistance) but we were finally connected then. Overall it was a good stay, but we definitely wouldn’t choose this particular unit again.

Great location and perfect for family

The location was great and being pet friendly was perfect for us. All the staff onsite and virtual support were very friendly. Pool areas were extremely clean and well kept. The views from the condo were great and appreciated the access to the patio from both the living room and main bedroom.
