Loved this place. Very serene and cozy. The morning mist on the natural pasture was so beautiful. And the cottage was perfect! Brought our two fur babies with us and gave them a quiet place to stay in their crates when we had to leave them. Kelly was great communicating promptly to a few questions we had. Would definitely stay there again as it was easy to hop on Hwy 69 for our adventures yet in an area where nature is all around you.
A sweet little cottage nestled in the trees overlooking a natural prairie. Well equipped for a couples getaway or a small family. Tucked away at the end of a dead-end road with many conveniences just minutes away - a super location! Property owners are onsite. They give you space but are super responsive to any need. We had an extended stay for medical care in the area and this little cottage was the perfect refuge. We loved the leisurely, private walks with our pups, the horses and chickens on the far end of the property, the wildlife, blazing sunrises and starry nights.
My boyfriend and I drove up 10 hours from Nashville to stay in the KC area, so we were pretty tired when we arrived. The host was super helpful when we drove into the wrong place (despite the fact she already gave clear instructions, oops!) and very communicative. She helped us with last minute requests as well. The cottage was very cute, and the grounds were really nice and quiet. We enjoyed the trails, pond and bridge, prairie view, and seeing the horses and chickens nearby. We also bought some of their farm fresh eggs and they were incredible. It was well equipped with very effective air conditioning, good water pressure, and kitchen essentials. We also appreciated that the house is dog friendly and they provided couch covers so that our dog could enjoy the sofas.
We loved how quiet and peaceful the property was, which is exactly what my boyfriend and I needed for our staycation. Correspondence with the host was amazing and prompt! We would definitely stay here again!

The Garden Cottage is an enchanting escape from the city. It feels like being in the country within the city, so that you can have the best if both worlds. We loved walking on the grounds, seeing the sweet chickens and horses and ducks by the pond, and enjoyed the beauty of the cottage. Perfect place to stay when in Kansas City, MO!
My husband and I had a wonderful time staying at the Garden Cottage! We were there for 3 days while in Kansas City for business and it was the perfect place to unwind after many business meetings. The surrounding countryside is really peaceful and the gardens area is pretty. The pond is a nice place to sit too. All the appliances worked well, it was clean, and the owner was great at getting back to you quickly if you had a question. We had the farm fresh eggs and they were fantastic. If we come back to this area, we will 100% stay here again!
Owner was flexible with me. The location was great. I lost count of the different birds I heard. The ducks were friendly and my dog tried to make friends with a box turtle.
We spent over a week in the Garden Cottage during an extremely cold artic freeze in the area. The cottage has a wood burning stove that kept us warm and cozy during our stay. The grounds are beautiful, complete with chickens (and farm fresh eggs!) and horses and you can hike around thru woods and streams. Lovely natural spot, but still very convenient to stores and restaurants. Would definitely recommend.
We traveled to Kansas City for a concert and were pleasantly surprised at how quaint and secluded the property was. The house is located at the very end of the road, and while it has the feel of a country house, is only 7 minutes away from a great shopping and dining district. The owner's house was within sight, but it did not bother us at all despite the other reviews :) This little house proved to be perfect for our weekend getaway!
This spot is so pretty, tucked away in a little corner just on the edge of suburban KC/Overland Park. It's a place to relax, absorb the natural beauty and wildlife, and yet very convenient to lots of amenities close by. The cabin is rustic, which was just our taste, adding to the feeling that this was a little country oasis.
Beautiful property on a dead-end road., so NO traffic. Perfect for an low-key getaway to unwind and escape. Felt that we were miles from everybody...but there were shopping and restaurants just a couple of miles away. Kelly was a lovely, accommodating host, with a trove of stories and information about local history and nature/conservancy projects.
Take a drive to the Arboretum (just a few miles away). GORGEOUS. Not to be missed,
We enjoyed our stay in this unique somewhat rustic 1-bedroom nicely converted former barn on the edge of a very big playground amidst many oak trees. What appeared to be a wedding rehearsal was going on down by the pond, so we didn't get to check out the fishing, but perhaps we'll be back someday and will give that a shot. The home is conveniently located about a mile from the highway and at the end very end of Antioch Road, so it was easy to get around from there, which we appreciated.

So much potential, but falls short.
There was good and bad to our stay at the Cottage.
The bed was very comfortable. Water pressure was great. Most of the time, the grounds around the cottage were very quiet. The owner was very quick to respond to any issues.
Unfortunately, we had a few issues.
The issues I notified the owner about during our stay were a group of kids playing on a playground just outside the bedroom window at 8:30 in the morning the day after we arrived. I talked to the class teacher and he apologized and corralled the children to the classroom attached to the bottom of the owner's house. Kids yelling and playing is not peaceful and quiet for me. The cottage was described as peaceful and quiet. I did notify the owner a few days before that I'd be arriving a day early, so maybe the message didn't get to the classroom teacher. It happened again later in our stay.
The second issue was that the dryer was broken. Someone had put detergent in the dryer. I notified the owner and she quickly responded and let me use the dryer in the classroom.
Other issues that I'm notifying the owner now about the house that I didn't want dealt with while we were staying there, are the fan bearing in the refrigerator is shot, and makes a grinding noise off and on which would make sleeping on the futons unpleasant without having to turn the refrigerator off at night. Upstairs in the main bed, it's just a low grumble.
Another issue was the bathroom. The toilet is not securely seated. You can see rusty flange bolts, and as a DIYer, that is a problem. Also, the toilet handle has to be lifted otherwise the toilet will run forever. I thought it was odd that there was a framed sign to lift the handle after flushing, as it would only take $25 for a new float/handle kit from Home Depot (about the cost of a framed sign). There was a musty odor in the bathroom that was being masked by a STRONG air freshener that permeated the entire house. I felt like the toilet was the culprit. Lastly, the house was just not clean. Dogs are allowed so I did not expect hospital-clean, but with COVID, you would think things would be cleaner than usual. Instead, there was toothpaste gunk on the faucet handles, lots of dust and hair everywhere, smelly used sink sponge, no paper towels, and watered down soap dispensers.
This place has so much potential, but it felt neglected. I would not want to stay here again until the above was repaired.

It was disappointing...
...to realize we had been mislead by the property owner. Not only did she seem convincing and understanding of what we were looking for in terms of privacy, but she was also dismissive.
She certainly didn’t “live up the hill” as we had imagined; the barn shed (albeit lovely) we stayed in was literally in her back yard (or I should say the side of her yard). It wasn’t through a forest by any means as expressed in conversations; there were a few trees in between. You could clearly see into her home through windows; that’s not what we consider private or secluded. It was awkward because we thought we were going to a place where we would feel like it was just the two of us, but instead we felt like we had to board ourselves inside. The one time we did venture out, we returned to other guests arriving and playing with their kids right outside our bedroom window.
We needed a place to stay with our 3 Labs for 10days while my husband worked outside Kansas City KS. The cottage was perfect for us. The grounds around us were beautiful. Being so close to all the conveniences yet you felt like you were staying out in country. The drive way was quite steep but manageable. The living space is cozy but ample. I was in a boot from surgery so the bathroom upstairs was a challenge. The decor was cute and very comfortable. We cooked at home most nights and the small kitchen worked out well. The owner lives up the hill and she was great at communicating and very accommodating.
