Beautiful and Cosy Countryhouse Overlooking Orvieto
This is the guesthouse of a beautiful countryhouse located in the middle of a vast estate of vineyards and olive grows ,overlooking the ancient city of Orvieto. From here you can easily reach, by train or car, many important cities like Rome,Florence ,Siena, Perugia ,Viterbo and many others. Lake Bolsena, 9 km away, offers nice beaches and water sports. The house is on two levels: on the ground floor there are a nice living room with pelletstove, a master bedroom, a bathroom with shower and a studio or second bedroom with one or two bed. On the second floor there are a fully equipped kitchen , a bathroom with shower and a terrace with pergola for eating al fresco overlooking Orvieto. A large garden surround the house. 18x8 metres swimming pool to be shared with another house at 500 metres.
During the winter months the cost of heating is separate, normally a bag of pellet is required per day ( approximately 9 euros)

My wife and I had a wonderful and peaceful stay. Surrounded by grapevines and a majestic view of Orvieto! We also had fun doing the cooking class in which we made pasta and cookies. Sampled the vineyards amazing wine while we ate our meal from the cooking class.
Simonetta was delightful and explained everything very well. When we needed her she responded quickly. The little house is adorable and had everything we needed. The view- Fantastic!! A lovely patio and chairs to sit on as we sipped the wonderful wine from her vineyard and enjoyed the view. We also enjoyed meeting her son who runs the wine shop and helped us decide with our tastings. Orvieto is an ancient city not to be missed.
We enjoyed our holidays in this wonderful and very nice holiday home very much.
Simonetta and her family have been very accommodating and helpful hosts.
We consider to book this very nice holiday home in the near future once again and then come back to Orvieto.
This place is amazing. The views are even better than the photos show. Everything was clean and cozy, the kitchen was supplied with appropriate dishes, etc. Simonetta was lovely to deal with. The added bonus was a friendly dog (Pepe) and cat (sadly, with no name). Would definitely stay there again!
Cannot think of a nicer place to stay near Orvieto. Great location, excellent views, great walks through the vineyards, and good wine direct from the winery. Need we say more?
We loved the cottage in this lovely vineyard. It was in an amazing location with gorgeous views, easy access to Orvieto, immaculately clean, and very well appointed for dinners at home, or just relaxing in a peaceful setting. To top it off, Simonetta and her dog Pepe are lovely hosts.
Four of us enjoyed this cozy, charming house for two weeks. It was clean, well supplied and close to Orvieto which was wonderful. We quickly felt a connection with Simonetta and her family who were welcoming and responsive. The setting was quiet and the view overlooking the valley and Duomo was terrific. A touching, memorable experience.
It was just relaxing and lovely. The host is gracious, friendly, and unobtrusive. The views of Orvieto from the pa tio and private yard just make you relax and enjoy life. Walking the vineyards, tasting the wine, and petting the donkey are all added bonuses. And the city of Orvieto, its culture, and its amenities are just a few minutes away.
The pictures are spot on. Its beautiful, cozy, quiet and complete with all the kitchen items you may need. There is a washer & gas stove. You have a gorgeous view of Orvieto. If we make it back to Italy we will definitely stay here again. Simonetta was a wonderful host.
My wife and I came to Italy from a big city in the US. Weve realized when we vacation we want peace and tranquility and feel like we're one of the few people left on earth. This place was just what we needed, but our host was right there if we needed anything. Don't sleep on Orvieto either - the churches are beautiful, there's the amazing underground tours, and some of the best (while still being the cheapest?) food we had during our two week stop.

Well equipped kitchen and 2 bathrooms and and great pool 20 meters times 10 and a beautiful area.
We enjoyed the terrace for dinner and wee the sunset go down over Orvieto.
Totally a place to come back to.

This apartment was, without question, the most beautiful place we stayed during our 2+ week visit to Italy. Adjacent to the apartment is a patio and green space (which is part of the winery, but feels completely private), with spectacular views of Orvieto and a very green and lush valley. The apartment itself was clean, comfortable, quiet, and charmingly decorated. We arranged with the host to take a tour of the winery and a cooking class, which we all enjoyed immensely. The host was very responsive and helpful both before and during our stay. I feel lucky to have stayed in this beautiful place, and would do it again in a heartbeat.
The house is very nice and in beautiful position looking across the countryside with views towards Orvieto and the Cathedral, which is easily reached via the funiculare railway, there is much to do in the town with lovely shops and cafes. It would have been nice after a long journey to have had some milk in fridge, we were visited by a lovely old dog and a little cat everyday, both being animal lovers, we enjoyed this. Unfortunately the mosquitos and other biting insects were not so welcome! The pool is lovely and although not far it is a shame that it is not close to house.

This very well equipped and comfortable property was in a very quiet location with magnificent views. Just 10 minutes drive from the centre of beautiful Orvieto, everything we needed was provided with space and peace to truly relax both inside and in the lovely private outside space. Simonetta, our host, was very welcoming and helpful, and available should we have needed anything. Although we didn't use it ourselves, there was a private swimming pool available on the owners property just a short distance away. There is much to do and see within quite a short distance and Orvieto itself is a fascinating place. The Orvieto Card which gave entry to a number of historic buildings and museums was definitely worth buying. And the Duomo was truly beautiful! This was the first time we have stayed in Umbria and the combination of lovely countryside and wonderful villages and towns to explore made it a really good holiday destination. We couldn't fault anything.
When I first saw this listing, and all of the previous reviews were a perfect 10, i had two thoughts: Either the place is perfect, or the reviews have been "fixed".
Its perfect!
Small "out-building" on a working vineyard, just far enough from town. The space is on the smaller side, but set up in a modern decor so everything works. 2 good bathrooms, great washing machine, outside space for dining and cocktail hour, peaceful pool, and the best view imaginable.
The winery tour and the cooking lesson/lunch are not to be missed. The property has a cat and 2 dogs who visit occasionally. very friendly!
When I return to Orvieto, i will not need to scroll through all the property listings. I will just book this place again.

Our host, Simonetta, greeted us upon aarrival. She is most kind and responsive to any questions. This property iis in a vineyard central to all the towns in Umbria and Tuscany. Her guest house is a rebuilt building and is beautiful. We felt blessed to stay there
