This is a private apartment that you will have complete access to. The pool, hot tub, gym, playground, tennis/pickle ball, and golf course are all shared amenities to the neighborhood. If you are interested in using the Golf Course, you must inquire with the front desk or online about any additional fees they require. The apartment is on the second floor. We conveniently offer self check-in and check-out. Though we are not available in person, we are happy to answer any questions and help accommodate to the best of our ability! The best way to contact us is through the messaging app :)

- The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.

- Access to the home involves walking up a flight of stairs.

- This is a gated community. Guests are required to present ID at the front gate and share a copy with us via messenger for home access.

- Please note: We don’t have access to residential mailboxes. You may send packages directly to the home and make sure someone is available to receive them, or consider other secure delivery options.

🐾 You’re welcome to bring one dog. A pet fee of $30 per night will be requested through the Resolution Center after the reservation is confirmed. This must be paid to receive check-in information. Cats are not permitted.

🌞 Florida Weather & Nature
Please note that in sunny Florida, with beautiful weather and greenery, come humidity and BUGS. (Yes, dare I say it...) These elements are a natural & very common occurrence! We have our property professionally sprayed for pests, but please remember to pack sunscreen and bug spray!


🛂 Guest Requirements
- Guests must carefully review the full listing details before booking. Failure to read disclosures or comply with house rules does not qualify for a refund.

- If you choose to cancel, our standard cancellation policy will apply.

- The primary guest listed on the reservation must provide a photo of their government-issued ID via messenger once the booking is confirmed.

- The individual making the reservation must be at least 21 years old and must be one of the guests staying at the property.

- If the person who booked the reservation is under the age of 21, a $100 security deposit is required and will be returned after 14 days if no damages are found. There are no exceptions to this rule.

- No third-party bookings allowed unless agreed upon in writing.

- Only the number of guests listed in the reservation may stay overnight, unless approved in writing.

- We can accommodate a maximum of 4 guests. With prior approval, up to 1 additional guest is allowed at $15/night. This helps ensure your comfort and supports our cleaning team.


🐾 Pets Allowed
We welcome dogs with prior approval. To help us prepare the space for your furry friend, please make sure to:
- Mention your pet during the booking process so we can confirm suitability.
- The pet fee is $30/night, required before check-in and sent through the Resolution Center.
- Only 1 dog is allowed. No cats permitted.
- The pet fee applies to the entire duration of the stay and is non-refundable.
- Unauthorized pets will incur a $300 fee.


⏰ Check-In / Check-Out
- Early check-in is available upon request for $30 (subject to availability, not guaranteed).
- Late check-out is available upon request for $40 and extends your stay until 12 noon. Please make the request before your scheduled check-out time so we can notify our cleaners in advance.
- Standard check-out is by 10 AM. Unauthorized late check-out will incur a $100 fee. Please respect this time so our cleaners can prepare the home for the next guests.


🚗 Parking
You’re welcome to park in any available spot. Please ensure your vehicle is parked fully within the lines and not blocking any driveways or sidewalks.


📅 Reservation Changes
We kindly ask all guests to review their travel plans carefully before booking.

- We do not accept any reservation changes within 30 days of the check-in date, except for stay extensions (if available).
- This means we are unable to approve requests to:
❌ Shorten your stay
❌ Move your reservation to a later date
❌ Adjust your existing dates once you are within the 30-day window

✅ If you’re unable to keep your reserved dates, please cancel your reservation through Airbnb at your earliest convenience so the calendar can open for other guests.


📌 Stay Guidelines
- All trash must be placed inside the bins provided. Leaving trash outside will result in a $100 fine.
- No smoking or drugs allowed inside or outside the home. A fee starting at $500 will apply if there are signs or smells of smoking.
- Please wipe your shoes at the door. It’s preferred that shoes be removed indoors when possible, so we can keep the space clean for you and the next guests!
- No food or drinks on the bed.
- Decorative items are not for use. Damage or removal will result in a fine.
- Follow any posted guidelines inside the home. Before you leave, please take out the trash as instructed and report any damages right away.


📦 Package Deliveries
Packages are not allowed to be sent to residential mailboxes, as we do not have access to them. We recommend sending packages directly to the home and ensuring someone is available to receive them upon delivery. For secure alternatives, consider using Amazon Lockers, UPS Access Points, or USPS General Delivery nearby.


🏊 Clubhouse Amenities
If you’d like to use clubhouse amenities such as the pool and gym, just let us know and we’ll share access details.
- Lost key cards incur a $200 replacement fee (charged by the community).
- Use all community amenities at your own risk.


🤫 Respect for Neighbors & Property
- Quiet hours are from 10 PM to 8 AM. Please be considerate while socializing outdoors during this time.
- Keep noise to a minimum to respect our neighbors.
- No parties or events.
- No fireworks of any kind.
- No firearms on the property unless securely locked in a vehicle


⚠️ Violations & Enforcement
We reserve the right to terminate a reservation without refund and/or pursue monetary fines if guests violate any of these rules.


⚠️ Unexpected Issues & Amenities
If any issue or amenity is found not working after a previous guest, we’ll notify you before check-in, so expectations are clear. We’ll always offer a resolution or alternative to ensure your comfort, and guests are expected to agree with the proposed solution.

If you choose to cancel instead, our standard cancellation policy will apply, as emergencies can arise unexpectedly and are beyond our control.
