The space:
Enjoy lake views and sunsets from this three-bedroom townhouse in Enclave at Festival, Davenport. Accommodating up to seven guests, the home offers two full bathrooms, a downstairs half bathroom, a fully equipped kitchen, and access to community amenities included with your reservation.

Living and dining:
Relax in the living room with a Smart TV or gather around the dining table for meals together. The fully equipped kitchen includes an island, pantry, coffee maker, and dishwasher.

High-speed Wi-Fi and cable TV are available, along with a desk in the bunk bedroom for remote work.

Sleeping arrangements:
All three bedrooms are upstairs:
• Bedroom 1: King bed, Smart TV, walk-in closet, and a private bathroom with a glass-enclosed shower and double sinks.
• Bedroom 2: Queen bed and closet.
• Bedroom 3: Bunk bed with a full-size bed on the bottom and a twin bed on top, a desk, and a closet.

Bathrooms:
• Primary bathroom, upstairs: Private to the king bedroom, with a glass-enclosed shower, double sinks, and no bathtub.
• Shared bathroom, upstairs: Serves the queen and bunk bedrooms and includes a bathtub and shower.
• Half bathroom, downstairs: Toilet and sink for use when spending time on the main floor.

Lake-view patio:
Start your morning with coffee overlooking the lake or return to enjoy the sunset from the patio. This outdoor space is open and unfenced.

Laundry and parking:
- The washer and dryer are on the carpeted second floor, where you’ll also find the central air-conditioning thermostat.
- Parking includes an enclosed one-car garage with a remote-controlled door and a driveway space for one additional vehicle.

Community amenities:
Access to the following shared amenities at Enclave at Festival is included with your reservation:
- Community swimming pool.
- Children’s water play area with a pirate ship, sprays, and water features. This area is beside the pool and separated from it by fencing, with tables and chairs for supervising adults.
- Mini golf, with clubs and balls provided.
- Clubhouse game room.
- Fitness center, with nearby restrooms and showers.
- Beach volleyball court.

The community also has an operating tiki-style restaurant and bar serving coffee, drinks, cocktails, snacks, meals, and ice cream, with access from both outside and the pool area. Food and beverages are purchased separately.

Enclave at Festival is a community without gated access, located beyond the ChampionsGate archway in Davenport.

Moderate: Full refund up to 5 days before check-in.
Non-refundable option: Save 10% with no refund on cancellation.

Long stays (28+ nights): Full refund if cancelled within 48 hours of booking & at least 28 days before check-in. After that, the first 30 days are non-refundable.

HOUSE RULES:
Welcome to our home! To keep every stay comfortable and safe, we kindly ask guests to follow these house rules.

• Check-in: 4:00 PM. Check-out: 10:00 AM.
• The booking guest must be 21 or older and present during the stay.
• Maximum occupancy: 7 guests. No parties or events.
• Quiet hours: Please respect the community’s nighttime quiet hours.
• A/C: Please set it to 74°F when you leave the house.
• Please do not eat or drink in the bedrooms.
Resort amenities: Children must be supervised at all times at the pool.
• Pets: One small pet is welcome with prior notice. Pet fee: $100 per stay ($200 for stays of 30 nights or more).
• Late check-out: $100, with prior approval and subject to availability.
• A refundable security deposit hold of up to $300 may apply, as disclosed for your reservation.
• Vacation Rental Agreement: After booking, the primary guest will be asked to sign our agreement electronically. A signed agreement is required to complete the reservation.
