The recent heartbreaking July 4th floods in Kerr county have not impacted our part of the Guadalupe River in the New Braunfels/Gruene Area. The tragic flooding occurred-on the other (north)side of-the lake. The water that entered Canyon Lake from Kerr County remained in Canyon Lake because it was only 48% full as a result the of a draught.. Water was not released into our side of the river. Gruene and NB are OPEN.
This very popular condo offers the best River patio in the heart of Gruene. Our place is perfect for friends and family gatherings, and get togethers. The back deck is extra large In order to accommodate larger gatherings. El Patio Grande, unit 105, is located on the first floor, adjacent to the pool, in The Village at Gruene. The premier site for the perfect Gruene/ New Braunfels getaway located in the heart of Gruene, Texas. Unit 105 is the most requested unit in the complex because of the large patio in the back which provides the tenants with ample living space to entertain, eat and relax. We have an established reputation for providing quality linens and exceptional furnishings. This fabulous unit is a 3/2 with all the amenities a doting traveler would expect: the finest linens, two large Smart TV's and cable, granite countertops, finely appointed living area, a loaded kitchen for all of your cooking pleasures. The master contains a queen bed, a single pull out, and an attached full bath with tub and shower. One guest room has a very nice wooden bunk with a double bottom. The other guest room has A queen and a twin bed. All the mattresses are top of the line as the owner spared no expenses in his unit. A full washer and dryer including detergent is included for your vacation needs. A spacious patio overlooks the beautiful Guadalupe River. Additional amenities include the pool areal with a granite waterfall, a walkway to the Guadalupe where the guests may sit and watch the tourists pass on toobs, barbeque on one of the two grills or wade into the water to enjoy the cool waters of the Guadalupe. The complex is located in the heart of Gruene, Texas and is walking distance to all of the Gruene offerings including Live Music,Rockin’ R, Gruene Hall, and a wide range of restaurants boutiques and antiques! ALL within walking distance. Gruene Mansion offers a wonderful breakfast!!

1. Run the dishwasher before leaving. Please place all dirty dishes, coffee pot and microwave plate (if needed)
2. Take all trash to the dumpster which is in the front of the parking lot on the pool side
3. Please empty the refrigerator
4. Please wipe down the counter top in the kitchen
5. Return all furniture to its original places

Very convenient to restaurants and entertainment. However the property is need of some maintenance, balcony could use some new outside furniture and paint, the poolside tables and chairs could be upgraded. It’s just run down for over 500 a night

Great getaway!!

The condo is clean and has direct river access. You’re within walking distance to all the shops, bars and restaurants. This unit has the extra large balcony which is nice for bigger groups. We don’t use the pool but it’s there if you like. Property manager is very responsive and helpful:)

We stayed there with our grown children and their significant others and we absolutely loved it. The location is so convenient to everything you need. We cooked several times and the kitchen was stocked with everything we needed. Elisa was super responsive and easy to work with! Highly recommend, we will be back!

We've been coming to this location for several year's, we love the location. You literally can walk to most things going on in gurene. Our condo was clean and accommodations were perfect for the 6 of us. However the property is really in need of some attention. Overall tho the location couldn't have been better.

Yearly Family Getaway

Our family comes to Gruene at least once a year to enjoy the town and the river. This location is perfect. The condo is great for a family -master on one side and 2 bedrooms on the other. 2 full baths and a washer and dryer. In addition great patio in which we enjoyed while drinking our morning coffee and afternoon wine. Looking forward to next year.

We loved our stay! The patio was so nice and the condo was immaculate. So well kept and clean! Pool and parking spot are super close. Our only complaint is that the listing shows that there are queen beds in the rooms when they are actually full/double size. This made sleeping a bit tight/uncomfortable as we are used to and expected Queen size.

PERFECT LOCATION

I have always wanted to stay in these condos. Right on the river and walking distance to all the fun places Gruene has to offer. Was pleasantly surprised to find the TV was a smart TV so I really didn’t need to bring my Roku. Kitchen was missing a cutting board and strainer, but had everything else we needed.

LOVED THE LOCATION

Great area, walk to everything. Amazing patio. But, condo was very dirty and needed a good cleaning. Air vents had dust hanging on them. Bathtubs hand gray rings around them, paint was chipped and scraped in many places and needed touch ups. Master was huge, but had a small bed. Needs a king. We would stay again. Great spot, fantastic river access... if you don't mind a bit of noise

Upsides: the condo is very nice, clean, and spacious. High-point is the huge patio with a great view, tons of seating, overhead fans. The kitchen has what you need, nicely they have some of the basics in the cupboard like salt and pepper and spices (probably left by previous renters, but that works), things I always forget. Really nice river access (not handicap accessible), right at a big eddy in the river, perfect for swimming/tubing with the turtles. Neutral: the pool is on the small side, water wasn't super clear, and it draws a crowd. Some people were willing to split the pool and keep some Covid-related distance, others were definitely not. Downsides: the neighbors. This property and neighborhood seem to draw the party people. There was loud country music non-stop 10am-6pm echoing up from the cross-river neighbors all weekend. Loud talking, stomping, and music until about 10pm. It wasn't loud all night, but it was challenging to get two kids with an 8pm bedtime to sleep (and they're good sleepers). Also had a rude neighbor blame us for the murkiness of the pool. Like two little kids spending 5 hours in the pool over the weekend caused it, when there was literally an entire bachelorette pre-party in the pool all evening and every morning there were empty cans around the pool. On that note, there was quite a bit of litter on the property, around the pool, in the parking lot, and along the trail down to the river access. Overall: a nice getaway close to Austin with a great patio and river swimming, but not ideal if you've got small kids who don't sleep well or if you don't want them exposed to strangers drinking or swearing a bit. Would probably be fantastic during weekdays!
