We welcome dogs upon breed approval to ensure a safe and enjoyable experience for all our guests. Please understand that we have a two-dog limit and are unable to accommodate aggressive breeds or other types of animals. This policy helps us keep a peaceful and inviting atmosphere for everyone. Additionally, please be aware that not cleaning up after your pets will incur additional cleaning charges. Please note there is a $200 non-refundable pet fee. ⋯

GUEST RENTAL POLICY
Adults 25+ Please check ALL drawers and cupboards carefully before you depart to ensure you have all of your belongings. We are not responsible for any items left at the property or for the shipping of said items. If an item is left behind and we are able to retrieve it, we have a $75 fee to ship any items back to you.
Check out & damage deposit. We send a departure check list and ask that you follow it and leave the property in a neat and tidy condition. We don’t ask our cleaning team to move large items of furniture around, so we request that you return all furniture to its original location. We don’t like to make claims on the damage deposit but if our cleaning staff has to spend additional time above and beyond their allocated hours, to make the property ready for our next guests, we will charge for the additional time.
Failure of essential and non-essential appliances and facilities Please let us know immediately if there is any equipment that is not operating correctly. We will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in our areas, particularly on evenings or weekends. If a breakdown should occur to fundamental elements such as water systems, plumbing and electrical systems, and major appliances such as stove or refrigerator, every effort will be made to repair or replace, or an appropriate refund will be made for the inconvenience caused. No reduction of rent, rebate, or refund will be issued for a mechanical failure of nonessential appliances including but not limited to dishwasher, washer, dryer, entertainment systems.
Please note: If the police are called or the neighbors complain about the noise level or any other types of privacy disruptions, we are subject to take your deposit on the stay. We absolutely never want to do this, but if a situation calls for it we will.
BUNK BED SAFETY WARNINGS: There are certain risks associated with using a bunk bed and bunk bed ladder, and guests agree that use is at your own risk. Property owner assumes no responsibility for personal loss, injury, or illness of any kind which may result from use of the bunk bed and ladder. The owners are not liable for any accidents occurring. Parents with children should be especially cautioned regarding ladder use and agree to accept all responsibility for minors. While not an exhaustive list of precautions, guests agree to follow these industry standards: 1) Use of top bunk is limited to occupants 6 years or older; 2) Use of top bunk is limited to 1 occupant and a maximum 175 lb weight; 3) No jumping or other horseplay on or around the bed; 4) Always use ladder for entering and leaving the upper bunk.

Surprise 60th birthday trip and bonus Mother’s Day celebration
Our destination was nice and clean. Plenty of comfortable beds, easily slept 6 adults and every bedroom had their own adjourning bathroom. Enjoyed the main floor being roomy enough for all of us to hang out, play games, watch tv and have breakfast before heading out for the day.
Was a quick, easy trip to downtown Nashville and nice to have a gated parking lot.
Hosts were very responsive and easy to communicate with. If we head back to Nashville we will stay on site again!
Property is 3 levels. Short drive to local restaurants. 10-15 minutes to Broadway. Property was clean and stocked with essentials for the week such as shampoo, detergent, dishwasher liquid, trash bags etc.
Easily accessed the property with code on door. There is also a coded gate to parking lot.
Family of 5 stayed comfortably in this home and I would highly recommend.
This is new construction in a quiet area, and the parking & entrances are behind a gate. The property is clean and has good amenities. The hosts were communicative and the clean up checklist was not overwhelming. Overall a positive experience!
Notes for the property owners only:
* It would be a big quality-of-stay upgrade to install towel bars or towel hooks in the bathrooms; we did not have anywhere to hang our damp towels.
* It would be a big quality-of-stay upgrade to install a wall mounted, lighted makeup mirror in the bathrooms
* Some of the doors / shower doors need a bit of TLC due to wear and tear
* It would be a a big quality-of-stay upgrade to stock coffee filters for the coffee pot
* If possible, it would be great to install an antenna for the TV so guests can access local news / weather broadcasts
* Some of the neighbors / neighboring guests enjoyed loud conversation in front of the property / parking lot after midnight. If those properties are also yours, it might be worthwhile to add a note to your arrival message asking late arrivals to keep it down for the comfort of neighbors.
The place was very nice clean and enough space for our group of 6. Communication with the property
The only issue we had was with price of Uber / Lyft to get from downtown. Both nights (Saturday and Sunday) it was almost $50 to get back to the house, and it's only a 15 minute drive.
House was very clean and I liked that it was gated as well. Perfect location for us as it just a short ride to downtown and other areas that we wanted to visit in Nashville.
