The Space:
This 1,300 sq ft apartment is on the second floor of a three-story apartment building in the ever-so-charming LE PLATEAU neighborhood. You'll have a wonderful little private balcony overlooking Avenue Mont-Royal, which is a highlight. And it's a very comfortable stay for friends & groups or remote workers, and you’ll be within walking distance of almost anything you’d need.

The main spaces of the apartment:

- OPEN-PLAN LIVING SPACE with a contemporary design, plenty of sofa seating, window AC, and a flatscreen HDTV. It’s a prime spot for downtime moments at home.

- An equipped kitchen with quality appliances and all the basics needed to prepare meals. Plus, essential extras like a coffee maker and a toaster.

- There will be a long kitchen bar to serve as the DINING TABLE, and it will seat 8 comfortably for enjoying meals at home. You can also use the table as a laptop-friendly workspace, too, if needed.

- Laundry facilities are available in the corridor (shared with 2 other apartments), with a washing machine, dryer, and some laundry detergent provided.

- 3 BEDROOMS all with air conditioning and a super comfortable beds, and quality bed linens and 1 FULL BATHROOM (towels provided) to accommodate 10 guests as such:

Bedroom 1: 1 Queen bed + 1 Double bed (AC/heat pump)
Bedroom 2: 1 Double bed + 1 Twin/single bed (window AC)
Bedroom 3: 1 Double bed + 1 Twin/single bed (window AC)

- RELIABLE WI-FI is complimentary and comes in handy for the remote worker(s) in the group.

- Climate Comfort: Brand new high-efficiency AC wall units are installed in all bedrooms and the living area, keeping you cool in summer—a rare luxury in Montreal apartments. Heating is also available for colder months.

The LE PLATEAU neighborhood has a wonderful ambiance and is one of the trendiest areas of Montreal. You’ll be in the center of it all, surrounded by heaps of charm and right on Mont-Royal Avenue and walking distance to Saint-Denis Street and Saint-Laurent Blvd, all famous destination streets lined with casual cafes, laid-back eateries, lively bars, galleries, theaters, shops, and boutiques.

PLUS, pedestrian-only streets are back for another summer in Montreal, and Mont-Royal will be closed to traffic and become a long linear park, perfect for lazy strolls, rest stops, eating, drinking, shopping and fun times with friends and group!

- Several parks nearby, most notable: Mount Royal, a landmark mountain and park with a year-round lookout and sweeping views of the city & Parc La Fontaine, with beautiful views surrounded by nature, recreational activity, a dog park and more.
- Close to Old Montreal to soak in some culture. About 3.4 km | 2.1 miles from the apartment.
- About 700 meters or 0.4 miles to public transportation (Mont-Royal metro station) for easy mobility around the city.

ATTRACTIONS:
- Old Montreal (3.4 km/2.1 mi): a flashback to the 17th century with narrow cobblestone streets, lively plazas, charming shops & cafes. Plus, landmarks like Notre-Dame Basilica & Pointe-à-Callière Museum & along the St. Lawrence River, you’ll find the Montreal Science Center & the iconic Clock Tower.
- The Bell Centre (4.7 km/2.9 mi), hockey & concert venue, across the street from the 1250 René-Lévesque skyscraper.
- Saint Laurent Blvd. (4 km/2.5 mi) is a very lively street displaying Montreal culture lined with restaurants and bars.

Getting Around:
The nearest metro station is about 700 meters | 0.4 miles away and the apartment is 22.4 km | 14 mi or 25 minutes away from the Montréal-Trudeau Int'l Airport (YUL).

Most secondary streets in the area are reserved for permit holders only. Other Things to Note:
Please note this unit is located in an old building, like most short-term licensed buildings in Montreal, and all the buildings in the Plateau-Mont-Royal neighborhood, which is what makes this area so appealing to visitors. It is not a recently built condo (there are very few new condos in Montreal, and they don't have a license to host on Airbnb). Please expect small inconveniences such as old guillotine windows that may require something to hold them open, floors that will not be perfectly flat, AC is not central. During winter months, the windows will have an extra insulating plastic layer to prevent cold drafts. Nevertheless, this unit is professionally cleaned and maintained.

To help us ensure a good relationship with our community and monitor your compliance with our house rules, this home is equipped with MINUT, a noise, occupancy and smoke sensor approved by Airbnb.

This apartment is 5 minutes walking distance to La Fontaine and Sir-Wilfried-Laurier Parks, perfect for a morning stroll with your animals.

There is the potential for street noise, like traffic and passers-by.

From May 20 to Sep 5, 2023, Avenue du Mont-Royal will be closed to traffic as it becomes a pedestrian-only street in the summer, like a long park filled with eating, drinking, shopping and fun activities!

Guests will need to climb stairs as the apartment is on the 2nd floor.

The apartment is certified by the Corporation de l'industrie Touristique du Québec, and GST and QST are included in the price. For business travelers, we can provide an invoice for tax deductions.

There is no daily housekeeping service but if you'd like the place cleaned during your stay, cleaning can be arranged for a fee.

We provide some essentials to make you feel more at home when you arrive: trash bags in all trash cans, toilet paper, hand soap, shower gel & shampoo. Please note that these items are not replenished. If you run out, you’ll need to purchase more.

Guests will be requested to sign a Rental Agreement upon booking confirmation.

A security deposit may be required prior to arrival or at check-in, subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.

Please take note that candles, incense or any other burnable object with flames inside the property are strictly prohibited.

There are surveillance cameras at the property facing outdoor areas only and are strictly for security reasons and to ensure guests' safety.

There is no AC available during winter months.

House Rules:
- Travelers must be at least 18 years old to book.
- No smoking of any kind (tobacco or cannabis) in the home, and the use of recreational drugs on the premises is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or excessive noise after 10 pm. Please respect our other guests . The area has great restaurants and clubs where you can continue past 10 pm.
- Please do not tamper with or disconnect any devices.
- No more guests than those listed in your reservation are allowed.
- Renters agree to cover any charge related to damages that occurred during their stay or an extra-cleaning charge if such is needed after their stay.
- Renters may be required to provide a government ID upon booking, on the day of checking in, or during their stay for identity verification.
- Please avoid hanging towels or clothes on the balcony/terrace railings.
- Pets may be allowed with a prior request, they are not allowed to climb on the chair or beds. No pet fees apply, but if additional cleaning is needed, you will be required to pay an additional fee. Aggressive or dangerous animals are not allowed.
- No shoes can be worn inside the house.
- Guests are responsible for any fines, penalties or consequences that result from the guest's actions or violations of the house rules.

Beautiful and Clean Space With Access To EVERYTHING!

The stay was the cherry on top of our stay in Montreal. The place was very clean , beautiful balcony and very local to a variety of shops here in Montreal! Would definitely recommend this space to anyone looking for a full Montreal experience

Fun neighborhood charming apartment

Despite arriving in time for the epic blizzard in Feb ‘25 we had a delightful stay. The apartment has spacious bedrooms and a nice common space. No issues with access, although the snow made street parking pretty challenging. Our only suggestion would be for the hosts to supply some other paper products such as paper towels and tissues, as we went out and purchased these (traveling with a dog and kids can lead to some minor messes to clean up! And runny noses in the cold winter!). But overall we were pleased with the minimalist style of the apartment and had everything we needed in the kitchen. Within walking distance to so many great restaurants, cafes, and shops!

Very walkable, good location and layout

We appreciated the location and all the area provided in the way of shopping, restaurants and conveniences. The layout was perfect for our family of four, and the kitchen had everything we needed. It was very clean and the beds were very comfortable. That being said, every one of the 4 nights we were there our sleep was disrupted. Around 10 each night, the renters upstairs began stomping, talking loudly, playing music, and were generally noisy. Sometimes they went out and returned at 1 or 2 am with the noise. It went on till 3 or 4 am. We communicated in real time what was going on, but the property manager gave canned responses, suggested we knock on their door or call the police. We requested a refund for our final night so we could go to a hotel, but they declined. We also asked them to kick out the loud renters but they did not. The owner, Juan, was lovely and apologetic when he came to check on us our last night. The property manager was useless.
