I felt very comfortable in Njomza’s apartment.

This studio apartment has been completely redecorated in grand style and welcomes you with a fresh & modern design.

The location is top-notch—right next to the main train station. The water tower and the university are just a few minutes away. Public transport, restaurants, and shops are right nearby.

To ensure you get a first-class night’s sleep, a cosy, extra-long queen-size bed with hotel-quality bedding awaits you.

The living and sleeping area features a cosy sleeper sofa perfect for snuggling up and reading. You can start your day with a NESPRESSO coffee or tea. With super-fast internet, you can surf the web at your leisure or simply wind down the evening on the smart TV with your favourite series and films on Netflix.

The kitchen is small but well-equipped and offers everything you need to cook for yourself. In addition to a refrigerator with a freezer compartment, stove, Nespresso machine, microwave, and kettle, you’ll also find pots, pans, cutlery, knives, a cutting board, salt, pepper, and oil at your disposal.

The bathroom with a shower is equipped with a hair dryer, fresh towels, shower gel, and shampoo.

There is a laundry room in the building with washing machines and a washer-dryer.

You can conveniently park your car around the building for a fee. If you’re lucky, you might even find free parking spots.

Non-smoking apartment! If it is determined that smoking has taken place in the apartment, an additional cleaning fee of €250 will be charged!

Cleanliness and Hygiene:
Cleanliness, hygiene, and the well-being of my guests are my top priorities. The health and safety measures are designed to combat a wide range of viruses, including COVID-19, and cover everything from hand-washing hygiene to the product specifications for cleaning the rooms. Specific steps I take are as follows:
- Use of antibacterial cleaning products
- Towels are hygienically packaged with a seal of quality
- The toilet and bathroom receive a hygiene seal after each cleaning
- Regular ozone treatment against mould, germs, and bacteria

1. Check-In/Out: Check-in starting at 3:00 PM, check-out by 10:00 AM. Earlier or later times may be possible upon request for an additional fee.

2. Digital Identification: For verification and everyone’s safety, the guest who made the reservation must provide digital identification before check-in. The process is simple, secure, and is handled via a link that we send to the guest after a successful booking. Your data will, of course, be treated confidentially.

3. Prostitution & Commercial Use: The accommodation is rented exclusively for private, non-commercial residential purposes. Any commercial activity, in particular commercial sex work (prostitution), is strictly prohibited. Receiving rotating, unregistered guests or customer traffic is not permitted and will be considered a disturbance of the peace. Violations will result in termination without notice and an immediate ban from the premises.

4. Local Residents: Bookings by people from the immediate vicinity are not permitted. Please contact us for exceptions.

5. Noise & Parties: Parties and excessive noise are strictly prohibited.

6. Smoking: Smoking is not permitted in the apartment. Violations will result in a fee of €250 to cover the cost of removing odours and stains.

7. Photography/Videography: Commercial photography or videography without written permission is strictly prohibited.

8. Occupancy: Check-in is permitted only for the registered number of guests. All overnight guests must be registered by name prior to arrival. A fee per night will be charged for each unregistered guest.

9. Pets: We love animals, but have decided to keep this apartment pet-free, as many people have allergies. This also excludes service animals. A separate cleaning fee will be charged for violations.

10. Liability: The guest making the reservation is fully liable for all damages, injuries, and losses, as well as for the replacement costs in the event of lost keys (additional fee of €400, as all locks in the building must be replaced), key cards, remote controls, or parking permits for the respective apartments, as well as for claims for damages arising from the improper use of the provided internet service. This includes, among other things, visiting illegal websites and downloading, storing, and processing illegal web content.

11. Theft: Theft or the removal of any items will be reported to the police.

12. Monitoring: Noise detection systems may be used to monitor excessive noise levels. Video surveillance may be in place in public areas.

13. Furniture: Please do not move the furniture.

14. Cleanliness: Please wash your dishes.

15. Tidiness: Please take out the trash before you leave.

16. Legality: Illegal substances are not permitted on the premises.

17. Heating: In accordance with the German heating season, the central heating is in operation from October 1 through April 30.

18. Agreement: By making a reservation, you agree to the house rules. Violations may result in termination of your stay and expulsion from the premises.
