One block to Lewes beach. Rare 6 bedroom 4 bath + all the amenities that sleeps 14+. Short drive/bike to Cape Henlopen, historic Lewes downtown & restaurants, Rt 1 outlets / shopping or Rehoboth beach and boardwalk.
Amenities: 1 block frm beach, private hottub, arcade, firepit, shuffleboard, bumper pool, table tennis, cable tv, WIFI with mesh coverage, beach chairs, umbrellas, bikes, kayaks, large deck, outdoor shower, PS5, smart TV, outdoor shower, linens, all kitchen items.
License #: R2500023 No Smoking in the house, and No Parties are allowed and only occupants that have been listed in the reservation agreement are allowed on premises.
Dog/Owner responsibilities: Two Dogs are welcome but please inform us before check in what types/sizes you have. Please clean up any droppings etc. Walk your dog on a leash at all times. Please crate your dog if left alone in the home. Pets are NOT ALLOWED on beds or on furniture. Be advised: Between May 1 and September 30 dogs are allowed on the beach ONLY before 8:00am and after 6:30 pm. ****An additional pet cleaning fee will be charged if the furniture needs to be cleaned from pet use.
Check Out Time is 10am.
There is a strict noise ordinance in the town of Lewes that is from 10 pm to 8am every day. This includes loud and disruptive noises inside and outside the house.
There are large trash receptacles and large recycling receptacles in the front yard by the driveway. There is a trash and recycling smaller receptacles in the kitchen area. When removing trash from kitchen to the large receptacles please only bag the trash and do not bag the recycling. Please assist us in taking trash to curb on trash days (we will remind you), not doing so or leaving excessive trash or bagging recycling may result in additional trash haul-away fees starting at $100
There is a first aid kit in the kitchen in the cabinet next to the refrigerator to be used in an emergency.
Please help yourself to the snacks on the counter and the bottled water in the refrigerator. All linens, and towels and blankets and pillows are provided for you. Also 2 rolls of toilet paper per bathroom are provided as well as shampoo and body wash in each bathroom. Coffee pods, and tea bags are also provided. Several Trash bags are also provided for your use. If you need any of the above additional items, please purchase on your own.
Please keep opened food items on counters in kitchen in containers as used food can attract ants if opened and not wrapped. In addition store dirty dishes etc. in the dishwasher not the sink as this can also attract pests.
Do not leave burning embers in the fire pit.
During the Winter the outdoor shower is turned off
We provide several BBQ grills for you, but propane fill up is your responsibility. Please clean the grills after use, we recommend using tin foil to make for easier clean up. We do our best to ensure grills are clean but we cannot guarantee it.
Garbage and Recycling Pickup Days are Monday and Thursday for trash and Tuesday for recycling. If you are our guests in the house on these days, please move the trash and recycling outdoor receptacles to the curb for collection. The collection usually occurs very early morning so its a good idea to put them out the night before. Thanks.
We will send you a door code to enter the premises thru the front door keypad a few hours before your check-in day and time. Please be aware the code will only work for you on check from the check in time. We may be able to accommodate an early check in for a fee, message us if you are interested.

BY MAKING, CONFIRMING, OR COMPLETING A RESERVATION FOR THE PROPERTY, THE PRIMARY GUEST ACKNOWLEDGES THAT THE GUEST HAS READ, UNDERSTANDS, ACCEPTS, AND AGREES TO THESE SAFETY, AMENITY, AND RECREATIONAL EQUIPMENT TERMS.
The primary Guest is responsible for communicating these terms and applicable safety rules to all occupants, family members, children, invitees, and permitted visitors using the Property or its amenities.
The Property may include amenities and recreational equipment for the convenience and enjoyment of guests, including, but not limited to, a hot tub, outdoor shower, fire pit, decks and outdoor areas, indoor games, children`s toys, kayaks, paddles, personal flotation devices, beach chairs, umbrellas, beach carts, flotation devices, beach toys, games, and other indoor or outdoor recreational equipment.
Use of recreational amenities and equipment is voluntary. Guest acknowledges that recreational activities and amenities involve inherent risks that cannot be completely eliminated, including risks of falls, drowning, burns, cuts, collisions, equipment failure, adverse weather, water conditions, and other personal injury or property damage.
1. CHILDREN, INFANTS & MINOR GUESTS
The Property is a vacation rental and is not represented or warranted to be childproof or baby-proof.
Parents, guardians, and responsible adults must determine whether the Property, its furnishings, amenities, equipment, stairs, decks, outdoor areas, games, toys, and surrounding environment are appropriate for children in their care.
Children and minors must receive appropriate adult supervision at all times, particularly while in or around:
The hot tub; Fire pit or any flame or heated surface; Ocean, bay, canals, waterways, beaches, or other bodies of water; Kayaks and other water equipment; Outdoor shower; Decks, stairs, railings, and outdoor areas; Beach equipment; Games, toys, and recreational equipment; and Any other area or item presenting a potential hazard.
No amenity, toy, flotation device, game, or piece of recreational equipment supplied at the Property should be assumed suitable for a particular child`s age, size, developmental level, swimming ability, or physical ability.
Games and toys may contain small pieces or other potential choking hazards.
Parents and guardians are responsible for inspecting items before allowing children to use them and for preventing children from accessing inappropriate equipment or items.
2. HOT TUB — IMPORTANT SAFETY REQUIREMENTS
Use of the hot tub is voluntary.
Hot tubs involve inherent risks including slipping, falling, drowning, overheating, dehydration, burns, illness, infection, dizziness, fainting, and adverse reactions or aggravation of existing medical conditions.
Recommended Temperature
For the safety and comfort of guests, the recommended hot tub water temperature at this Property is 99°F or below. Guests are strongly advised not to increase the temperature above 99°F. Under no circumstances should the water temperature exceed 104°F (40°C).
Water temperature can fluctuate due to weather, equipment operation, recent use, placement of the cover, and other circumstances. Guests should confirm that the temperature is appropriate and comfortable before entering.
Anyone experiencing dizziness, nausea, excessive heat, weakness, difficulty breathing, unusual fatigue, or other discomfort must exit the hot tub immediately.
Children under five (5) years of age should not use the hot tub. Other minors must be appropriately and continuously supervised by a responsible adult while using or being near the hot tub.
No child or other person requiring supervision may be left unattended in or around the hot tub at any time.
Pregnant guests and persons with heart conditions, blood-pressure conditions, diabetes, circulatory problems, or other health conditions, or who take medications that may affect their response to heat, should consult an appropriate healthcare professional before using the hot tub.
Alcohol, cannabis, medications, drugs, or other substances that may impair judgment, coordination, consciousness, or the body`s response to heat should not be used before or during hot tub use.
Guests shall:
Enter and exit carefully because decks, steps, and surrounding surfaces may be wet or slippery; Never dive or jump into the hot tub; Never run or engage in unsafe horseplay in or around the hot tub; Never bring glass or other breakable containers into or around the hot tub; Never sit, stand, walk, jump, or place excessive weight on the hot tub cover; Observe posted occupancy limits and instructions; Properly replace and secure the cover following use when applicable; and Follow all posted and manufacturer safety instructions.
Guests may not drain the hot tub or alter, disable, repair, modify, or add chemicals to its electrical, mechanical, heating, filtration, sanitation, or other systems.
If the water appears excessively hot, cloudy, contaminated, improperly maintained, or otherwise abnormal, or if any component appears damaged or unsafe, guests must discontinue use and promptly notify Owner/Manager.
The presence of a hot tub at the Property is not a representation that hot tub use is appropriate for every individual.
3. FIRE PIT & OPEN FLAME
Use of the fire pit is voluntary and requires responsible adult supervision.
A fire must never be left unattended.
Guests are responsible for complying with posted instructions and all applicable fire restrictions, burn bans, weather advisories, community rules, and governmental requirements.
Guests must:
Keep children at a safe distance; Maintain appropriate supervision whenever the fire pit is operating or remains hot; Never use gasoline or other inappropriate accelerants; Never burn garbage, plastics, fireworks, explosives, or inappropriate materials; Keep combustible objects and materials a safe distance from the fire; Never leave an active fire unattended; and Completely extinguish the fire after use when applicable to the type of fire pit provided.
Fire pit use is prohibited whenever wind, drought, burn restrictions, weather, equipment condition, or other circumstances make its use unsafe.
Guests acknowledge that fire pits and heated surfaces involve risks including burns, smoke exposure, flying embers, clothing ignition, property damage, and fire.

Hot tub cover on, bricks on top of the cover to protect from wind, jets and lights are off in hottub, and temp should remain at the 98 degrees. Ensure fire pit cover is on and bricks placed
