This 5-room villa provides 210 sqm of living space over two levels and is fully air-conditioned. The living and dining area, designed to comfortably accommodate up to 8 guests, is a bright and welcoming space that opens onto the outdoor areas. The kitchen is fully equipped and complemented by a separate utility room/laundry area.

The villa’s standout feature is its impressive games room, complete with a bowling lane, a pool table and a foosball table—promising unforgettable evenings of fun and shared laughter.

The sleeping area accommodates up to 8 guests in 4 comfortable bedrooms, ensuring peace, comfort and privacy for everyone.
Bedroom 1 (Ground floor): 140 cm double bed, air-conditioned, en-suite shower room.
Bedroom 2 (Ground floor): Two single beds (2 x 90 cm), en-suite shower room, direct outdoor access.
Master Bedroom (Upper floor): 140 cm double bed, television, lake view, access to terrace. Separate full bathroom (shower and bathtub) and separate WC.
Bedroom 4 (Upper floor): Two single beds (2 x 90 cm), television.
This layout offers flexible sleeping arrangements, with a shared shower room for the two ground-floor bedrooms and a very comfortable, private space on the upper floor. The 3,000 sqm grounds are beautifully arranged for leisure and relaxation. The private swimming pool (10 x 4 m) is secured with a safety barrier, and outdoor shower and toilet facilities are available.

The terrace is equipped with a dining table, a barbecue and a kitchenette with an electric hob, perfect for outdoor meals. Sports enthusiasts will appreciate the private tennis court and the ping-pong table. A garage and three outdoor parking spaces are also available.
