Summary:
A tranquil countryside getaway in the self-contained annex of a historic baronial mansion, on an 800-acre private organic estate in the Angus Glens. Set over two floors, with two beautifully appointed bedrooms and a cosy kitchen-sitting room with woodburning stove. Named for the ospreys nesting on the estate, with Highland ponies, red squirrels and estate walks from the door. Child and dog-friendly.
The Space:
The Annex has a history of its own. It occupies the rear section of Kinclune House over two floors and was originally the servants' quarters, renovated in 2023 into a generously proportioned, fully self-contained retreat with its own entrance. Its design is themed around the two pairs of osprey that nest at the north-east corner of the estate, which you can watch from April to September along with red kite, roe deer, red squirrels and a range of Red List protected farmland birds.
What makes it work is the combination of independence and setting: you have your own front door and your own woodburning stove, but you also have 800 acres of award-winning, nature-friendly organic farm on the doorstep, with native cattle, sheep and Highland ponies.
KITCHEN-LIVING ROOM (ground floor). A fully equipped kitchen with a comfortable sitting area, two sofas, a Smart TV, a dining table and a woodburning stove. It is the sort of room where an evening disappears quite happily.
BEDROOMS (first floor). The Annex Master (25.2m2) has a sumptuous king bed and an ensuite shower room. The second bedroom (15.7m2) is large and comfortable, well suited to children or teens, and can be set up as a king or two small singles depending on your group.
OUTSIDE. Kinclune House has a large enclosed garden with a traditional pergola and integrated seating, tables and chairs for outdoor dining, a firepit and a barbecue.

The Neighborhood:
Kinclune sits on an 800-acre private estate in the foothills of the Angus Glens, with the Scottish Cairngorms beyond. It is a working, nature-friendly organic estate, so you will often see red kite, roe deer and red squirrels, and from April to September the nesting ospreys the Annex is named for.
It is six miles from Kirriemuir, "the Gateway to the Glens" and birthplace of J M Barrie, and 12 miles from Forfar, both with shops, cafes and restaurants. The glens (Clova, Isla and Prosen) and the castles at Glamis, Balintore and Brechin are all within easy reach, and Glenshee in the Cairngorms is around 40 minutes away. The Drovers Inn at Memus, the Glen Clova Hotel and Peel Farm shop and cafe are good local spots, and Tesco in Forfar delivers to the estate.
Getting Around:
A car is essential. Kinclune is 15 minutes from the A90, 40 minutes from Dundee, 50 minutes from Perth and 95 minutes from Edinburgh. The nearest railway station is Dundee (around 40 minutes), and the closest airports are Dundee, Aberdeen and Edinburgh.

Kinclune is a working farm, so there is livestock, wildlife and farm activity around the estate. For everyone's safety, children should be supervised at all times.
Because the only shower room sits within the Annex Master and is reached through it, the Annex works best for a family of up to two adults and two children, rather than two separate couples or adults.
Please note that Kinclune is a working estate with other holiday properties. Unless you book the whole estate for exclusive use, other guests may be staying in Kinclune House, the cottages or other buildings during your visit.
The whole of Kinclune Estate can also be booked for exclusive use, sleeping up to 28 across the house, farmhouse and cottages, or you can combine a mix of the properties to suit your group. Do get in touch if that would suit your plans.
The Annex cannot be accessed from within Kinclune House, for fire safety reasons, and is entered separately. The bedrooms and shower room are reached by a steep staircase with stair gates fitted top and bottom. The Annex is centrally heated, with internal wall insulation where the listed building allows and double-glazed sash and case windows, so it stays warm and cosy. A starter supply of logs and firelighters is provided for the woodburning stove, with further baskets at £10 plus VAT. An EV charger is available, booked in advance, at a flat £35 per stay including VAT (we reserve the right to charge metered rates for extended or high usage).

The Annex is set up for self-check-in, so you can arrive in your own time. We'll send clear directions and access details before you travel, and our local housekeeper is on hand throughout your stay to help with anything you need. You'll find guest support contact details in your welcome pack.
