Less House, More Lake | Perfect for Couples

Less than half a mile from Lake Texoma access, this cozy tiny home is built for simple getaways. Inside, you`ll find two queen beds in lofts, giving couples the option to share a bed or claim one of their own. The home also features a bathroom with a walk-in shower and a kitchenette for coffee, snacks, and easy meals. It`s comfortable, convenient, and close to the water—the three things most lake weekends need.
House Rules

Occupancy & Guests

• Maximum occupancy is 4 guests unless otherwise approved in writing.
• Only registered guests are permitted on the property. Additional visitors must be approved in advance.
• No parties, events, large gatherings, or unauthorized guests.

Smoking Policy

• Smoking, vaping, and the use of tobacco, marijuana, or similar products inside the tiny home is strictly prohibited.
• Evidence of smoking inside the home may result in a $250 cleaning fee and additional charges if necessary to restore the property.

Pet Policy

• One dog weighing 50 pounds or less is welcome with prior approval and payment of the applicable pet fee.
• Pets must be disclosed before arrival.
• Please clean up after your pet and keep them under control at all times.
• Guests are responsible for any pet-related damage or excessive cleaning.

Left Behind Items

• Please check the property carefully before departure.
• If you`d like an item returned after checkout, a $50 handling fee plus the actual shipping cost will apply.

Check-In & Access

• Self check-in instructions and your unique door code will be provided before arrival.
• Guests are responsible for any locksmith or access-related expenses resulting from lost keys, forgotten codes, or lockouts not caused by equipment failure.

Quiet Hours

• Quiet hours are from 10:00 PM to 8:00 AM.
• Please be respectful of neighboring properties and keep outdoor noise to a minimum during these hours.

Lake Life Tips

• Lake access is available throughout the Kingston area.
• RTVs and side-by-sides are permitted on many local roads and beach areas. Please operate them safely and in accordance with local laws.
• Bring bug spray. The mosquitoes around Lake Texoma are enthusiastic participants in outdoor activities.

Parking

• Park only in designated parking areas.
• Do not block neighboring driveways, roads, or access points.

Damage & Maintenance

• Accidents happen. If something is broken or damaged during your stay, please let us know as soon as possible.
• Guests may be responsible for repair or replacement costs resulting from negligence, misuse, or intentional damage.

Check-Out

• Check-out time is 11:00 AM.
• Unauthorized late check-outs may result in additional charges.

Respect the Property

• This tiny home may be small, but it`s still someone`s property. Please treat it with the same care and respect you would want shown to your own.

Internet & Cell Service

• Wi-Fi is provided for guest convenience.
• Service interruptions occasionally occur and are outside of our control.
• Cell service quality may vary depending on your carrier and location around Lake Texoma.

Liability

• Guests assume all responsibility for themselves and members of their party while on the property.
• Owners are not responsible for accidents, injuries, illnesses, or loss, theft, or damage to personal belongings.
• By staying at the property, guests acknowledge and accept all risks associated with the use of the home and its amenities.
