Relax and sip sweet tea on the riverside patio, swim, fish off the floating dock, or kayak down the Guadalupe in one of 4 kayaks, it's the perfect family retreat! Overlooking "Tranquility Island" & park in downtown Kerrville. Walk out the back door to see the 7 mile paved river trail. Close to restaurants, theaters, parks, breweries, wine tasting & the nature center or splashpad for the little ones. Fishing poles, bikes, games, cornhole, lounge chairs, picnic, BBQ pits-it's a parkside retreat!

The space
This home has 4 bedrooms and 3 bathrooms. One secluded bedroom is upstairs and you have outside stairs to reach it. The rest of the house is downstairs and the master bedroom is on one side while the 2 other bedrooms are on the other near the living room.

Guest access
You can let yourself in with a lockbox that I will give you a code for the week before your arrival. You will only have 4 parking spaces in the driveway.

Other things to note
You will have 4 Kayaks (one is a 2 seater) , 4 adult bikes, life jackets, lounge chairs, 6 fishing rods, 6-8 inner tubes, floating dock, firepit-(wood not provided), 2 grills - (propane or charcoal), picnic tables, cornhole, board games, washer/dryer, all linens provided, plenty of river and shower towels, Keurig and drip coffee, spices, filtered water...we've tried to think of everything!

NOTE: Indoor table seats 8 plus extra foldable chairs in the laundry room, outdoor covered patio table seats 8 with added leaves. (There is also another table on a separate patio that will seat 4.)

3 bedrooms downstairs. 1 bedroom upstairs that you must go outside & upstairs to reach. There are several patios to enjoy the river. 3 patios near the house and two down near the Guadalupe river. A shed with all the amenities listed above.
