Pet Friendly - pets less than 25 lbs - additional cleaning/pet hair removal fee required. Pets must be disclosed in advance. Fee is per pet. (max 2) All dogs are to be treated with Advantage or similar topical flea and tick repellent three (3) days prior to arrival. Fleas and ticks are very rampant in this area and can cause harmful/fatal illness to humans and pets. All items above are the sole responsibility of the dog owner. Failure to disclose the pet in advance will result in a $500 fee.



A few things to note:

**Parties are strictly prohibited - as noted in the rental agreement. Penalties will be enforced.

The property is monitored by Noise Aware as noted in the booking agreement.

Propane is not provided for the grill - If there happens to be some left from a previous guest - wonderful!

**Our townhome is on the left - vehicles parked must be on the left side of the driveway and not block the other Townhome. Please do not use things in the driveway/yard of any of the neighbors - those are not ours and are not available for guest use. This includes water hoses, basketball hoop, driveway, water bucket, bicycles, toys, etc.

ARRIVAL & DEPARTURE

Guest Arrival is anytime 4pm EST or after. If the property is approved for early arrival, you will receive a message letting you know you can arrive early and we will activate the door code. If you do not receive a message, then the arrival will remain at 4pm EST.



Guest Departure is anytime 10am EST or before. If you have not departed by this time and do not have written prior approval for a late departure, you will be assessed a $50 late departure fee for every 30 minute delay. The Cleaning Services we use schedule their teams for multiple cleans in advance and any unplanned delays create issues. With unscheduled/unapproved late departures, they are required to bring in additional team members to assist, which incurs a higher cost that must be charged. Any requests made for a late departure must be made a minimum of 24 hours in advance of departure time and are subject to approval/availability.

Great house... next to train tracks

House great, host great. The only complaint is the train the blast its horn at 1130pm both nights.

Jacksonville Jazz fest

Excellent location to our family and stores and restaurants. Everything was as pictured and easy check in. Just need to add another couch it was a total of 4 adults. 2 adults sat on one couch another one in a chair. The 4th adult had to sit at the kitchen counter to interact with others.

Jazz Festival

Easy check in process. I had trouble opening the door because it was my fault I didn’t turn the knob. However I reached out to the owners had a response right away. They even told me when the house was ready before 4pm check in. The house was ready at 1:00pm so we had an early check in that was nice. Easy access to the highway. Everything was as pictured on the website. OP Fishhouse and oyster was a good restaurant also.

My family and I stayed for an entire month, we enjoyed the stay very much. A clean property in a great neighborhood, the house and the yard were everything we were looking for. Our dogs and us were very happy with the stay, will definitely stay here again in the future!

Great visit!

The location was ideal for our visit with our son who lives in the Orange Park area. The neighborhood was very safe Everything was clean. The yard was also perfect for walking our dog. If we had been there in warmer weather we would have enjoyed spending more time in the backyard. All communication from the homeowner was clear and timely. We typically stay in a hotel, but we appreciated the space this townhome provided and look forward to staying there again.

Nice pet friendly rental - would happily use again.

I mostly enjoyed my stay at this VRBO to meet up with family for the Thanksgiving weekend. The quality of the furnishings we're good for a rental, and the pet friendly nature was a definite plus (fenced in backyard, and some local traffic roads with unused lots). The location is both convenient and inconvenient. It's situated near a major road juncture which makes it convenient for hopping on the highway to slightly further away places while simultaneously making very local travel a little more difficult (i.e. grabbing a quick meal). Rental was lacking in some more typical consumable supplies (i.e. coffee filters, coffee, cleaning supplies)...but this may be due to this only recently starting to rent out? More fixed supplies like dishes, towels and sheets were all fine. I would gladly consider this location again if going to Jacksonville again in the future.
