Same property past guests have loved, now with direct owner access, plus local support on call for anything that comes up. Enjoy our heated private pool & spa, and spacious open-concept layout built for families and groups to stay comfortable and connected.

Our backyard oasis remodel is complete, featuring a new 14' x 40' heated saltwater pool with customizable lighting, an oversized 7' x 10' spa with jets, turf landscaping, and a stylish pergola for added shade. Inside, the home is whimsically themed with National Park art of the American West, displayed across both floors. Southern Utah is a wonderful place to visit year-round, but especially during the winter and spring months.

The main floor features a fully stocked kitchen with bar seating, flowing into a large living room with jumbo couches and a dining area that seats 10. European-style accordion doors open out to the pool. You'll also find two master ensuites with king beds and TVs, office desks and chairs perfect for a workcation, and a 14-foot shuffleboard table.

The crown jewel of the property is the pool, controlled by an in-home tablet — set the spa temperature, and control the pool lights and jets. There's also a kid-friendly shallow area. The backyard also includes tables & furniture for outdoor dining, a fire pit, a covered gas BBQ, and several chaise sun lounges.

The second floor features another living room with a large sectional couch, a ping-pong table, a balcony overlooking the pool, a queen bedroom, and two bunk rooms:
-Small bunk room: 3 full beds
-Large bunk room: 2 queen beds, 1 full bed, 2 twin beds

11 total beds across 5 bedrooms, sleeping up to 16. All 5 bedrooms have their own en-suite bathroom with an oversized shower, and most include a Smart TV.

Guests have full access to the entire home and private pool, plus:
-Both garages, with covered parking for 3 vehicles
-A wide driveway fitting up to 6 additional vehicles
-A separate overflow parking area directly across from the driveway for boats and off-road vehicles.

In addition to your private backyard pool, you'll also have access to the neighborhood's HOA amenities: a separate heated community pool and spa, 2 pickleball courts, and a shared clubhouse with a small gym. A coffee and ice cream shop is also within short walking distance.

What's Included:
We've done our best to include everything you'll need: pool towels, extra pillows and blankets, and a complete kitchen with all dishes, utensils, and appliances — so you don't have to leave the property if you don't want to. The home has both a Keurig and a drip coffee maker.

Pool Heating Season: October – April (weather dependent)
Cost: $75/night, capped at $225 max per stay — covers up to 3 nights, heating continues at no extra charge beyond that for longer stays.

Requesting Pool Heating — 3 Easy Steps:
1. Message us at least 3 days before check-in to request pool heating.
2. We'll let you know the cost and send a payment request.
3. Once paid, pool heating begins.

-Pool Temp: Heated to 86°F — a warm, comfortable swim. On cold winter days, the air temp (not the water) can make it feel cooler than expected getting in or out. That's normal — the heater's working as intended.

-Please note: We monitor pool temperature remotely. Heating turned on without prior payment will result in the $75/night fee charged for each day used. Additionally, raising the pool temperature above 86°F — whether or not pool heating has been paid for — will result in an additional $75/day penalty fee.
Pet-Friendly — We happily welcome up to 2 dogs for a $120 flat pet fee per stay, added at checkout when you add your pet(s) to your reservation. Please be honest about bringing a pet so we can prepare/clean the home properly — undisclosed pets found on the property will be charged the pet fee plus any additional cleaning required.

No pets on furniture please — we ask that you bring your dog's own bed or blanket. Pets should not be left unattended in the home. Sorry, no cats or other animals allowed at this time. Service animals always stay free, no fee required.

Property management: Sand Hollow Property Management is on-site at the neighborhood coffee shop and is quick to respond by text or phone. We as the owners, are also to happy any questions you may have during your stay.
