The Space:

Welcome to The Cypress Cove, a gated waterfront retreat. Enjoy sunrise views, launch a kayak, fish from the shoreline, play pickleball, or unwind in the hot tub and Adirondack seating overlooking the cypress trees.



The home has three bedrooms and 1.5 bathrooms and accommodates up to 6 guests. The primary bedroom has a king bed, the second bedroom has a queen bed, and the third bedroom has a daybed with a trundle.



The fully equipped kitchen includes a large island, stove, oven, microwave, refrigerator, dishwasher, coffee maker, cookware, and dining essentials. Additional amenities include air conditioning, heating, high-speed Wi-Fi, three TVs, a laptop-friendly workspace, washer, dryer, linens, towels, hair dryer, and room-darkening shades in the primary and second bedrooms.



Outside, guests can enjoy the private pickleball court, hot tub, covered dining area, grill, deck, dock, kayaks, front porch, landscaped yard, and waterfront views. A crib or Pack 'n Play and outlet covers are provided. Safety equipment includes smoke and carbon monoxide detectors, a fire extinguisher, first-aid kit, and exterior cameras.



Guest Access:

Guests may use the home and designated outdoor amenities, including the waterfront yard, pickleball court, hot tub, deck, dock, kayaks, grill, and approved portions of the storage building.



The following areas are not available to guests: locked cabinets, bathroom storage cabinets, the attic, locked portions of the shed or storage building, maintenance and utility areas, septic, electrical, plumbing, and mechanical spaces, the crawl space, and all areas beneath the home.



Restricted areas may contain tools, chemicals, equipment, or other hazards. Children must not enter them. Do not tamper with locks, utilities, equipment, or restricted spaces. Unauthorized access or damage may result in charges or termination.



The Neighborhood:

The home is in Humble, 10.3 miles from George Bush Intercontinental Airport. Nearby destinations include River Grove Park, Jesse H. Jones Park and Nature Center, East End Park, Old MacDonald's Farm, Urban Air, George Turner Stadium, and Kingwood-area shopping and medical facilities.



Getting Around:

A vehicle is recommended. Free parking is provided for up to 2 guest vehicles. Uber and Lyft may be available, but service can vary.



Free parking is available at the property for guest vehicles up to 2.



Other Things to Note:

BOOKING REQUIREMENTS

The Irvie Homes Terms and Conditions agreement and guest verification must be completed within 24 hours after reservation confirmation or before check-in, whichever occurs first. The primary guest must be at least 25 years old, live more than 50 miles from the property, and provide a government-issued photo ID when requested.



ACCIDENTAL DAMAGE PROTECTION

Each stay includes up to $3,000 in accidental damage protection for furniture, fixtures, and appliances, subject to program terms and claim approval.

Coverage does not include smoking damage, intentional or pet damage, landscaping damage, house-rule violations, losses above the limit, gross negligence, criminal acts, motor vehicles, aircraft, watercraft, guest belongings, credit cards, money, firearms, precious metals, business property, or electronic data. Guests remain responsible for excluded, denied, or excess damage.



MAIL AND DELIVERIES

USPS does not regularly deliver here, and guests may not add their names to the USPS directory. Use a post-office box, FedEx, or UPS. Irvie Homes is not responsible for delivery problems or late-arriving packages.



HVAC

Under normal conditions, the HVAC system is designed to cool the home up to approximately 20°F below the outdoor temperature. Extremely low settings or rapid thermostat changes will not cool the home faster and may damage the system. Guests may adjust only the provided thermostats and may not access or manipulate HVAC equipment.



HOUSE RULES

Maximum occupancy is 6.

Quiet hours are 9:00 p.m. to 8:00 a.m.

No pets, parties, events, or unauthorized gatherings.

No smoking, vaping, cannabis, illegal drugs, or unlawful activity.

Do not move furniture or appliances.

Lock doors and windows whenever leaving the home.

Report damage, leaks, safety concerns, or equipment problems immediately.

Lost or unreturned keys incur a $100 replacement fee.

Only toilet paper may be flushed. Do not flush wipes, feminine products, diapers, paper towels, tissues, cotton products, or other items.

Do not put food, grease, oil, coffee grounds, eggshells, or other waste into the kitchen drain.

Follow all posted water, hot tub, kayak, dock, and property instructions.

Serious disturbances, police involvement, or material rule violations may result in termination without refund, subject to the booking terms and applicable law.



WATERFRONT, WILDLIFE, AND OUTDOOR CONDITIONS

This is a waterfront property with natural terrain and wildlife. Fish, snakes, turtles, raccoons, armadillos, deer, birds, insects, alligators, and other animals may be present. Wildlife is unpredictable. Never approach or feed animals, remain alert, and directly supervise children outdoors.

The yard, shoreline, dock, kayaks, decks, stairs, stepping stones, decorative rock, and landscaped areas may be uneven, wet, slippery, unstable, or affected by changing weather and water conditions.



Specific conditions include:

Rear patio door: Uneven concrete is present near the end of the handrail.

Pickleball court walkway: Pavement is uneven and includes a change in elevation.

Concrete stairs to the deck: A handrail is provided only on the left side.

Deck-to-dock stairs: A handrail is provided only on the left side.

Side-yard dock path: Stepping stones, decorative rock, and uneven terrain are present without a handrail.

Use the available handrails, watch your footing, wear appropriate footwear, and use extra care when surfaces are wet. Children must never be in the backyard, on the deck or dock, near the shoreline, or around the water without direct adult supervision.

Window-blind cords may present a strangulation hazard. Keep cords away from children and supervise children near window coverings.



STORAGE BUILDING AND CHEMICALS

Guests may enter only approved portions of the outdoor storage building to retrieve designated amenities. Locked sections, cabinets beneath sinks, and cabinets above the washer and dryer may contain hot tub chemicals, cleaning products, tools, and hazardous materials. These areas are for adults only. Keep the storage building locked when not in use and never allow children inside unattended.



SECURITY CAMERAS

Exterior cameras, including a Ring doorbell, monitor outdoor areas for safety and property protection. There are no cameras inside the home.



DOCK, KAYAK, AND WATER SAFETY

The shoreline, dock, kayaks, and waterfront amenities are used at each guest's own risk. There is no lifeguard, and the homeowner does not supervise water activities. Natural water may contain submerged rocks, branches, stumps, debris, fishing equipment, vegetation, wildlife, sudden drop-offs, changing depths, and other hidden hazards.

Life jackets are required while using kayaks and strongly recommended for anyone entering the water.

Never swim alone.

No diving from the dock, shoreline, or any structure.

Inspect kayaks, paddles, and life jackets before use and report damaged equipment.

Return kayaks, paddles, and life jackets to their designated locations.

Do not tie boats or personal watercraft to the dock without prior approval.

Do not use the dock or kayaks during lightning, severe weather, high winds, or unsafe conditions.

Use caution on docks, stairs, and decking because surfaces may become slippery.

Adults must directly supervise children and all inexperienced swimmers.



HOT TUB RULES

Use the hot tub at your own risk. There is no lifeguard.

Secure and lock the hot tub cover whenever the hot tub is not in use.

Children may use the hot tub only with direct adult supervision.

No diving, jumping, running, roughhousing, or horseplay.

No glass, food, drinks, alcohol, tobacco, cannabis, or illegal drugs in or around the hot tub.

Do not add soaps, oils, chemicals, or foreign substances.

Keep the water level approximately halfway up the skimmer and contact the host if it appears low.

No confetti is allowed anywhere on the property.

Contamination or misuse requiring draining, cleaning, chemical correction, repair, or service may result in additional charges.



ASSUMPTION OF RISK



The shoreline, dock, kayaks, hot tub, decks, stairs, fire pit, grill, pickleball court, and other outdoor areas involve inherent risks. Guests must use them responsibly, follow all instructions, exercise reasonable care, and supervise their party, especially children. By using these amenities, guests acknowledge and voluntarily assume the ordinary risks involved.
