This is a true Tiny Home at just under 180 Sq Feet- a fascinating experience to stay here! Best for 2 adults (or family of 4. I recommend 14 yr and younger for twin convertible chairs - not sure an adult would be comfortable)
-Sleeping: This Tiny home has a queen sized bed in the Loft, accessible via a fixed ladder. With two cool red convertible chairs that turn into 2 twin sized (futon) beds!
-The bathroom has a sink, full-sized toilet, and a full size shower. Please do not flush anything but toilet paper down the toilet. “Flushable” or any wipes or sanitary products will ruin and plug up the septic system.
-Kitchen has designer sink, a dual cooktop, microwave, mini fridge/freexer, keurig and K-cups, complimentary water bottles, Tea bags, creamers and sugars, as well as kitchen utensils and cookware.
-Living space has 2 red chairs (Turn into twin beds), tables, coffee station
Front Door deck - Enjoy a unique quaint country experience close to nature, and 3 miles away from beautiful historic town of Hico TX.
Important Notes: The bathroom is fully equipped but has privacy curtains instead of a solid door. Hot water tank is small, so hot showers must be quick shower. Texas well water has a distinct yucky smell
FUN TO DO IN HICO See pictures for events! Great shopping, wine tasting and beer tasting!
More than clean—we cleanse and sanitize the beautiful space so you can escape the city and truly enjoy the fresh open air of the ranch!
Beautiful brand new Tiny Home with a ranch experience!
Please review amenities list to see what we offer.
Please review the map of Tiny Town in the pictures. The Tiny Home 3 parking is at sheep pen. Then you have a short walk (follow the gravel pathway-about 100 ft from parking area) to the Tiny Home. You may want to bring flashlight if you arrive in the evening. (Umbrella will help when it’s raining) Expect typical plants and insects as this is a ranch. It may be a muddy walk due to weather.
Ranch is 12 acres of great walk and relaxing watching the farm animals. We have a beautiful community fire pit. All outdoor area is shared with other guests
There is no WiFi at this time. If you bring a hotspot it may work. This area is rural and WiFi is spotty.
There are no laundry faculties available.
Tiny Town- we have developed Tiny Home AirBNBs on the GSD RANCH our 12 acre property. There is always some small project construction going on because it's a working ranch. We manage several of the Tiny Homes, but not all of them. So, please contact me if you are bringing another family with you that wants to rent a 2nd cabin or Tiny Home so I can offer you both your own private space for a special discount. Tiny Home Owners or their guests may also be on the property.
Great news - Next Door - WE JUST OPENED ROCKIN' K RV PARK & HORSE MOTEL *Horse Motel is an amenity for Tiny Town too- if you bring a horse- let Kara know! *Bring a friend or family with their RV- to stay right next door- connected!
We have a lovely ranch with 8 RV hook up sites! We are building a horse motel (coming soon) and have a large community fire pit next door at our Tiny Town at GSD Ranch (tiny home rentals). Our hook ups include; 30/50 AMP, septic, water & trash). We have several short term (day-week) rentals and 2 spots for longer term rentals. Situated just 3 miles out of Hico - a great little vacation spot- with the new downtown shopping, good foods and lovely dance/concert venue!!
Our spots are 50-45 feet deep (long); 11 feet wide, 30 Ft of post to post space for each RV spot. Guest access Tiny home is private.
The ranch has 4 tiny homes and 2 cabins so the land is shared. This is a working ranch.
We also have a community fire pit. Other things to note No parties are allowed No pets because we don’t want them hurt by the farm animals. Must be 25 to rent.
No Smoking on property please
Please keep all food in refrigerator or sealed bags. Do not leave any food in cabin or tiny home after you leave. The weather has made insects very difficult.
Guests are responsible for any damage to the septic. Do not flush wipes of any kind or sanitary products down the toilet. This is a septic system. Thank you.
Clean up after yourself. Please put trash in bins - keep our beautiful ranch wonderful!
It is important to know this is a work in progress and a working ranch. We are always improving and working hard to make this a beautiful retreat. At times we have low water pressure. At times there is construction going on to continue these improvements.
The weather can make access to cabins and Tiny Homes muddy. Grass is often growing tall and we cannot always mow due to wet weather. Grass may be brown at times also due to heat of Texas sun.
We recommend bug spray, sun screen, and boots.
Why do we charge an extra fee of $8-10 per person per night after 2 people? We do this to cover utilities and other costs that occur when more than 2 people a night a staying in the cabin.
Why do we charge a cleaning fee? We use a fantastic local cleaning service that cleans and sanitizers the entire cabin after every reservation. This ensures a safe, clean and enjoyable stay.
