Angler`s Cove · Waterfront House with Amazing Views & Giant Deck

Relax with your family or friends at this peaceful home away from home. Sip coffee or enjoy a drink on the huge covered porch of this house, located inside Mid Lake Campground, which is centrally located mid-lake on Toledo Bend Lake. Take in the stunning sunrises and sunsets with your lakefront view surrounded by Sabine National Forest. gorgeous granite countertops throughout and fully appointed kitchen & baths. Amazing views from the entire house.

Living room next to the kitchen has 75` Smart TV and sectional sofa.
Gameroom has a 65` smart TV, sofa. Direct TV is wired in this room and there is a large space for kids to play.
Sectional sofa and other sofa can sleep 3-4 kids.
All bedding for bedrooms and bath linens provided. Ask for additional linens if needed above 10 guests.

Guests have full access to the boat ramp, swimming platform (this is not a private dock; it is for all guests in the campground), fish cleaning station, kayaks (reserve at the store) and waterfront pavilion.

Uncovered boat slips are available to rent. Message host for availability.

There is a huge outdoor deck with seating for 8, propane gas grill, front yard with grass, and parking space for 3 cars, boats, etc, under the covered roof. Additional parking is available on the other side of the house. There is a covered pavilion with picnic tables just steps away from the house. All with amazing views of the lake.

Wi-Fi available, however the remote nature of Toledo Bend lake means service can be spotty at times. You should have cell phone service with most providers.
Both TV`s have Direct TV service, but bring your Netflix, Amazon, Disney, or other streaming services account log in for your preferred apps.

Angler’s Cove is located inside Mid Lake Campground, which was built in 1968 with the creation of Toledo Bend Lake. Mid Lake Campground has pull through RV spaces, cabins, and houses. Many of our guests have long term `camps` in the campground; some reside in the campground year-round, while others are winter snowbirds. The campground is very quiet and peaceful with friendly neighbors.

There is a covered carport with two parking spaces and power to charge your boat. Guests have full access to the boat ramp, swimming platform (this is not a private dock; it is for all guests in the campground), fish cleaning station, kayaks (reserve at the store) and waterfront pavilion.

Our boat ramp is only short boat ride to Cypress Cove (bass tournament headquarters), Pendleton bridge, and the Gator Hole.

Mid Lake Campground and Angler`s Cove are perfectly situated for a great fishing trip, a day on the lake, or total relaxation taking the amazing lake views in the clean country air. You can catch your limit of Crappie right under our boathouse, or visit the famous gator hole only 2 miles away by boat where you just might catch a trophy bass. We are 3 miles to the main lake, and 6 miles to Cypress Bend. Sam Rayburn Lake is about 30 miles.
1. PLEASE NO SMOKING IN THE HOUSE!
2. Please be aware that community Quiet hours are from 10:00 pm to 6:30 am. This is both a community and a campground, so please be considerate of your neighbors.
3. Please use the granite countertop cleaner under the kitchen sink.
4. Please do not turn the AC lower than 72 degrees, as it will freeze the unit. Please make use of the ceiling fans in the living areas and bedrooms if needed during summer months.
5. If you use the grill, which I hope you do, please make sure to turn off the propane and wipe down the grill while it is hot, so it is ready for the next guest. There are grill tools and cleaning brush in the kitchen drawer left of the sink
6. Please note all garbage must be in garbage bags. Please do not throw loose trash into the can. We have guys that manually pick up the trash, so everything must be bagged. IF you need more trash bags, please call the store. Pick up for garbage is curbside Monday and Thursday mornings. If you have additional bags that do not fit in the trash cans, please throw in the trash bin behind the store.
7. Please keep pets off the furniture and crated (if possible) when you are out of the house.
8. Pets must be kept on a leash at all times when outdoors. Please do not leave pets unattended outside at any time. Excessive barking or unruly behavior could result in being asked to leave without refund.
9. Please pick up pet waste and discard in garbage.
10. At night, use the utility room door to go in and out to minimize bugs coming in through the sliding door (especially if you have the outdoor lights on)
11. Back Deck outside light switches are only accessible outside.
12. Most importantly, have a great time!
