About this property
Secluded Luxury Riverfront Ranch on 13 Acres for Bryce & Zion Fiber Internt
-- 3D walkthrough: https://my.matterport.com/show/?m=bchPd66Qwyg --
The Sevier River Retreat is a secluded and luxurious ranch house for the discerning traveller that sits on 13 acres surrounded by the Sevier River on 3 sides, and close to Bryce Canyon and Zion. The house looks directly at the back of Bryce Canyon and the Sevier River. Most windows in the house have a view, and there are no neighbors.
The property was decorated and furnished with an neo-industrial/farm style mixing wood and metal. The house features accents of barnwood (most of it from the property itself) and many of the furniture pieces and lighting fixtures were custom made from local artisans using reclaimed barnwood. The house has 3 bedrooms, 2 full bathrooms (the master bathroom has a large tub and separate tiled walk-in shower, while the upstairs bathroom has a large tub / shower combination with a view of the river) and a half bath, with a size of approximately 1800 sf.
The house offer all the amenities of home including free wifi (1Gb fiber connection) throughout the house, four LCD flat screen TVs that offer Netflix and Amazon Video streaming service (no broadcast, cable or satellite channels), as well as Pandora for music and ambiance. We provide many extras for our guests, such as a printer to print out itineraries and boarding passes, cellphone chargers, reverse osmosis drinking water, locally made artisan soaps, shampoo, coffee from the region and much more. The gourmet kitchen features stainless steel appliances and is well equipped for cooking lavish meals and baking treats in the convection oven. A German style wood barbeque is available outside for grilling. Washer and dryer is also provided. Note that the Retreat does not have air conditioning, as summers do not get very hot at the higher elevation in Hatch, but all windows have screens so they can be opened to take advantage of the breeze. The downstairs master bedroom has a split king bed, ie two separate twin natural latex mattresses side by side. The second bedroom has a normal california king bed with spring mattress, and the third bedroom has two separate twin beds also with spring mattresses. You will enjoy a good night rest in eery silence. If you're from the big city, it will take some getting used to!
During the winter, cuddle up around the automatic pellet stove in the living room, which provides radiant warmth with a cozy fire (sufficient supply of pellets is provided for your entire stay), and watch the snowy landscapes outside. During the summer, open up the double doors and blur the lines between inside and outside, as you watch the pink cliffs light up during majestic sunsets, and animals and birds using the river while you have dinners on the wraparound decks. Or watch horses or cows grazing during afternoon tea on the outdoor rocking chairs.
The property is equipped with state-of-the-art electronic locks so that guests can check themselves in at any time, and late check-in is not a problem. Guests have access to the entire house, and can roam freely on the 13 acres as well as fish (with a Utah fishing license, that can be purchased online) and swim in the Sevier River.
We live 3 hours away near Las Vegas, and will leave you in complete privacy. However we are always available to answer any questions or give you tips for daytrips or restaurants. We speak fluent French, German, Spanish and English. Do not hesitate to reach out with any question, prior or during your trip. There is no public transportation. You will need a car. 4x4 or high clearance is recommended in order to enjoy the surrounding trails, but a regular low-clearance sedan is sufficient to access the Retreat itself.
We have a strict no-pet and no-smoking policy.
If the property is sold out for your prefered dates, check out the sister property "The Lookout", also located on the Sevier River and newly remodeled with an urban industrial style.
About our cleaning fee: you may wonder why our cleaning fee is so high. Due to the rural location of the property, there are few reliable professional cleaners available, so good cleaners are able to charge a premium. Many competing vacation rentals use spotty cleaners or family members to clean. We do not compromise on cleaning services because we want you to find the property spotless, just like you would expect at a high end resort. We also use only eco-friendly cleaning products and laundry detergents (as well as 100% cotton bedding), so that the bathroom doesn't smell of bleach and guests with alergies can feel comfortable.

The house set up was great for our trip! We enjoyed the fact that it was on the river and felt kind of secluded. The house stayed plenty warm and the pellet fireplace was a nice touch.
The house is located really conveniently for Bryce, Kanab, and Zion. It provides beautiful views of the surrounding canyons. The windows help provide a chance to relax and watch the mule deer or even the birds.
We a great time staying at the hatch ranch. It had everything we needed, very relaxing watching all the deer in the morning. My husband enjoyed fishing from the river. It was close proximity to the local closer hikes of lossee canyon and red rock which we enjoyed! There is so much to see in this beautiful area we have to come back!
My husband and I loved our stay here in October 2023. Check in was easy and the house was beautiful and comfortable. We highly recommend this rental! Even more beautiful in person!
Absolutely wonderful house. Very clean. We enjoyed the house as much as visiting the National Parks. We could go back just to stay at this house! Highly recommend!
The property is absolutely beautiful! The views are spectacular. The owner did an amazing job telling us everything we needed to know plus more. The decor was beautiful as well. Our only complaints were that the pillows were uncomfortable, the sinks also did not drain well.
When we arrived at the house it was night time so we didn’t know exactly what to expect for the outside views but that next morning the views of the red rocks with the river was just beautiful. when we got in the house it was beautiful! A lot of room, very clean. Everything about the house was beautiful and was furnished with about everything you need. I would definitely recommend staying here and would love to come back here.
Wow! This property is an absolute gem. The vastness of the 360-degree horizon with beautiful vista views was food for the soul. The little river bend was just steps outside the door and was a perfect spot to watch the sunset. The house had everything we needed and we were provided with a comprehensive guide before arrival. Easy access to Bryce Canyon, Zion, and countless other natural wonders a 20-60 minute drive away, and a very cute coffee shop within walking distance. I know I will be back.
We (mother and father two teenage girls 2 in-laws) had such a blast in this wonderful place. The location (between Bryce Canyon and Zion National Parks) could not be any better at all, and the surroundings are just perfect (the photos online really do show how secluded yet easily reachable that marvellous spot indeed is).Communication with the owners was really excellent -- they did provide us with such a wealth of information that we almost felt like having lived there for several years ourselves. The "ranch" is kept up impeccably with all the promised amenities (given that the temperature went WAY below freezing during our mid-March stay, we LOVED the pellet oven that is so easy and fun to operate ). Basically, all eventualities were detailed in the very nicely written "summary" book that was sent to us BEFORE we arrived (and is physically present in written form at the location). We can very HIGHLY recommend this gem ! All around an amazing experience.
This property was perfect for our family’s trip to visit Zion and Bryce Canyon National Parks. It was exactly as advertised…clean, updated, fully stocked, and very welcoming. The time the hosts spent preparing detailed information about the house and surrounding area made our stay even more comfortable. I highly recommend this home.

Wonderful stay!
Hatch is a new favorite place and the Sevier river retreat is as well. One of the best stays we have ever had.
Watching the sun rise on the porch alone was with the stay. So many things to do! I especially recommend Willis Creek slot canyon for first timers.
The book of suggestions was well thought out and full of great ideas.
We thoroughly enjoyed our stay at this property. The location was perfect between Zion and Bryce Canyon parks. We were also not too far from Grand Staircase Escalante which made for another fun day of exploring. The view outside the living room window was so peaceful. We felt like we were in the middle of nowhere even though we were close by the attractions that we wanted. Would definitely recommend this property!
This was just wonderful, the pictures don't do it justice!! You truly feel at peace here. The house and property were beautiful, quick response when we had a question. We were 2 couples traveling the mighty 5 and wish we could've stayed longer.

Convenient to parks but beautifully secluded
This is a great spot for relaxing and getting away from it all while still being very convenient to Escalante, Bryce Canyon, Zion, and Dixie National Forest. The scenery from the porch is stunning. We sat out there most evenings and enjoyed the view and the wildlife. Deer, bald eagles, horses nearby. We did shop for food early in the week as there isn't much locally but that worked out well. There is a binder with lots of useful information which was much appreciated. We were sorry we hadn't booked for two weeks!

If you want to stay at a place that is beautiful, comforting and makes you feel special, stay here!
We stayed for the weekend at Sevier River Resort and enjoyed it immensely. The pellet stove was toasty, the beds super comfy, the view serene and peaceful and a well-stocked kitchen filled with all the touches you love when you are away from home. We all wished that we were staying longer than the weekend. It was a 25 minute drive to Bryce and a 15 minute drive to get groceries but you are literally out in the middle of nowhere (which we loved!). We enjoyed coming back after a day of hiking and relaxing on the chairs outside. We also enjoyed a nice campfire. Only suggestions would be some sheets for the beds as the beautiful comforters were warm for some. I just unzipped the duvet cover and used that. A bar to hold onto getting out of the shower upstairs would also be helpful (loved the shower:)). Would recommend to all for a beautiful place to vacation.

A perfect place to relax and enjoy nature.
Would you enjoy nature at you front door? Then you will love this home. Deer come through feeding on the grass and drinking from the river. Rabbits are out early in the morning. Mountain blue birds feed off insects all day long. Hawks will fly several feet in the air over the property looking for their next meal. From the front porch you and can sit and enjoy the view of the orange cliffs several miles away. The home is very comfortable. The kitchen is well stock with flat ware, plates, and glasses. Plenty of spices and herbs allow you to create a meal. The master bed upstairs is soft and comfortable with ample pillows. The bathrooms are spacious and well appointed. This home can serve as a perfect base camp for visiting the National parks near by. All my questions were answered promptly by the owners through email. I would not hesitate to come back.
The Sevier River Retreat was the absolute perfect family fishing trip! Before we got there I reached out to Jean to see if we needed to bring our own fire wood for the awesome German style grill and he was so kind and because they were in the area (which they are not always in the area) he went to the property to see if the guests previously had left any and shortly after sent me a picture of the amount of wood that was left behind that we were more than welcome to use. I just knew even before getting there that it was going to be such an amazing experience! The house was perfect, clean and even smelt like a brand new home. The Sevier River is literally the backyard and our twin 10 year old boys and my oldest (32 years old) ran straight to the river to start fishing. My husband started the fire at dawn and we had dinner by the fire and made s’mores. Next day we took a short drive to the Panguitch lake and we caught 4 rainbow trouts, brought them back and cooked our steaks and trout on the awesome grill. Every night we watched the stars and the amazing lighting show and soaked up all the wonders of Bryce Canyon in the distance and the quietness. We wanted to pay it forward and left an extra bag of fire wood for the next guests that come to enjoy this wonderful place! Thank you Jean for being so kine and such a gracious host! We will be back sooner than later!
Well appointed lovely and centrally located house.
Ever gotten to you air b&b and wondered how the listing descriptions and photos could be so different from the actual property? Not Sevier River Ranch! This house actually more than lives up to the owners descriptions and photos. The kitchen is so well appointed that we were able to make any meal we wanted. The inside space is lovely, open, and SUPER CLEAN. When we had a minor issue, the owner had the property manager at the house to remedy it right away. The outside space is lovely with lots of porch furniture to be able to enjoy this space. From the house we were easily able to visit Zion, Bryce, Kodachrome State Park,Red Canyon, and many other spots. This house is a winner.
This location is right between Bryce Canyon / Red Rocks and Zion NP.plus only a couple of hours from North Rim Grand Canyon. The house is beautifully furnished and the kitchen well stocked . The house was extremely clean. The river retreat has lots of interesting furniture pieces. A beautiful wrap around porch to watch the bluebirds and the Mule deer in the yard. The area cools off nicely in the evenings. We just opened windows as temps got down to mid 50’s in the mornings. The Sevier river runs through the property which adds another nice touch. There is a very unique fire pit for either cooking or an evening camp fire. Went to Joe’s market in town and picked up a few things. I felt the selection was good and the pricing was fair. If your planning a southern Utah trip why sit on a motel bed for the week when you can enjoy The Sevier River Retreat. Having exceptional accommodation like this adds so much more to your vacation. I loved Bryce Canyon the best plus we ate at the lodge and the meal was wonderful.
The house was nice and clean and easy to check into. Utah is vast and there were no near neighbors (which we like). The house had everything we needed and the property owner communicated with us promptly both before and after the rental period. I would recommend staying in this house if you want to be close to Bryce Canyon, Escalante, or Zion.
