LODGING AGREEMENT: The guest booking the property must digitally sign a lodging agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. If the lodging agreement is not completed with 24 hours then the reservation will be cancelled. The agreement will be sent via text message, so please be sure your phone number is correct before booking.
AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.
QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.
Past noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.
NOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.
ACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.
POSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.
NO PETS, BUT BEWARE DOG ALLERGIES: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-) The previous owner did keep dogs, though, so those with dog allergies may want to find another place.
STEEP ROADS: Please be aware that the roads up to the top of the mountain can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge.
REMOTE LOCATION: Please be aware that this cabin is a good 20 min drive from the nearest full-service grocery store. If you're looking for seclusion, this is it! But if you prefer being close to stores then this may not be the place for you.
SNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the cabin. You need to use good judgement as to whether to cancel a trip before it begins or leave the cabin early.
BUGS: This is a cabin in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the cabin. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.
RATTLESNAKES AND BEARS, OH MY: Life is wilder on the mountain, so be prepared for wildlife. Timber rattlesnakes are prevalent along the top of the mountain, so please watch your step. We do not encourage hopping around on rocks. Black bears are known to make appearances, but almost always in the middle of the night and mostly in the spring when they wake from hibernation. They are generally afraid of people and will walk the other direction if they hear you. You will probably see deer and other wildlife during your stay, but please refrain from feeding.
SMOKING: Smoking is never allowed inside the cabin. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.
SHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.
WAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.
SEPTIC SYSTEM: This cabin has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.
NO FIREWORKS: Fireworks are not allowed.
NO FIREARMS: Guests may not bring firearms or ammunition inside the house.
NO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

We had such a a great time. The cabin was the perfect getaway on the top of the mountain. We saw deer every morning and it was peaceful. The cabin itself was clean and there was plenty of room for fun and relaxation.
My husband and I had a fantastic time. The house was clean and kitchen was stocked with the essentials. We enjoyed the hot tub made use of the outdoor grill.
Beautiful cabin with everything we needed! We especially loved the hot tub, fire pit and the setting in the woods. The cabin has so many windows to see the outdoors from all rooms!
We had an amazing time staying in this beautiful home. Communication and pre-trip information was outstanding, and the house was exactly as described. We didn’t even need to leave the property, we had everything we needed right there. Loved seeing a wild turkey and a baby deer with its mama, and the view from the kitchen and dining area was so serene. We would definitely stay here again!
We took a long weekend away to visit with some friends of ours who live in Boston. The house was perfect in both size and coziness! We loved the hot tub (even in frigid temps!) and the fireplace. The kitchen was well-appointed and the fresh local coffee beans were such a nice touch!! Will definitely make it a point to stay with Mountain Mama Cabins in the future!
A group of friends came together to run the Virginia Wine Country Half Marathon and enjoy a long weekend together. The hot tub was thoroughly used and was fantastic. Beds were comfy, kitchen well stocked, and views were gorgeous. Highly recommend.

My wife and I stayed for 2 nights. Aside from being off the beaten path, the cabin was clean and welcoming. There was ample room for a larger party with a gaming area downstairs and a larger sitting area/living room upstairs. There were several comfortable sitting areas, a working fireplace, and blankets stashed throughout the house. The kitchen was decent with basic cooking utensils, a dishwasher, microwave, and air fryer. There was a large table for big sit-down meals. We only stayed in one bedroom, but the bed was the most comfortable weve slept in while traveling. There was even a hot tub; however, the snow stopped us from trying it out. The owners put together a booklet of instructions for those staying with helpful instructions, tips, and recommendations for local fun and food. The guest book was filled with positive notes from previous vacationers, and we added another one during our stay.
The house was lovely and the view from the back windows were breathtaking! We saw so many deer, even a fawn suckling from its mother. Unfortunately it rained almost every day we were there thanks to tropical storm Ophelia, which meant we had to spend a lot of time indoors. Thankfully I brought books, but my husband only had electronics and had a very difficult time with the wifi on his phone and laptop (my phone as well) although we were able to use netflix on the tv. I will note that my husband did not contact the owner about the wifi issues, so no fault to them
specific to our stay. I would definitely love to come back here when the weather is a bit nicer.
We had an amazing time. The hot tub was fantastic you felt so relax taking in the nature and beautiful property. With Six ladies the house was big enough to get away and do our own thing and come back together for games and movies
After the exhilarating drive up the mountain we arrived at the beautiful home and had the most wonderful few days of relaxation. Seeing the herds of deer walking around the property was amazing.
Had a few day getaway with my best girlfriends. We had a minor issue because the code to enter did not work, but it was quickly resolved. This home is off the beaten path and private and quiet, but close enough (about 25 minutes drive) to go into Harpers Ferry for shopping and rafting/tubing. We thoroughly enjoyed ourselves and wish we could’ve stayed an extra day or two. The home was well appointed, clean, and comfortable. We enjoyed the hot tub and a fire pit. We will definitely come back.!
Beautiful house. On the mountain, close to nature. Wooden built standing gracefully. Very spacious and clean. Beautiful deck, wonderful placing of hot tub. Deer roaming around with fawn, made our stay even more exciting. Loaded with pots and pans and tableware and everything you need. Love to see lock on the bathroom door. Otherwise it was a heavenly experience.
We met up with another couple for a child free relaxing weekend. The property was gorgeous. Enjoyed sitting on back deck watching deer. Harper's Ferry had lot of interesting things to see and do. Lots nice hiking trails.
