We are committed to Rent Responsibly standards. This means we follow best-in-class guidelines to ensure you have a peaceful, safe and memorable stay with us. We care a lot about maintaining good relationships with our community, so we appreciate you following these "house rules" during your stay.
LICENSE AGREEMENT: The guest booking the property must digitally sign a license agreement immediately following the reservation. The most important terms of the agreement are included below, and the guest may cancel a booking penalty free within 24 hours. The license agreement must be completed within 24 hours. The agreement will be sent via text message, so please be sure your phone number is correct before booking.
AGE 25 OR OLDER TO BOOK: The guest booking the property must be 25 years of age or older. We reserve the right to request a photo or scan of a government-issued photo ID. The guest who books must stay at the property--you may not book for others if you do not intend to stay at the property.
QUIET HOURS START AT 10 PM: Our property's quiet hours of 10 pm to 6 am are required by county ordinance and enforced by local police. If the police respond to a noise complaint, every individual on the property may face a misdemeanor criminal charge and be subject to a fine by the county of $300. Failure to abide by the county noise ordinance will result in the immediate termination of the stay without refund.
Past noise complaints have always come from groups of 20-somethings. If you are booking for a group of people in their twenties and you think your group may want to play loud music at any time then do not book this property or cancel your reservation if you have already booked. Find another place for your trip so you do not have your trip terminated early and without refund.
NOISE MONITORING AND SECURITY CAMERA: We use devices that measure volume levels throughout the property (like a smoke detector but for noise) and allow us to respond to noise nuisances before the police are called. The devices are triggered primarily by sustained periods of loud music, not things like loud talking or laughter (which is encouraged!). The devices do not record audio and are 100% privacy compliant. We also have a security camera that records the front door and driveway. This allows us to facilitate remote check in and monitor the property between guests.
ACCIDENT FORGIVENESS: Every stay is backed by our accident forgiveness program. Guests will not be held responsible for damage caused during their stay (up to a maximum of $1,500) if 1) the damage is accidental, and 2) the damage is reported as soon as possible, and by no later than the check out time.
POSSIBLE BACKGROUND CHECK: We reserve the right to use a third-party to verify the guest's identity and check criminal databases to finalize the reservation. Complete terms regarding the guest verification are provided in the lodging agreement, and can be provided sooner upon request.
NO PETS: No exceptions, sorry. Please don't ask whether we can allow your perfectly house-trained, hypoallergenic labradoodle to join because we can't :-)
LIMITED PARKING: Parking is very tight in the driveway near the house--there is not room for more than three cars, and that is a squeeze.
GRAVEL ROAD: This house is off a gravel road. The house is accessible by standard 2WD sedans in, but you would not want to drive here in a low-profile sports car.
STEEP ROADS: Please be aware that the roads up to the top of the mountain can be very steep. In the snow it can be difficult to access the property. At all other times access is not difficult, but driving on steep mountain roads may make some people nervous. If that sounds like you, it might be better to reserve a property that is not along the top of the Blue Ridge.
SNOW-INS: During the winter, four wheel drive, snow tires/chains, and a car with good clearance are HIGHLY recommended in the event of a snow storm or heavy rain, as there is a good chance that a significant snow storm could restrict access in and out of the house. You need to use good judgement as to whether to cancel a trip before it begins or leave the house early.
BUGS: This is a house in the woods--that means there are lots of bugs, especially in the summertime. Even if you are careful some of those bugs will find their way into the house. The best way to minimize the number of bugs inside is to keep doors and windows closed at all times. Please also carefully clean up the kitchen every night and securely package up all food.
SMOKING: Smoking is never allowed inside the house. You may smoke outside as long as you clean up after yourself. You may not litter cigarette butts on the deck, in the yard, or anywhere else--butts must go in the trash after they have cooled off.
SHEETS: At the end of your stay you will be asked to strip the sheets off the beds that were used and leave the sheets on top of the beds.
WAIVER OF LIABILITY FOR USE OF THE HOT TUB: By using the hot tub you agree to follow all house rules associated with it and you release the owner of the property and the manager from all liability relating to injuries that may occur while using the hot tub, regardless of whether injuries are caused by negligence.
SEPTIC SYSTEM: This house has a septic system. Grease and oil must never be allowed down any of the sink drains. Feminine hygiene products must be thrown away in a trash can and not flushed down a toilet. Never flush solid trash down the toilet or into a sink drain.
NO FIREWORKS: Fireworks are not allowed.
NO ILLEGAL DRUGS: Guests may not possess or consume any illegal drugs on the property, including cannabis.

Property was a great location for all we wanted to do during our vacation. The beach area was the perfect retreat for some relaxation after long days of hiking. Area is beautiful, house was comfortable (slept like a baby), and we had a great stay. Would definitely stay again.

I thought your place was fabulous. The check-in and online access was great. The house was adorable. I loved the outdoor screened in porch and felt the rooms were very cozy.
The cabin was comfortably secluded, with a beautiful overlook. Sadly, we did not get a chance to try the hot tub or have a fire in the fireplace, but it was nice that there was wood available for us if we wanted the option. The cabin's website with local information, check in and check out details, and instructions for the house was also amazing! We appreciated the thoughtfully chosen, solid furniture, and details like the french press, whole bean coffee, and grinder to have fresh coffee in the morning. Would recommend staying here, and we will keep it in mind the next time we have a WV mountain adventure.
This property was clean, well maintained, and they were a breeze to work with! Wi-Fi in the house and A/C kept us all comfortable and entertained. The beds are very comfortable and the hot tub was a great bonus touch. The road up the hill is a little narrow and having a bigger vehicle made me a bit nervous at times. This is no reflection on the stay just a heads up to whoever is traveling taking a smaller SUV is your better option vs a full size or a truck.
Absolutely wonderful stay! The house was immaculately clean. Everything was well thought out - from tons of pillows on each bed, to the available items in the kitchen, and lots of seating. Everything felt maximized and made our stay so cozy and comfortable. I would not change a thing. The owner communicated and answered my questions immediately. The house was better than advertised and had all the perks we were looking for. For a group of friends going on a reunion from across the country we were all able to stay comfortably and quietly out in the woods.
If you are in the Harper’s Ferry area, you couldn’t ask for a more perfect place to relax for a few days. The house was clean and so beautifully decorated. The layout is perfect; we came with our two teenage kids and another couple with their two teenage kids. The teens had that beautiful basement to stay and hang out. They screen porch is perfect for some morning coffee. We absolutely loved our stay here.
We came to Harpers Ferry to stay because it is close to Purcellville. My grandson plays for the Cannons, they really support that team like I have never seen before.
We loved all the different wineries although we only made it to a couple, one with a great view and the other with really good wine.
I recommend this area and accommodations so much would love to come back sometime.
I cannot recommend this cabin highly enough…it is absolutely beautifully decorated. Everything in the property is extremely good quality, the bed linens, the towels, the crockery and cookware, the hot tub, the glassware.
We travelled as a family of four plus my Dad and there was lots of space and different areas to hang out.
Fire pit and hot tub were great and we timed our trip perfectly to see the fire flies!

I stayed here with four girlfriends (we’re all in our 40’s) for a girls weekend. We didn’t leave the house other than to go to lunch at the Lake Club one day. The house was SO clean and so comfortable. It was really well stocked, too. We spent most of our time in the screened in porch, loving being immersed in the nature around the property. The beds were all extremely comfortable. The hot tub was clean and very relaxing. It truly felt like we were staying in someone’s home, not a rental property. The host was very responsible to all my messages. There really is no detail they haven’t thought of. I would absolutely stay here again!

Smelly property
Styling of the property was great and served our needs well. However upon entering there was a terrible smell in the main level, which decreased over time, but the downstairs continued to smell like wet dog, despite leaving the windows open to air out the smell.
We loved our stay. The house is perfectly decorated and had great beds, blankets, and comfy furniture. There were so many little extra touches that made it great like the comfortable screened porch, perfect hot tub, etc. I really appreciated the bag of fresh whole bean coffee from a local coffee shop which was delicious.
This house is definitely high in the mountains which gave us a great nature experience, which allowed us to even see a deer with her two babies. The location was also great because it was .3 miles to the mountain lake resort which was awesome! Perfect spot for a day trip to DC(75minutes away)Highly recommend this place and will be back in the future!
This property was amazing for our weekend getaway. The property manager was amazing, and on top of us needing a fridge due to ours not getting cold. We had two babies that are both nursed and our breastmilk is as you know liquid gold! It was late on a Friday night and they bought us a mini fridge to help. We are forever grateful and will return.
