This charming 3-bedroom 2-bathroom beach home is the perfect location for your vacation! The ground level offers shade from the Texas heat, comfortable seating areas and a gas grill.

From the spacious upper deck, you can enjoy early morning canal views and gorgeous sunsets in the evening.

Weather event cancellations - eligible for refunds when weather or conditions result in a mandatory evacuation order or large-scale outage of essential utilities. Note June through November is considered high storm and hurricane potential season. Travel insurance is recommended - although ensure you are aware of covered conditions.

OCCUPANCY and PARKING - For a comfortable stay and per the home rules, maximum of six guests ages 18+. Maximum number of total guests is eight - maximum ten during the day. An additional charge of $25 per night is charged for guests (including children) exceeding six. An additional fee of $100 per guest will be charged if the number of over-night guests exceeds the number on the reservation.

Although the home can accommodate parking for four vehicles, carpooling is recommended. Vehicles should be parked in the driveway or designated parking space.

Guests must be at least 25 years old to book, able to provide government issued photo ID, and have completed the verification process on VRBO.

PETS - fully house-trained adult dogs are allowed to a max of two and max 60 lbs each. No cats allowed. Pet fee is $50 per dog per stay.

I ask that pets stay off all furniture, are cleaned up after in the yard (doggie bags provided) and are in a kennel if left alone inside the home. Note the backyard is fully fenced - perfect for your furbabies!

Service Dogs - Texas House Bill 4164 penalties for falsely representing an animal as a service animal is a misdemeanor punishable by up to a $1000 fine and 30 hours of community service.

ADDITIONAL FEES

An additional fee of $100 per pet, plus the standard pet fee, will be charged for undisclosed pets.

An additional fee of $200 will be charged for smoking anywhere inside the house.

Guests have access to the entire house with the exception of the supplies closets in the king bedroom, the garage and main level storage room.

Less than a 15-minute walk to the beach with easy access to cross San Luis Pass Rd at the traffic light intersection. Golf carts and vehicles are allowed on the beach - so good to drive down with your beach gear!

The City of Jamaica Beach swimming pool is open to the public (with the purchase of admission). During the operating season, the entry fee for residents and non-residents is $5.00 per person for a daily pass or $60.00 per person for a Season pass. Season pass membership can be purchased at the pool anytime during the operating season.

The pool typically opens around the Memorial Day Holiday until the Labor Day Holiday on Tuesday-Sunday from 10AM to 8PM (weather permitting and subject to change). Please note: at the beginning and end of the season, the pool will be open on weekends only while local public schools are in session.
