The Space:

Each of the three bedrooms has king-size beds with luxuriously comfortable bedding to ensure a rejuvenating night's sleep, and each has its own TV. The bathrooms both have spacious walk-in showers with beautiful decorative tile.



Soothing mint green cabinetry with black accents and a butcher block countertop adorns the farmhouse-style kitchen. While Fredericksburg offers fantastic cuisine, the kitchen is well-equipped to make a delicious meal if you prefer to dine in during your stay.



The outdoor area is terrific for relaxing after a day on the town; open a bottle of Texas Wine, soak in the hot tub or take in the night sky gathered around the fire pit.



This property's unique benefit is its peaceful hill country location, but please note that Wi-Fi may be spotty. However, guests can still enjoy the Dish Network premium package for a great TV viewing experience.



Coco Casita is located on the same property. Book both homes to accommodate a group of up to eight guests. Hermes Ranch House sleeps six, and Coco Casita sleeps 2.

Guest Access:

✅ This property has special local compliance requirements which include a signed rental agreement, ID verification, and a security hold of $1000 (which is not a traditional security deposit, just a pending transaction). As an optional alternative to the security hold, you may opt in to purchase a non-refundable damage waiver provided by a third-party insurance company. The optional damage waiver is $53 for stays up to 10 nights, with an additional $1.5 per day for stays longer than 10 nights. Damage waiver purchases are optional.

3. Our team is committed to assisting you, though occasional check-in delays may occur during peak periods.

4. WiFi is available in all homes, but uninterrupted service is not guaranteed. No refunds or rate adjustments will be made for mechanical failures, or discontinued or interrupted services that occur during your stay.

5. A $500 fine will be imposed for any evidence of smoking, confetti, vomit residues, or glitter.

6. Set the A/C no lower than 72 degrees to prevent freezing and system issues; no refunds for low-temperature-related A/C problems.

7. Start-up sundries provided for the first two days; report missing items within one hour of arrival.

8. Pet-friendly units welcome pets with an additional fee; ensure pets are well-behaved and respectful.

9. Bugs are common in the Texas Hill Country; pest control is in place, but some insects are inevitable.

10. In Texas, there are periods of time without significant rainfall causing the county to place a ban on burning. Please check the current burn ban status, before using the fire pit at your vacation rental. Check the amenities to see if this rental is equipped with a fire pit.

11. Please observe Quiet Hours (10 p.m. to 7 a.m.)

12. Fredericksburg is an international Dark Sky Community. To protect the dark skies, please turn off outdoor lighting when not in use.

13. Only utilize the designated on-site and off-site parking spaces at your rental.

14. For any issues during your stay, a 72-hour window after check-out is provided to file a claim. Note that refunds won't be issued for claims submitted after this period. We appreciate your cooperation.
