**The Space**
The 250 m² villa features 4 bedrooms and 3 bathrooms, offering maximum comfort and privacy for up to 10 guests. **The house is rented out in its entirety and exclusively**, with no other guests.

The heart of the property is its large **COMPLETELY PRIVATE** pool, complemented by a 50 m² pergola, a sauna, and spacious outdoor leisure areas, designed to create moments of pure pleasure and relaxation.

**Exclusive Services and Amenities**
* **Connectivity:** Free Wi-Fi and 600 Mb/s fiber-optic internet.
* **Transfers:** We offer a punctual and affordable airport pickup service (highly recommended, as taxis sometimes have trouble finding the location on the first try).
* **Courtesy Car:** Guests arriving by plane can use our car free of charge to get around the area (not for long trips within the country). Requires a driver over 25 years of age and a damage deposit of 150 €. *(See terms and conditions).*

**Practical Information and House Rules**
To ensure the best experience, please keep the following conditions in mind:

**📌 Stays and Deposits**
* **Damage deposit:** 350 €, to be paid at check-in. *(Note: For guests under 25, the amount may vary. If paid by bank transfer from outside the EU, bank fees may apply).*
* **Electricity:** The rate includes reasonable consumption of 14 kWh/day. Any excess consumption will be billed at the end of the stay at €0.30/kWh. *For stays longer than 27 days, electricity consumption is billed in full.*

**📌 Care of the Villa**
* The property is handed over in a spotless condition. Please take care of the house and the furnishings as if they were your own. Excessive dirt will result in additional cleaning fees.
* Please do not eat or drink in the bedrooms.
* Smoking is permitted only in outdoor areas.
* It is essential to respect the peace and quiet of the neighbors.

**📌 Safety and Responsibility**
* After receiving the keys, young children must always be under adult supervision.
* Use of the pool, sauna, and other facilities is the sole responsibility of the tenants. The owner is not liable for any accidents or incidents resulting from improper use.
* *Health Notice:* Although the accommodation is thoroughly cleaned and disinfected, we cannot guarantee the complete absence of allergens or be held responsible for any consequences for people with allergies.

**📌 Reservation Policy**
* During peak season, we do not accept reservations that leave gaps of 2 to 5 days between a previous or subsequent reservation.
* Groups consisting exclusively of guests under 25 years of age are not permitted, unless they are accompanied by their parents or an adult guardian.
