About this property

Stunning Luxury Georgian Penthouse: 'Hopetoun Grande'

  • 'Hopetoun Grande' is a bright, spacious and fully refurbished three bedroom apartment with great big Georgian windows and high ceilings right in the centre of town. Within walking distance to the Playhouse theatre, high street, Botanical Gardens, train station and tram.

An elegant apartment with a vast area of 180 sq.m/2000 sq. ft. situated on the third floor of a beautiful Georgian building located in the heart of Edinburgh City. Completely refurbished in 2015, this large penthouse offers 5-star self-catering accommodation in one of Europe's most visited cities. All the common areas and rooms are generously proportioned with large windows that bring in a lot of light giving a sense of space and brightness all around.

Two of the three bedrooms have superking-size beds and the third bedroom is a special handmade four poster king-size bed. The bathrooms have been done in Italian Marble, granite worktops and provide a feeling of real luxury to the senses. The larger bathroom has a jacuzzi bath and a walk-in shower and the smaller bathroom has a power shower within an enclosure with a skylight. The quality of bedlinen and towels match that of any five star hotel.

The kitchen is large with earthy wooden kitchen cabinets and granite work surfaces and state of the art fridge, freezer, gas hob, grill, oven, inbuilt dishwasher and washing machine and microwave. It is a pleasure to spend time in the kitchen either to cook or to gaze out of the window at the twinkling lights of Fife across the sea at night.

The beautiful dining-drawing room with its large windows yet private space is a wonderful place to relax, chat and have a meal. Whilst the dining table seats 8, there is also a cosy seat of 4 at a round Mahogany table in the hall/reception room.

At this apartment you will find yourself in a place full of character, surrounded with period charm yet decorated tastefully in modern style.

By choosing our penthouse you are choosing five-star self-catering accommodation in an excellent location that is close to tourist attractions, great shopping, restaurants and theatre. Its a great place to enjoy a holiday with family or friends alike and will undoubtedly add to your experience of this incredible city.

The apartment is stunning, the amount of space and light is amazing and the location is perfect. It’s a very easy walk to the all the main sites and sounds of Edinburgh. We parked easily and the instructions to access the apartment were simple. It is a 3 story walk-up but thats very common in Edinburgh and the shared stairwell was very clean and well maintained. We bumped into a few neighbors who were very friendly. The kitchen is very well appointed and there is a lovely large table in the living room to eat breakfast/dinner. The kitchen is well stocked with cutlery/crockery and pots and pans. Everything you would need. The sofa in one of the bedrooms is a little worse for wear, but other than that, the apartments furniture is comfy and elegant. The shutters all work, allowing for a nice dark bedroom (for those that are jet lagged). We did have an issue with the shower draining but this was addressed promptly. The beds can make up in various combinations, which worked great for us as we needed 4 twins and 1 double. I would definitely stay here again.

Edinburgh Stay

Our entire family loved our stay. The apartment was close to everything!! We used the train, buses, uber for longer distances but walked all over the city as well. Grocery stores are very close by as well as restaurants, bakery, deli and pubs. In addition the accomodations were wonderful! The beds are comfortable and the entire place very comfortable. Lots of room for everyone.

Great place to explore Edinburgh

One quick note about this apartment: it’s on the top floor of a winding staircase, so if you have any mobility issues it might not be for you. That said, it’s a beautiful place in a great location! Lots of pubs and restaurants nearby with easy access to the tram and buses to get into the heart of Edinburgh! Charul and Martin do a great job reaching out to make your stay comfortable. Would definitely recommend as a home base to explore Edinburgh!

Just what we needed

This apartment is in a great location of you don't want to be right in the centre of Edinburgh but withing walking distance of everything and plenty of restaurants etc. The only downs are the three flights of stairs of you're less able, the noise from the road in one bedroom due to being on a bus route, and that one of the showers was out of order at the time which I hadn't been made aware of to my knowledge, so showering 8 guests was tricky. The positives are that the kitchen was stocked with lots of essentials and is well equipped for most dishes to be cooked, the beds were clean and comfy and the heating and hot water system is great. We enjoyed our stay thoroughly in this spacious apartment.

Spacious Family Friendly, Convenient to Transportation

Clean, lots of room, quiet but just off main street with trams and buses. Easy downhill walk from the train station, and close to food and drinks. Must be reasonably fit to manage 72 steps to the third floor but we did it with toddlers and grandparents. Owners responded quickly to a minor issue. Only watch out are the huge old windows that, if opened, would be a safety concern with children. We had cool weather typical for the area and had the windows securely locked. Plenty of kitchen essentials and a nice big table for the whole gang. Loved the historic vibe.

Superb Location

We have made several trips to Scotland dating back to the early 90's. We previously stayed at a family B&B in Dunbar on each of those trips. The owners retired so we looked for a location in Edinburgh that was within walking distance of Waverly Station. This was the perfect location. The accommodations were excellent in a classic Edinburgh neighborhood. Beds, baths, kitchen, living room were great. An historic apartment setting. I appreciated the owners telling the story of the building, the apartment and the neighborhood down through the years. The owners pride for this apartment yielded a great place for us to stay. We only had one question during our stay to which the owners quickly responded. While we love walking and do a lot of it each day. We did find the Edinburgh tram system is awesome. Easy to catch a block away from the apartment. Plenty of good places to eat in the surrounding blocks. A perfect Edinburgh for our family. Mike

Pros and Cons

Pros:*Great Location, it was walking distance to all the things we wanted to see in old town, including great bars and restaurants one block away.*Beds were comfortable-I would say the space is best suited for 3 couples.*The home was clean and charming.**Pro/Con: 3 flight walk up.Cons:*Phone number was not correct on the confirmation email. I had to call VRBO to get connected to the homeowner. (Stress level was very high by this point.)*Key code number was not correct in the email and took almost an hour to get into the Apartment.*Showers stopped draining water, texted the owner via personal number and VRBO messages and did not get confirmation that messages were received.*Unfinished construction projects in a couple rooms and construction materials in the main bathroom.

Do not hesitate! This gorgeous 200-year-old 3rd floor flat is exactly as advertised. So much better than any hotel. Our family of 7 thoroughly enjoyed our stay here. Great location near Calton Hill. Many restaurants within walking distance. The only caveat - there is no lift (elevator), so all guests must be able to climb 70 steps. Martin was an attentive and helpful host. So glad we chose this as our Edinburgh home base.

A group of us (7) recently stayed at Hopetoun Grande (May 2026). The flat is large with four bedrooms, kitchen and a lovely common room which we enjoyed immensely. Location is excellent for a multi-day stay in Edinburgh: walking distance to the old town, new town, Leith, the train station, and restaurants. The apartment is located on the top floor with interior stair access only - 72 steps (no lift). Everyone in our party was 60 and we had no issues but a consideration for those with mobility challenges. Communication with owner was excellent leading up to our arrival and during our stay. Thank you Martin.

Wonderful flat. As others have noted, the stairs can be intimidating, but the property is worth the climb. The only small issue we noted was a lack of lighting in the stairwell, but assume this is temporary.
