This lovely, modern 2 bedroom property sleeps 4 guests. The apartment has the advantages of free secure off-street parking for one car if required and of being situated in Old Tolbooth Wynd – one of Edinburgh’s original medieval closes just off The Royal Mile. It is also within a short walking distance from the Lower Calton Road exit of Waverley Station.
The Royal Mile, accessed in a matter of moments through the archway of the Tolbooth, offers an enticing array of shops, bars, restaurants and cafes as well as of a plethora of fascinating buildings of great architectural significance. From the Royal Mile you are within easy reach of a wealth of attractions, including Holyrood Palace, Dynamic Earth, and the Scottish Parliament building, but also St Giles Cathedral, Edinburgh Castle, Mary King’s Close and the Camera Obscura.
The apartment is situated on the ground floor of the building. The front door of the property opens into a large welcoming hallway from which the spacious living room, with a view up towards the Burns Monument, is accessed. It has been furnished with plenty of seating, which includes a very comfortable sofa bed for flexibility of sleeping arrangements. There is a TV with Freeview, DVD player with a selection of films to choose from, iPod player and WiFi access.
Off the living room is a large well equipped kitchen with an oven and hob, a fridge freezer, a small dishwasher and a washer dryer. There is also a microwave, a toaster and an electric kettle and the owner has provided plenty of cookware, china, glass and cutlery for guests wishing to eat in the apartment. The room is furnished with a solid oak dining table and 5 chairs.
The master bedroom has a super king sized bed with the flexibility to be made up as twin beds on request. There is plenty of wardrobe space and an ensuite shower room with cubicle shower, toilet and basin.
The second bedroom offers a king sized bed. This room also benefits from an ensuite shower room with cubicle shower, toilet and basin. Again there is plenty of hanging and storage space available for guests.
A further family bathroom with bath and shower over, basin and toilet completes the accommodation.The apartment is wheelchair accessible, but the there is a step up to the shower, so please call for more information before booking if you have special requirements

The apartment was as advertised. Very clean, great shower, comfortable beds and well equipped kitchen. The location was very convenient and the property manager was quick to respond. Highly recommended.
We were celebrating an 80th birthday. The apartment is spacious, comfortable and warm. The well equipped kitchen and dining area made eating in a pleasure and yet there is plenty of choice close by for dining out.The position also meant we were close to all attractions, station and bus routes. A wonderful place.
This unit was located a block off of the Royal Mile and two blocks from the train station, and 3 blocks from the tram that took us back to the airport. Pleasantly surprised! It had 3 full baths, very comfortable bedrooms, and good sized living room and a very nice kitchen fully stocked! We used the washing machine several times - and dried our clothes on the drying racks. All told, we were very happy with the place.
The check in process was so simple thanks to the detailed email, including photos! The welcome binder was also so helpful! The location is great! Right off the Royal Mile, close to restaurants and shopping. Highly recommended
This is a very nice flat and it is very convenient to Edinburgh sites. You walk just a few hundred feet and you are at the Old Tolbooth on the royal mile. It’s also in a very quiet neighborhood - we slept very well here! Parking is provided, although we didn’t use it.
Lovely house close to the Royal Mile. It has 3 bathrooms and 2 bedrooms which was great. The property manager called me to check everything was good and they were responsive on email as well.
Thank you for a lovely stay. The bathroom in the first bedroom on the left seems to have leak near shower on the wood trim. Everything else was perfect. Well stocked kitchen and comfortable beds. Appreciated the clothes drying rack. Fabulous location. Thank you !
I stayed here with three friends for New Year's week. The flat is lovely -- well appointed, comfortable, and we really enjoyed having the three full baths. It was very convenient for the High Street/Royal Mile, about a 3 minute walk up an incline; a bit hard on the legs for older ladies, but we soon got used to it. The instructions and information left for us were precise and useful, and the location, for all its being so convenient to everything, was nice and quiet in the evenings, good sleeping! All in all it was just a wonderful stay.
Great location and pretty quiet. Close to Hop On bus stop and shopping. Check in info and communication good. We found the beds very hard. We found the kitchen to be well appointed. There needs to be some instructions for the washer dryer unit, don’t think it is the same unit they mention in the black book. We could not get clothes to dry properly. The unit was incredibly damp, windows streaming. Too hot for heating. Airing didn’t seem to help. Shower needs resealing. Door is tricky and needs fixing.
The location of this property is fabulous. We walked everywhere for our sightseeing. Plus, the free underground cover parking attached to the property is a gem. We struggled to find parking close to our accommodations in previous stays.
The property is a bit older but still very well equipped, clean and comfortable. We had one mishap with a clothes washer leak but Anabel (the property manager) was truly kind and a breeze to work with on it. She was responsive and very accommodating. All was resolved.
We would recommend this property to others.
Communications with the host(s) was great. Their directions for check-in were easy to follow and worked perfectly.
The flat was nice. It's a bit older, but then again we expected it as such. The place was clean and everything was in working condition. The washer/dryer was complicated and we think we got it to work right, but could have used a little clearer instructions.
Location was excellent. Within walking distance to restaurants, bars, grocery, and bus stops. Quiet area as we did not hear any outside noise late at night. Upstairs neighbors were pretty loud with their walking and music playing one night, but not that bad.
Would definitely stay again and recommend.
This was a great place to stay. Super walkable, and I really loved that it was on the main floor- made it so much easier for my parents! Kitchen was well stocked, and the water pressure for the showers were AMAZING! The only minor complaints that I have (and they are very minor) is that the plumbing was very loud. Everytime you flush a toilet, the pipes make a lot of noise (not sure if it’s just the apartment or if it’s the entire building?) we also had issues getting the washing machine to cooperate, it’s a brand we were unfamiliar with and had a lot of trouble getting to wash and dry our clothes. We finally somehow figured it out, but it took some time. Other than that, it was very clean and quiet, and everyone was so great at communicating with me before and during my stay! Loved it!
Start to finish the communication with the property management company was incredible. They provided detailed instructions on location, how to check in and easy departure instructions. There was a folder inside that gave info on using appliances which helped this family from the States. The apartment itself was just perfect for the 3 of us. Clean, comfortable and enough bathrooms so that we could all get ready at the same time each morning. They left tea, coffee, sugar, oil and spices which was a wonderful surprise. We popped into a local grocer and purchased food for our stay. It was so nice to be able to cook for ourselves and only eat out on occasion. True $$ saver! The area is residential and quiet, loved this part, away from the crowds of tourists. Also 400 feet up the Wynd is the Royal Mile and all the shops, history and sites you can find. Thank you for sharing the apartment with us. Highly recommend!
