Many of Edinburgh’s most celebrated sights - including Princes Street Gardens, the Scott Monument, the National Gallery of Scotland, National Galleries of Scotland: Portrait, the Royal Mile, St Giles' Cathedral, and Edinburgh Castle - are all within an easy 8 to 20-minute walk, placing the city’s cultural heart right at your doorstep.

At the heart of the space are the king and single beds, layered with soft pillows and finished with a classic tartan throw that nods to Scottish tradition.

The en-suite bathroom is sleek and modern, featuring glossy white tiling and a deep bathtub with both overhead and handheld showers. Stocked with complimentary toiletries, it provides everything you need to relax and freshen up during your stay.

Room 12 is located on the first floor, and therefore is not wheelchair accessible and not suitable for guests who are unable to climb stairs.

As our guesthouses do not have on-site parking or a reception, we’ve outlined convenient parking options nearby to ensure a seamless stay. Please note that Edinburgh’s city centre is subject to parking restrictions, including the Low Emission Zone (LEZ), so always check your vehicle’s compliance to avoid penalties.

PARKING OPTION: On-Street Pay and Display Parking bay:

The City of Edinburgh Council manages pay-and-display parking bays near both guest houses. These bays are located along major streets in the New Town, including George Street, Queen Street, Heriot Row and surrounding areas.

Metered hours:

- Monday to Saturday: 8:30 a.m. – 6:30 p.m.

- Sunday: 12:30 p.m. – 6:30 p.m.

- Maximum stay: Usually 2 hours during metered hours (please check signage for exact limits).

Free parking (outside metered hours):

- Monday to Saturday: 6:30 p.m. – 8:30 a.m. (next day)

- Saturday to Sunday: 6:30 p.m. – 12:30 p.m.

- Sunday to Monday: 6:30 p.m. – 8:30 a.m.

Important Note: When using pay-and-display parking bays, please ensure you park in the correct bay and do not park in bays marked for permit holders only, as this may result in a fine.
