Well worth a visit.
Spot on, friendly hosts, very clean and tidy accommodation, well decorated and lovely comfortable bed, location was excellent with free parking, breakfast was perfect, we will be returning soon.

A quality small guest house on Eastbourne seafront
This guest house is located on Eastbourne seafront opposite the Eastbourne Redoubt. My single room was ensuite and had a sea view. Breakfast was good with options being chosen and submitted the night before. This meant preparation times were extremely quick.

Beautiful Gem in Eastbourne
From start to finish we had a lovely stay. Karen and mark were great very accommodating . We had booked into sea view top floor room , unfortunately my husband is not very well and Karen moved us to a ground floor room. We stayed in the Africa room , beautifully decorated and very comfortable bed . Breakfast was lovely and great poached eggs . Would definitely be staying here again . All rooms are beautifully decorated .

I stayed at The Langtons for two nights and had a very pleasant stay! My room was a single room with an en suite and a balcony with a sea view. I appreciated the kettle, variety of teas, coffee and even hot chocolate. The room was cleaned in the morning for me and everything I had used was replaced. I loved the breakfast system of ticking what you wanted for the next morning. The food was lovely and there was a good selection of choices. Mark and Karen were very friendly and welcoming and I would recommend highly.

Great say at this beautiful guest house. Lovely friendly wecome. Room was bright, clean and comfortable. Great location with a sea view. Breakfast was excellent. Would definitely recommend this place if you are visiting Eastbourne or the surrounding areas.

Anniversary Escape
Great B&B on the seafront. Close enough to the attractions and shops etc to be able to walk but far enough away not to be disturbed by any late night noise. Friendly and welcoming family run establishment. Nice breakfast choices from local suppliers, cooked excellent. Quiet room with everything we needed. Will certainly be back and will be recommending to friends and family.

Welcome was not particularly warm. Communication lacked empathy and rather combative. Cannot comment on breakfast as plans did not fit with B&Bs offering. Breakfast is only available at 0830 or 0915. Paid for but rendered useless. Parking is not as inferred. One has to jostle with residents, businesses and other visitors for on street parking, which subsequently led to parking several streets away.

Oh dear this sadly was a case of the guest not realising that our check in times are 4-7pm until we reminded them as we usually do. These times are clearly stated on Expedia along with an additional note saying that late arrival is not available. This was explained to the guest, who strongly disagreed that this was the case, when we phoned them on the day and were surprised that they were not going to arrive until 11.30pm! We do offer a continental carry out breakfast for early risers but 7.30am is just too early for us to be able to offer a cooked breakfast. We are very fortunate that parking is FREE on street and this is made clear also. It is always a good idea to communicate special requests before booking and we will do our best to help.

This family run guest house is beautifully situated on the sea front within easy walking distance of local amenities, good restaurants and shops. The owners are so friendly and accommodating hence this was a return visit. Every effort has been made with necessary covid restrictions and the overall feeling of warmth and hospitality is paramount. Rates are competitive and we stayed in a sea view king size room where every detail has been made to interior design and decor. I would not hesitate to recommend this guest house. Perfect for business or a weekend away.

Lovely attention to detail and well cared for, clean B&B. Great breakfast. Would have liked more of a sea view and the booking site did not make it clear the room was up a number of stairs. However helpful owner carried my case up and back down. Close to sea front and amenities. Very welcome honesty bar, wish more places had these!

Fantastic B&B
Brilliant stay, comfortable bed and own ensuite. Bus stop right outside. Breakfast was amazing, everything you could want and the honesty box for drinks is superb.

PERFECT STAY ON SEA-FRONT!
I was overwhelmed at such a beautiful, comfortable, warm, clean, cosy, quite large house, that I entered for my one night stay in a single room. It was perfect for me. The host & hostess were most charming & professional. If I had one thing to mention, it would be, I would like a 'Notice' in the WC, to warn me that a motor (of some sort) deals with foul-waste from the WC and altho it is short (maybe one second) it is loud & a shock when sitting on the loo to hear the motor below me - & what seems very close. I personally have never experienced this before so it was a surprise, to say the least. This did not affect the comfort of my room at all because the motor only happened when I used the loo. I loved the room, decor & amenities. The sea view across the road is wonderful & the traffic outside could not be heard, inside. The breakfast room was also immaculate & food first class! I would definitely go there again. Excellent, very good indeed!

Spotless and well-run
The Langtons is a very well maintained, spotlessly clean B&B. Mark and Karen are friendly, attentive hosts who have devised a system to provide their services as efficiently as possible. Breakfast was individually cooked, and delicious. The honesty bar and communal fridge in the hall is a nice touch. From the customer's point of view, it would be nice to have better provision for sockets convenient for the multiplicity of electronic equipment we bring with us these days - maybe 5v outlets at the mains sockets, and more and better-positioned sockets. A communal lounge where customers could relax and talk to each other would be a necessary facility for me to rate it as 5 stars. Access to the dining room and the sunny back garden is restricted outside breakfast time (0830 to 0915) and our otherwise well-appointed bedroom (Rose) has no space for easy chairs.

Dear Larry Thank you so much for your review we are so pleased that you enjoyed your stay with us and appreciated all your comments. We certainly do our best to provide a friendly, comfortable stay in beautiful rooms with a great breakfast to set you up for the day, our honesty bar is very popular too. We consider 3 double sockets in the room enough for most needs, however extra lug in triple sockets are available. As a B&B rather than a Hotel we do live on site, so the spacious breakfast room is accessed via a corridor through part of our own living accommodation. We're not quite sure why you would need outside of breakfast service? We do have a lovely sunny front conservatory with tables and chairs, where you can sit with fellow guests to watch the world go by or on the front patio garden where there are also tables and chairs.Lastly the Rose room does have a chair as do our other guest rooms, some have two! If you have particular needs please phone and we can suggest rooms to suit.
