Charming, authentic, traditional stable dating from the 18th century - steeped in history & fully restored - nestled in the peace and quiet of the Brionnais countryside, on the edge of a bucolic pond on the site of an old mill, in a peaceful, typical rural hamlet located 10 km (equidistant) from Charolles, the "Charolais Venice" ("Cluniac Site" & famous city of Charles the Bold) and La Clayette, nestled in an amphitheater on the banks of a 30 ha pond bordered by a majestic medieval castle dating from 1380, a true heritage jewel of Southern Burgundy (both towns with numerous amenities including supermarkets and extensive sports and leisure facilities). Total tranquility in the heart of a magnificent rolling countryside mixing agriculture & nature (in an area protected in ZNIEFF for its rich ecosystems) in the heart of the sublime Charolais bocage dotted with beautiful forests & ponds, not far from the mountain of Saint-Cyr (highest point of southern Burgundy), nestled between the verdant valley of Arconce (also classified in ZNIEFF) & the first wooded foothills of the Beaujolais massif (partly classified & protected in "Natura 2000 Zone"). Ideal for exploring (RCEA access 11 km): 17 km from Saint-Christophe-en-Brionnais & its iconic weekly "Bestial Market" dating from the end of the 15th century (one of the oldest in France, a literal spectacle dedicated to the local Charolais star!), 20 km from Paray-le-Monial, 25 km from the medieval village of Semur-en-Brionnais with the very rare "Most Beautiful Villages of France" label, 29 km from Marcigny ("Cluniac Site" famous for its Monday morning market created in 1266), 30 km from Charlieu, 32 km from Digoin (river marina connected to the Canal du Centre & "quiet canal" linking Digoin to Roanne), 44 km from Beaujeu (historic capital of Beaujolais), 48 km from the illustrious abbey city of Cluny & 52 km from the sumptuous landscaped jewel of the Roches de Solutré & Vergisson labeled Grand Site de France. Joëlle & Henri (owners of two private ponds located a stone's throw from the gîte / fishing possible for pike, carp, tench, roach, etc.) open the doors of a charming, authentic, traditional 18th century stable steeped in history, entirely restored by them (formerly linked to the old local mill that occupied the premises, of which the imposing remains remain today), nestled on the edge of a bucolic little pond (home to ducks, egrets, swans & many birds). Peace & quiet nestled in a peaceful little typical rural hamlet, both residential & agricultural (home to their son's family farm a stone's throw away / "farm tour" possible on request), nestled in the heart of the unspoiled Brionnais countryside in the hollow of a soothing valley of meadows crossed by a stream, in the heart of the sublime local bocage dotted with ponds & rivers (where the famous Charolais cows graze in season), very close to beautiful wild forests. Magnificent hilly rural setting all around mixing agriculture & nature (to explore during relaxing walks or mountain bike rides). Gîte with a country character with contemporary accents, a touch "rustic", combined with the rich traces of the original building (preservation of beams and walls & stone lintels). Large gravel terrace facing south-west facing the pond, offering a beautiful unobstructed view of the surrounding countryside complemented by a pleasant mini garden nestled under trees (shaded in summer). Access to a "natural" pétanque ground (shared with the other gîte). Composition: Semi-detached house with a garage of the owner (neighboring the second gîte of the property in total independence without vis-à-vis). Electric heating. Single-storey gîte on the ground floor: living room-kitchen, 1 bedroom (double bed 140x190cm), bathroom (shower), separate toilet. Courtyard + terrace (gravel) + small garden + private parking.
