Great value for money

Really nice. Nice staff. Very friendly. Quiet neighbourhood. Lovely breakfast pack - was just right!! Only problem was the toilet seat was cracked! And no tea or coffee - though there as a kettle. Minor things - and i will come and stay again.

We were shown to a room, it was not ready, we went for lunch and returned and upon close inspection the AC was not working, the bedsheets looked dirty. We immediately left the property and found another hotel for our two night stay. Your rating of 8.4/10 is deceiving. I would like to request a refund and recommend you re-evaluate the rating.

Ok but rather dated. My room was not 4 star

The property is dated and while there was nothing shocking, I was disappointed since it is advertised as a 4 star. The place because it was stuffy and in need of an upgrade (broken tiles in bathroom and dirty silicone in shower), is probably better described as a 2.5 star. Breakfast was tasty though

best little guest house in Durban

I found the property, the staff and the food to be of a very high standard. Would certainly highly recommend for a city break.

bed begs in room 14

We rented 2 rooms and discovered evidence of bed bugs and dirty sheets with blood stains in room # 14. The other room 12 was acceptable. We discovered problem in rooom 14 around 10:30pm and the reception was not available to assist us because they close their office at 9pm and their emergency cell phones went directly to voice mails. We ended up rented another room in a very nice hotel which was R300 more but it was well worth it. The hotel stuff refused to admit about evidence of bed bugs but i took several pics and their maids admitted not changing all the sheets, however, they were able to give us a credit since we were unable to use room 14. Location is great but i will not recommend this quest house and if you are in Durban, i recommend going with major brand name hotels.

Nice hotel and close to everything.

The B&B is gorgeous inside and out. Very close to a major highway (N3) and a stone throw to downtown Durban's South Beach. The breakfast each morning was great and fulfilling. I had a blast sleep with the view of downtown from my window and waking up to natural sunlight. Overall, a great place for a even great price.

Good location, safe and cheerful

Roseland House is well placed for the beach and harbour (about 20 mins drive), local restaurants and a Woolworths (about four mins' drive down the road), malls, the the university. It is a short drive from main freeways inland and up the coast. The owners are cheerful and helpful, the rooms are pleasant and clean, with period furnishings. Laundry is quick and reasonably priced. Everything works. The property feels safe. There are two nice pools and many of the rooms have sitting out areas. My only small suggested improvement would be fridges in the rooms.

Charming suburban guesthouse

Roseland house is a very charming B&B in a quiet neighborhood in Durban. The room was spacious, with a real Victorian character... Beautiful mahogany furnishings. The owners were lovely and very friendly. Breakfast was a delicious made to order egg dish wiry fresh fruit and other sides. For dinner, there are a number if restaurants just down the road. Note that if you're looking for modern, 21st century accommodations, this probably isn't the place for you. But if you want a place with a bit more character and a very friendly staff, I'd highly recommend Roseland House.

Nice owners, excellent breakfast, clean, not far from the town center but in a safe area. Bathroom could use a shower curtain and bathmat. I recommend it but advise you ask for a room away from the dining area, as you'll be woken up early in the morning.
