Welcome to Central Cowes Beach Villa II , a near-new modern double-storey coastal villa offering privacy, space and comfort in a quiet Cowes setting. Positioned at the rear of the block via a long driveway and surrounded by fencing and established planting, the home feels tucked away and secluded while remaining exceptionally walkable and well connected. A sheltered bay beach is just a 15-minute walk, Cowes main street is a 3-minute drive (or an easy 15- minute stroll), and some of Phillip Island’s best surf beaches are within a 10–15-minute drive.

Designed to comfortably accommodate up to 8 guests, this modern villa is ideal for families, groups of friends, or two families holidaying together. The layout offers excellent separation of space, with multiple living rooms, generous bedrooms and premium finishes throughout, all within an entirely private home with no shared spaces.

The ground floor features a spacious living room with a large 75-inch Smart TV, wired data connection and a leather reclining couch set, flowing through to the open-plan kitchen and dining zone. The kitchen is fully equipped with quality cookware, crockery, glassware and cutlery, along with a gas cooktop, oven, dishwasher, microwave and large fridge/freezer, making it well suited to cooking and entertaining. The dining table seats eight comfortably. A full laundry with washing machine, dryer, iron and ironing board is also located downstairs, along with a powder room for convenience.

Also on the ground level is the master bedroom, appointed with a king bed, walk in robe, Smart TV and a private ensuite. This downstairs bedroom offers comfort, privacy and ease of access.

Upstairs, a second living room provides another space to unwind, complete with a 75-inch Smart TV and wired data.
Lounges equipped to seat 8 guests. Three additional bedrooms are located on this level — the Cowes bedroom, Surf Beach bedroom, and Phillip Island bedroom — each fitted with a queen bed and adequate robes. Two of these bedrooms include wall-mounted 43-inch Smart TVs, while the Phillip Island bedroom does not have a TV but an enjoyable view to the west of Cowes. The upstairs bathroom includes a separate bathtub and shower, and there is a toilet on this level.

Comfort is assured year-round with ducted heating and cooling throughout the home, controlled via two touchscreen panels — one upstairs and one downstairs. Each room’s vents can be individually shut off, allowing guests to tailor the temperature room by room for maximum comfort and energy efficiency. Reliable NBN internet is provided, with wired data connections running to all televisions, making the villa well suited for streaming, work or longer stays.

Outside, the fully fenced backyard offers privacy and a low-maintenance garden setting, with creepers growing along the fencing to enhance the sense of seclusion. A small outdoor area with a gas BBQ provides a simple space for relaxed outdoor meals. Parking is generous, with a 2-car garage plus room for multiple additional vehicles in the driveway.

Central Cowes Beach Villa 2 is perfectly positioned to enjoy everything Phillip Island has to offer. Spend your days at the calm bay beaches nearby, explore the island’s renowned surf beaches, enjoy coastal walking tracks, or dine your way through Cowes’ cafés and restaurants. Iconic attractions such as the Penguin Parade are also within easy reach.

To help maintain a comfortable environment for all guests and neighbours, the villa is best suited to considerate, relaxed holiday stays. Parties and events are not permitted, smoking is not allowed anywhere on the property, and pets are not permitted. Guests must be 18 years or older to book, with a minimum two-night stay. Linen and towels are supplied for all bookings.
