Units at Palm Breeze Apartment Suites are heated and cooled using an HVAC system called a PTAC. You have likely seen this same system used in hotels, and are through wall units that are sized to heat and cool the entire apartment without duct work running to every space. We do provide a ceiling fan for the bedroom but please note, the HVAC PTAC unit is located in the living room and does not have a direct duct or feed to the kitchen, bathroom or bedroom.

There are 6 security cameras at various locations on the exterior of the building. They point towards the parking lot, front yard, trash area, woods behind the building, and the walkway in front of the building. They are all active. The maximum occupancy that is shown in the listing includes any and all visitors that will be at the home. Over-occupancy or unauthorized events will result in IMMEDIATE eviction without refund. Any guest who refuses to vacate when instructed will be treated as a trespasser.
No parties, events, or gatherings over the listed occupancy are allowed under any circumstances. Bookings made under false pretenses will be denied access with no refund.

While we ask a series of screening questions to all guests, local guests are subject to additional screening steps, including a phone call. We reserve the right to cancel any guest reservations at our discretion.
Quiet hours are from 10PM until 8AM every day of the week. We have zero tolerance for noise complaints and multiple violations will result in immediate eviction without refund.
No smoking or vaping inside of the home under any circumstances. You will incur an additional fee of $500 if you smoke within the home + the cost of any damages. If you smoke outdoors you must dispose of any debris safely, do not discard anything in the yard or patio.
No illegal substances or activities on the premises.
Pets must be approved in advance. We charge a pet fee for up to 2 pets at all of our pet friendly locations. If there is evidence of any undisclosed pets in the home (pet friendly or non-pet friendly), you will be charged for cleaning + any additional damages.
If the property is left in an unusually dirty condition that requires deep cleaning beyond our standard turnover, an additional fee will be charged to cover the extra housekeeping costs.
Early check in and late check out for up to 2 hours is available per calendar availability, at an additional cost. This must be requested through your boarding pass, and we will approve / decline after reviewing our cleaning schedule.
Do not tamper with smoke detectors, security devices, or Wi-Fi equipment.
If personal items are left behind a fee of $25 + shipping costs will be charged back to you.

Because of the price I will give five stars. I used it just for a place to sleep for a night. Conveniently located within walking distance to the university's downtown bar / club scene. There's lots of places to hang out and eat. It's a college town though with lots of college students around. The bed was comfy I had all the amenities needed. The train and train horn were a little surprising but not unlivable. It only went off once a day when we were there. Surprises you but makes for a great story and video. Lol It's small but perfect for two with big closet. The host was easy to communicate with and everything went smoothly. Will definitely rent again. It's a property management company so I'm sure they have several other properties in the area. I consider this place more of a "need a place to stay for cheap" It's five stars all the way in that area! If you're looking for something more upscale maybe look at their other properties. It's in an older duplex type building with two floors. We didn't hear any neighbors when we were there but other people live in the other units and pretty sure at least one other one is a rental. Parking is scarce so only one vehicle. It has been repainted and updated a little. If it was being rated by a hotel or one of those websites it would probably get a three out of five for fanciness if that makes sense. I would definitely stay again if I needed to find cheaper spot to stay.
