Loved the room, the family room, very cozy and perfect for what we needed. Could have been a little cleaner, dusting. Also advertised toiletries and hairdryer. There was not any, we had traveled without, so we had to purchase. Also, mentions desk/laptop space in family room, there is not. The king bed is very tilted, not really comfortable. The bathroom does need some work but was clean and functional. Pictures should be updated online. I would definitely stay again, but not for longer than a couple of nights. Extremely convenient to Canterbury.

Parking lot was supposed to be accessible but nothing was mentioned in the announcement nor through any sorts of pre-arrival communication. We got stuck with our car into a city car park that was not cheap without having any options available.

Not great. Cheap and cheerful is one thing.. but cheap and dirty isnt acceptable. The carpets are filthy, the bin in the room had even been emptied from the previsou guests. Not great at all.

The hotel is definitely convenient; it was a ten minute walk from the station and is located RIGHT in the centre of the old town. The staff were pleasant and welcoming. The breakfast was simple (toast, cereal, fruit, yogurt). The first morning the dining room was busy; the fruit and yogurt disappeared quickly and weren’t replenished. The second morning was quieter and staff had time to refill things. The rooms were clean, but shabby. Wine stains on the curtains, holes in the wall and broken hooks in the bathroom. There wasn’t anywhere to put personal items in the bathroom. A small table or shelf could have served that purpose. The stairs in this property are VERY narrow. It was difficult to go up them with even a small suitcase. Larger suitcases would have been a problem, In summary, this property is just okay. Clean and welcoming but presentation needs work.

I don’t suggest anyone to consider the place to stay. The location is very good,but the staffs are not friendly and helpful at all. It is cheap but the basic services are missing,not to mention the breakfast has nothing to offer!

It was a lovely old building and quite basic in terms of amenities but the best value for money if you want to stay in the city centre and have shops and pubs immediately around in Canterbury. Would definitely stay again when on a budget!

At £50-60 this would have been fine but at a little over £100 for one night, I expected better. Strange smell in room coming from bathroom, dirty walls and overall didn't seem very well kept.

Avoid this one.
I would not stay again. The room was not as advertised. Next to the front door which was slammed often during the night. Ground floor room with outdated scrap furniture. Noise from deliveries in the street at 04:00. Room was very hot and no ability to turn off heating as controls removed. Mould in the bathroom. This is less of a hotel and more a hostel. Not worth over £50 a night. I suggest a max of £20 would be more appropriate. Feedback given to staff at the property who didn't care.

What a waste of money
This is the most dire hotel we have ever booked. The photographs on the Hotels.com site are totally misleading. The room was only as big as the double bed. We walked in and walked straight out again and found somewhere else to stay. The local Travelodge was cheaper and cleaner.

Fundamentally a student lodging house letting out any empty rooms; basic is an overstatement. No bar or restaurant; no staff, only one caretaker; no toilet tissue in the en-suite; grouting has black mould; twin beds pushed together with a gap in the middle; double duvet inside a king side cover so not full coverage of the bed; no TV remote; bedside lamp not working and a broken shade; no lounge or refreshment facilities; narrow, winding stairs; no provision for mobility difficulties; car parking is an extra charge and a ten minute walk. All in all, this is more of a hostel than a 3* hotel. The one member of staff was very friendly and helpful but had no authority to make any recompense.

A good example of you get what you pay for, relatively cheap for the Canterbury area but then it wasn’t a great place to stay. Rooms were very small in desperate need of decorating, my TV had been taped up moments before being shown to my room which I wasn’t impressed about, breakfast was extremely poor limited options and no effort made.. I will say though the staff or staff member was friendly.

**DO NOT BOOK THIS HOTEL** **THEY DO NOT HAVE PARKING ONSITE, NO MATTER WHAT THE WEBSITE SAYS** The website advertises limited on site parking - you’ll be told on arrival that parking is £15 and a ten minute walk away. The room was so filthy we felt like we couldn’t even take our shoes off. The toilet and floor were covered in urine and stunk. The heating was on in the room and it was boiling. I opened the sliding glass door to the actual window, which was already open, and the door to the room blew open. We locked the door, but whenever there was a slight breeze it rattled and knocked which was so unsettling, but we couldn’t not have the window open due to the smell and the heat. The walls were stained and disgusting. The fridge in the room had obviously been switched off before because the smell when you opened it was revolting. The lamps on the bedside tables were torn and covered in dust and webs. The window couldn’t be reopened once close and we had to use a bible to jam it open. We didn’t even look at the breakfast. I wouldn’t watch to touch or eat anything there, considering how disgusting the room was.

The property was clean & location is also good. But there seem to be no staff after evening, so even we need something we couldn't find anyone to talk. We couldn't warm our food due to kitchen being closed and no one around. Microwave should be available all the time as it's an essential item. Also in the breakfast, there was no egg, which is disappointing. Egg is the most important part of breakfast and it should be included in the menu.

Terrible would not recommend!
My room was disgusting was not clean, there was mould all over the bathroom walls, a plug socket practically hanging off the wall, left over McDonald’s left in my room from the last guest which made me not want to even be in the room let alone sleep in it! The manger from the moment I walked in to the hotel made me feel uncomfortable
