So emergency vehicles can access the surrounding roads and properties, please do not block any driveways, roads or intersections. Please do not exceed the number of vehicles driven per the number of bedrooms. Check in time is 3 pm or anytime after, please call our office to see if any early check in is available the day before or the day of your arrival. Check out time is 12 noon promptly. Our housekeeping staff travels a great distance, please depart no later than 12 noon. Please bring your own personal hygiene products (shampoo, soap, toothpaste, etc). Please bring any spices and cooking preparation items (oil, foil, wax paper, etc). * If the property has internet service, the internet login information is located on the refrigerator We have a rental agreement that we email to you to electronically sign. While we want our guests to enjoy their visit, please be respectful of the neighbors by refraining from playing loud music or any unacceptable behavior. Guests must be twenty five years of age or older to rent this property. CHECKOUT INSTRUCTIONS: If traveling with a pet at a pet friendly property, please remove pet residue from the yard and pet hair from the cabin. Check out time is 12:00 noon promptly. Please do not leave any perishable food in the refrigerator or freezer, condiments are acceptable to leave. Please bag all trash in a standard trash bag and ensure all recyclables are bagged. Garbage service will not remove any non bagged trash. Place your garbage in the trash box at the driveway entrance (for Woods Resort Properties only, please take your garbage to the community dumpster just past the outdoor pool). Please call office for trash pick up if garbage is overflowing. Please wash all your dishes or start the dishwasher. If there is a wood burning stove or fireplace, ensure the fire is burnt all the way down and close the door or fireplace screen. DO NOT PUT WATER INSIDE FIREPLACE OR WOODSTOVE, WATER WILL CRACK THE DEVICE. Leave all ashes in the fireplace or wood stove. Campfire ring burning - if property has a campfire ring, please make sure campfire is burnt all the way down and wet down with water before departing. Please turn off all lights before departing. Ensure all windows and doors are closed and locked. During summer months, please set air conditioning to 75 degrees. During winter months, please set heat to 55 degrees. Please return key to lock box and roll the lock box numbers on all zeros (0-0-0-0). Ensure you leave the key in the lock box for housekeeping to access the property. Please leave the cabin in an orderly and reasonable condition, our housekeeping staff works very hard to make the properties sparkle. Gratuity is appreciated for the housekeeping staff.

We throughly enjoyed our stay at Sleepy view Retreat. We discussed our thoughts on vices vs virtues while crafting on the screened porch. The hot tub was an added treat.
House was very clean. Trail was perfect with benches along the way. Porch with heaters made evenings so enjoyable. Hot tub is an added bonus! Koi pond was another peaceful place to sit by. Would definitely stay here again!
We greatly enjoyed our long weekend getaway to this property. The property was as described, very clean, updated, cozy, and perfect for just us and our 2 dogs. We cooked all our meals, enjoyed the walking trail, fires at night, and the hot tub was such a nice treat. I highly recommend this property if you want a quiet weekend in the woods. A quick note- you definitely need an all terrain vehicle to get to the house and there’s only one actual bedroom, the rest of the beds are in an open loft.

The property is clean and well-maintained, and it’s stocked with all the essentials you could need for a comfortable stay. It's the perfect place to unwind. We loved the quiet and secluded nature of this property for a girls weekend away. Everything was very clean and amenities were as described. We enjoyed the screened in porch in the evenings and the hot tub.
Place was very clean! Nice and open. We enjoyed all there was on the property as well. I agree with other reviews to try to come during the daylight as the directions can get confusing.
We had a great time at Sleepy View. The solitude and amenities were fanatastic and just what my family needed. We dyed easter eggs, roasted peeps, and had an even had an easter egg hunt. It was a wonderfull Easter weekend in the woods.
What a perfect remote getaway for our group of friends! The house is gorgeous and cozy, the hot tub is incredible, and the property is picturesque in fall. I recommend driving there during the day because the roads are dark and twisty at times and reception is spotty. Truly can't wait to go back!
We had a wonderful time. Beautiful home, cozy with candles and snuggling throws around the gas fireplace. Board games of every kind was a pleasant surprise since my family are huge at playing board games. Hot tub was amazing and the screened in porch was wonderful. This cabin is nestled in the woods with trails to explore. We couldn’t have asked for a better experience.
Loved this house. It is a great place to kick back, relax, and enjoy the local nature. We had been concerned about renting during pandemic; however, our fears were laid to rest immediately. This house is kept impeccably clean. We did have one small issue with the hot tub and maintenance was there to address it within 1/2 hour of calling, which was great. All appliances and kitchen things anyone could want are there and working except there was no can opener. Only thing that could have been better is if there were some kind of window coverings in the master bedroom. We will likely rent again.
The property was well stocked and our family enjoyed the gathering spaces. It was clean and there was plenty of room for us to eat together inside or outside in the screened in porch. We enjoy playing games together, so these spaces were perfect.
The listing was a little misleading. The property is one bedroom and then a loft area that’s open to the kitchen, dining room, and family room.
Additionally, there was a child under two in our party and the railing particularity in front of the metal circular staircase had large gaps that would have been easy for him to slip through.
Overall we enjoyed our stay, but this cabin works better for children who are a little older.
We really enjoyed our stay at Sleepy View. I honestly would not change a thing. The property was wonderful and just secluded enough. There were plenty of things to do within 10 minutes but it was nice to be off the beaten path. We saw a lot of wildlife (a herd of deer with 2 albinos several times which was so cool), plenty of places to relax (hot tub, screened porch, fire pit, fish pond) and tons of fun things for the kids & dog. The hot tub was a kid favorite as well as the zip line. Keurig/Latte machine was such a treat! We enjoyed many hikes on the 2 trails on the property which were well kept, we saw deer on the trails more than once. We visited Cacapon State Park (ridge trail was a nice hike, also had a lookout where you can see 4 states & did trail riding), Berkley Springs, and Pawpaw tunnel were all favorites. We only went out to eat once but there are plenty of restaurants to pick from. If you need a little R&R and enjoy the outdoors, sleepy view it a great place to stay.

Remote getaway
On 17 acres, i thought you would be able to explore on the property. Lots of private property signs.The longer trail that is marked was overgrown, so I took a walk on the lane. They should definitely post that you can't walk on the lane or the crazy lady starts yelling at you. The home itself was very nice. Deer in the front yard in the morning. Raccoon while on a walk. Great place for a family to get away. Cell service, internet and tv service worked great.
This place was as amazing as it looked online. The property managers were easily reached when I had questions and they were as helpful as can be. My friends and I agreed that we’d love to come back given the opportunity. Thank you!
A beautiful remote property - perfect for a covid get away. Gas fireplace made it super cozy. Only issue was the fact that the two bedrooms upstairs are loft style, meaning they were open to the floor below, meaning no privacy esp for sound, When one person is up, everyone is up. But the house was lovely - and the property manager was super responsive so highly recommend!
