__THE PARLOR HOUSE - Building #1 // 3BR, 2BA
The 1st Floor in the Parlor House, a circa 1910 historic home, recently restored with a modern palette and designer furniture & fixtures. In this listing is are (3) private bedrooms, (2) bathrooms, and a variety of living spaces & lounging nooks.

* * Bedroom 1 | The "North Star":
a large bedroom with designer QUEEN bed + private sunroom, including a desk & armoire.

* * Bedroom 2 | The "Sherlock":
an ample bedroom, fashioned in a Dark Academia aesthetic, in homage to Sherlock Holmes, mixed with modern comforts. Includes a QUEEN bed, armchair, dressing table, chest of drawers, closet with wooden hangers.

* * Bathroom 1 | First Floor of Parlor House
A full bathroom on the 1st floor, with access via the hallway, including shower & essential bath products.

* * Bedroom 3 | The Aviary Suite
a large bedroom with designer QUEEN bed. A full, en suite bathroom is included, with access via the bedroom and hallway. The suite is furnished with a cafe table, chairs, small hutch, designer rugs, drapes, shutters, and designer fixtures.

Washed in a "recycled glass" hue, this suite gives a birds-eye view of the property. A seating area is included at the top of the stairs.

A beverage station is stocked with teas, a kettle, and basic barware.

* * Bathroom 2:
A full, en suite bathroom is included on the 2nd floor, including shower & essential bath products.



__THE CLUBHOUSE - Building #2 // 1BR, 1BA
The Clubhouse is a spacious studio suite at The Ferns.

Furnishings include a cozy four-post, queen bed fashioned alongside a plush, bouclée couch & lounge chair.

Bistro table & chairs accompany a beverage station with a Nespresso & tea selection - perfect for light meals, working, or serving beverages.

Huge shower, personal Turkish pool blankets, & fluffy cotton bath towels!

There are also two (2) high-top bars with seating - fitting for work, study, scrolling, & bird watching.



__AMENITIES OUTDOORS
Guests will enjoy private & exclusive use of the POOL, jacuzzi, the Pavilion with full OUTDOOR KITCHEN + GRILL, seating at the BAR or around the pool, PERGOLA, porches, backyard.

There are lawn games available!

[1] Respect the Cozy Small Town Vibe: The property is in a residential area. Noise levels are to be maintained to normal conversational levels. Guests are advised to refrain from loud noises, especially outside - this includes voices, music, and other audio. All noise disturbances will be treated seriously and may result in removal from the property without a refund. Noise or disturbance, and/or damage will incur a $500 fee plus the costs of repair, maintenance, and any other remedy; the reservation fees collected may not be refunded and you may be asked to leave. This listing is NOT a party rental -- please DM host for more information on event rentals of the property.

[2] Leave it as you found it: unusual or excessive cleaning, furniture damage and/or repositioning of furniture, fixtures, or other components of the property will incur a fee of $150 plus repair and replacement cost.

[3] Enjoy it as you Booked it: allowing unregistered visitors on property will incur a fee of $100/visitor/day of the dates of the reservation; also, you may be asked to leave and may forfeit any fees paid.

_Registered guests are permitted on property - unregistered visitors are not allowed and will constitute a party.
