    Wake up, step outside, and there it is — the iconic rocky profile of Grandfather Mountain rising above the valley, painted in morning light. From the deck, the hot tub, the fire pit, even through the great room's floor-to-ceiling windows — stunning mountain views surround you at every turn. Watch the colors shift from sunrise pink to afternoon blue to golden-hour amber. It never gets old. That view from the hot tub at sunset with a cold drink in hand? You'll be talking about it for years.

    Five Stunning Outdoor Spaces

    • Fire Pit Pavilion
    The perfect gathering spot for the whole family. Kids can roast marshmallows while adults unwind with a glass of wine, all with breathtaking mountain views as your backdrop. Some of the best memories of the trip will be made right here.

    • Hot Tub with Mountain Views
    A large, covered hot tub on its own private deck with open views of the Blue Ridge. String lights, fresh towels, and pure mountain air. Soaking here at dusk as the sky turns orange behind the ridgeline is as good as it sounds.

    • Cedar Barrel Sauna ("Almost Heaven")
    A premium cedar barrel sauna nestled in the trees with its own dedicated deck, glass-front door, electric heater with stones, wooden bucket and ladle, and ambient interior lighting. Step out refreshed and breathe in that High Country air.

    • Upper Deck
    Outdoor dining for the whole family, a gas grill, and a gas fire table — all with Grandfather Mountain front and center. Grill dinner as the sun drops behind the peak. It doesn't get better than this.

    Inside the Home

    The great room is spectacular — soaring vaulted pine ceilings, a stone fireplace, and a dramatic wall of floor-to-ceiling windows framing the mountains like a living painting. Multiple plush sofas, Smart TVs with Netflix, and warm natural light make this the perfect gathering space in any season.

    The dining room seats the whole family elegantly beneath a chandelier, with a High Country Wine Trail map on the wall to inspire afternoon adventures. The kitchen is fully loaded: rich dark cabinetry, granite countertops, stainless appliances, a waffle maker — and a dedicated coffee bar stocked with a dual-brew coffee maker, flavored Torani syrups, a full mug collection, and everything you need for the perfect mountain morning. A full washer and dryer is on-site for longer stays.

    The Bedrooms

    • First Master suite (downstairs) — This one is a guest favorite. Featuring a king bed, a queen size sleeper sofa, and Smart TV, it comes with a full bathroom and direct access to the deck, hot tub, sauna, and game room — the ultimate setup for families with kids or anyone who wants to step straight from bed into adventure.

    • Second Master Suite (Upstairs) — A king bed filled with natural light and sweeping treetop views makes this suite a genuine retreat. Great family getaway

The house is very clean and welcoming and perfect for a family getaway. We absolutely loved the location as it's very convenient to the grocery store, family friendly activities and the view is amazing. All of the bedrooms were spacious and very comfortable. We had a great time at 1st in Sugar. The property was great and well located. We sold our home in Eagles Nest a year ago so it was great getting back to Banner Elk. Sugar Mountain is so easy and centrally located its a great place for first timers to Banner Elk.

Thanksgiving ski trip

Beautiful setting and house was clean and comfortable. We cooked Thanksgiving dinner here and kitchen was well equipped. Not enough snow for Sugar Mt to open so didn’t get to snowboard, but enjoyed the hot tub! Saw deer every morning coming down the mountain behind the house while eating breakfast. A great week!

The house and location was absolutely beautiful we had a great time the only issue we had was the septic tank was full 3days into our 6 day stay and it was never punped the entire time and had issues with the toilets flushing and the septic leaking sewage down the yard.

The bottom floor was freezing. There was only one heater in the house until they came out to fix the entire unit when it went out on Saturday. Make sure you verify the heat on the bottom floor is fixed prior to staying here. Overall the property was great minus the bottom floor.

Unfortunately we did not have a good stay at 1st in Sugar. We arrived to find trash on the porch, trash in some of the indoor bins, a broken hot tub, a broken shower upstairs, and a note for a bottle of wine but no bottle of wine. We immediately texted the number to report these issues and didn’t get a phone call until 24 hours later. The maintenance person said they fixed the hot tub but it never warmed up. The shower was not fixable. We are still waiting to hear back about how this can be made right. Don’t stay here.
