We stayed at Baan Pra Nond during our time in Bangkok and it was the perfect locally owned and operated B&B! Upon arriving, we were greeted with Thai tea and hot towels, and every staff person we met was so kind and helpful! The breakfasts and French press coffee were delicious, and the cozy, beautifully decorated rooms are stocked with plenty of water--as well as daily incense. We could not have enjoyed our time more at Baan Pra Nond and are so grateful for the hospitality of the family and staff.

Very noisy but centrally located
On the positive side, the staff are super friendly and the breakfast is good. But the area is very loud and noisy, mostly because of traffic. The room is quite dark and the WiFi is sporadic. Mosquitos were a big problem, providing a coil or repellent for guests would be nice.

lovely stay
First time for us in a b&b!! wow, a lovely house in a very local area. Great for a couple of days, close to bangrak, the river and bts, very busy with traffic outside but managable.The room was nice and cosy and the pool was brilliant, big thanks to Janya for advice and info, highly recommended

Although at first it s location was very noisy - the ambiance of the place and friendliness of staff soon overcame this . The location is great near the river and train station Would stay again definitely.

Boutique hotel close to train station
I loved staying here! It’s just a few blocks from the Surasak sky train station that’s just a few stops from the center town. The hotel is managed by the granddaughter of the original owner- and you can see pictures of him and his family in the main entry way. The only issue with this place is that it’s so close to the highway that you do have to sleep with ear plugs. But other than that- it’s super charming and welcoming.

This is a charming B@B .The breakfasts are lovely.the rooms are light.the pool area is nice. My only neg was the bed was very hard. The staff were so helpful.

Gorgeous place but wouldn’t stay again
The house itself and garden is beautiful, pool is fine but the traffic is just too much. This would stop us from staying again. There were a couple of lights out in the room so it was quite dark and the shower leaked badly in the bathroom. The bed was too hard, maybe slightly softer mattress needed but the bed linen was lovely. The house is gorgeous and very well kept, snack options fine but breakfast there should be 2 choices and not just presented with one thing. Just if possible that would be better.

Heritage/Colonial Charm, Very Comfortable
This hotel is an absolute gem. It's tucked away from one of the busiest intersections in Sathorn which makes it very close to a lot of popular spots along the river and it's steps away from Surasak BTS which is pretty much your connection to the rest of the city. The staff is extremely friendly so it made my stay very comfortable, they have a dog named Logan...who is a big flirt btw, totally going to miss him. The room I stayed in was filled with old Thailand charm, it has that heritage/colonial feel to it so I kinda fell in love with it right away....I took a million photos here which I'll share on IG soon. I have nothing bad to say about this place - it's absolutely charming. Defnitely coming back!.

Lovely stay in Bangkok
The place was very quaint and done up very beautifully. The host was very nice and warm and we were very well taken care of. Breakfast were excellent, and room very clean and comfortable. The B&B is situated along a main road, but it was quiet in the room and nestled outside the busy area of Bangkok. Highly recommended.

Lovely hotel and staff
Our stay was perfect, the service is remarkable and the room and hotel very nice. The young man at the reception is very nice and smiley, and made us feel like at home. The owners were also very friendly and helpful to organize our trip in Bangkok. The location was also very convenient, as we had only 5 min to 10 min walking to go to a more busy area to have dinner. We really recommend this hotel and will definitely go over there again.

No sun on pool due to noisey freeway over back of hotel. Large machinery parked behind hotel and the area was very dirty. The location is great for river cruise and rail links lovely and room comfortable.

Stellar B&B with minor flaw
Look past the nearby freeway and you will find a gem. Historic home was built by the proprietress' grandfather. It's preserved with regards towards its history and decorated with antiques. Very charming. Varied and creative breakfast dishes will power your explorations of Bangkok. Recommended!

Pleasant leafy escape
Very welcoming staff, with refreshing iced tea and cold face cloth offered on arrival. Although situated on a very busy street, it is a pleasant oasis amidst the frantic pace of Bangkok. It is close to BTS, so Bangkok is very accessible from B & B.

Awesome staff!
We stayed in Bangkok 3 nights. We really loved our stay at Baan Pra. The neighborhood is really great. It's 5 min walk from the sky train station, which makes it easy to go everywhere. There are a few good places to eat around but you can also take a Tuk Tuk for 200 baht and go to china town and get all kinds of food there. The only downfall was that the hotel is right next to the highway so it can get a bit noisy at times. The staff at the hotel are very helpful, respectful and patient. Loved their hospitality.

Pretty B&b spoilt by being sandwiched between two major roads. Traffic noise was constant day and night. Hard bed. Otherwise nice people, friendly and helpful. Would rate higher if quieter.

Too noisy!
I paid up front for four nights but left after one and paid more for a quieter hotel. If you plan to arrive home late and sleep in late, this is not for you. This two storey family run hotel has its charm, including very pleasant family owners and charming pet dog but it is right beside a very busy main road that you cannot sleep through - despite bedside earplugs being provided as part of the service!

Wow what a lovely, clean place, nothing at all to complain about as far as the guest house goes except for its location ... really busy area...noisy in the garden and pool area but you do seem to get use to it ..rooms really quiet and had no problems sleeping ..fantastic staff ..l would stay again

Just a wonderful hotel with wonderful staff!
The hotel is great. Wonderful breakfast, really great staff, very nice rooms! Only issue is very few people know where the place is which can get expensive with taxis getting lost but if you have a phone on you and keep a map handy, you will be more than find ...just to note, it is a bit far out but it is quiet and lovely so worth it when getting off a long flight. That is very much my only criticism!

Brilliant staff, lovely B&B well decorated, charming cozy feeling, comfortable room. Yes next to a busy street but you are in the middle of one of the biggest city in the world ! what do you expect ? Highly recommended to anyone wishing to stay away from the chain hotels without characters and soul.

I would definitely stay at Baan Pra Nond again. The service was amazing. The staff went above and beyond to help us with any thing we needed. The rooms were comfortable, the only issue being the noise on the street. However, I stayed a night on Khao San road and had an easier time sleeping here. They also provided earplugs. And phenomenal Thai Iced Tea.

Rooms were nice and comfortable. Location is about 5 mins walk away from BTS. The only problems with this location is that there are very few food outlets available around it, and that there is a pack of stray dogs which attacks pedestrians in the street leading up to the B&B.

A great place to stay
Bangkok can be chaotic. The B&B is well located out of the frenzy but easy access to mass transit and the river tourist boats. While there is a lot of traffic in the area, the B&B is an island of peacefulness. Great staff and very welcoming.

Bann Pra Nond B&B is a beautifully restored B&B. Staff is extremely helpful and super friendly. This is just such an oasis in loud, busy and hectic Bangkok.

A Great Find
Having spent probably 1 night too many in busy Bangkok and being a little disappointed by the newer areas we had moved into ( Silom, Sukhumvit), just being able to stay a one night in this place and just enjoy the relaxed ambience and just a bit personal space was great. The building has a homely feel to it and the staff are sensitive to what I felt they sensed what people need when in Bangkok- Chill out time! Recommend this place any time.

This cosy b&b makes you feel right at home. The staff is very serviceminded and helpful and they would do anything to make you comfortable. Room and the house's area are kept very clean. There's a little bit noise from the road otherwise nothing to complain about. Would definately stay here again.

A little piece of paradise!
I am almost afraid to let the secret out about Baan Pra Nond. We arrived late in the evening and was warmly greeted with cool towels and juice from Jason (the owner). The B & B was beautiful!!! The minute we walked through the gate and entered in the main house we were pleasantly surprised. Everything about it make you feel like you had entered into a little oasis in the city. Our room was beautifully decorated in warm colors. The king size bed and pillows were heavenly to sleep on. Great water pressure and lovely amenities. The breakfast each morning was different and delicious! (Great variety)! The owners wife was very friendly and resourceful. We felt like we could asked her anything and she would find an answer. We originally booked three nights and stayed five. We are traveling in another country and plan to return for our final two nights to the Baan Pra Nond. I would highly recommend this B & B, over any hotel. We felt like we got more than we had expected. The only downside I see to staying at the B & B is, the location. There are restaurants, but you will need to walk a few blocks to find them. The BTS is a 5 minute walk and the boat ferries are about a 10 minute walk from the hotel.

Baan Pra Nond - friendly, helpful welcome
We stayed in Baan Pra Nond for 3 nights in December. Great B and B. Comfortable room, nice bathroom, we liked the decor. But the real benefit of staying here is the really helpful staff, they really went out of their way to make us feel welcome, making sure we knew where to go for good food and they even helped us make a reservation. We used the transfer service (strongly recommend you do too, not the easiest to find) and they were even kind enough to pack us a little breakfast to take with us to the airport. In short, we were made to feel really welcome and well looked after. The only down side is that you don't walk out the front door to a picturesque street, but it is amazingly handy to the sky train and even the river boats are only a 10 min walk, so it is convenient. I would strongly recommend Baan Pra Nond.

I had a great stay here via a random recommendation. I was travelIng alone and first time in Bangkok. Staff greeted me with refreshing ice tea and helped get around the city. Hotel is hard for cab drivers to find, but the location is nice -- close to skyrail.

It was our first time in Bangkok and we stayed at the B&B 3 weeks ago, I will have to say we loved the place, the attention was great, rooms where clean and cute. The B&B location was very convenient it was close to both the subway and the water bus (only 5 minutes walk). We recommend it if you want a quieter place to stay in Bangkok and feel that you are at home

女一人旅で一週間ほど滞在しました。 親切で明るいスタッフが様々な気遣いをしてくれるアットホームな宿で、女性1人でも安心して滞在できます。 都心にあるとは思えない緑あふれる庭や、素敵な調度品に囲まれてリラックスして過ごせました。 駅から徒歩4分ほどのところで、大通りに面しているので、夜遅くなっても怖くありません。 向かいにコンビニや深夜まで営業している美味しいイサーン料理の食堂があるので、食事に困りませんでした。 朝食も毎日メニューが変わりとても美味しかったです。 たまに会えるスタッフの子どもやワンちゃんにも大変癒されました。 朝早く暗い時間に地方に出発する際は夜勤のスタッフがサンドイッチを作ってもたせてくれ、タクシーに行き先を伝えるところまでサポートしてくださり大変助かりました。 残念な点を挙げるとすれば、夏だったので庭に蚊が多く、1階の部屋だったせいか蚊が部屋に入り込んで10箇所くらい刺されたこと、部屋に窓がないのでやや湿気を感じたことだけです。 このお値段でこの環境、サービスを受けられる宿は、バンコクでもそうそう無いと思います。 次にバンコクを訪れる際はまたぜひ利用させていただきます。

Der still des Hotels entspricht genau dem was wir mögen. Liebevoller kolonial Stil. Die Lage ist sehr zentral, für uns perfekt. Bangkok ist fast überall laut. Die Freundlichkeit der Mitarbeiter und Inhaberin sind außergewöhnlich. Wir haben und rundum Wohlgefühlt und werden wiederkommen

周辺はうるさいですが可愛らしいホテルです。
とても可愛らしいホテル。部屋は綺麗でお湯もしっかりでます。大きな道路沿いで音がうるさいのが難点です。スタッフの対応はとても良いです。
