Escape everyday life in this Texas hill country charmer, just outside Austin! We know we're biased, but this home is truly a happy place for our family, and we hope for you, too. Set on 1 acre, high on a hill in the quaint town of Dripping Springs, just outside Austin, our home offers an opportunity to get away, while still having close proximity to Austin, San Antonio, Wimberley, Blanco, and everything in between! Whether you want to explore all things Austin, or have a staycation enjoying our pool, hot tub, and views, this house has it all! Endless restaurants, breweries, distilleries and parks nearby, and just an hour drive to San Antonio. You really can't beat the location!

If you enjoy outdoor living, we sit on 1 acre with views for miles, and enjoy deer, birds and other wildlife daily. Sit on our front porch with your morning coffee listening to birds chirping, or under our new pergola, where you'll often be visited by a friendly roadrunner. In the evening, enjoy sunset views from either our front porch, or our BRAND NEW pool & hot tub (breathtaking views)! Once the sun goes down, you'll appreciate our location even more, when you look up at the sky and see endless amounts stars and constellations in the clearest skies, something you'll never experience in town. When you want to explore beyond our property, there are wonderful parks in the area including Pedernales Falls State Park, Reimers Ranch, and more.

After a day of hiking and exploring, you can wet your whistle at any number of breweries, distilleries and local establishments. We are so fortunate to be in a fun pocket outside Austin that has the tranquility of a small Texas town, with the amenities we all enjoy. Drive any direction, and you may think you're on a country road, but these country roads are home to olive mills, vodka & gin distilleries, wonderful breweries, wineries, and tons of outdoor easting establishments with loads of character (check out Jester King, Treaty Oak, Salt Lick BBQ, Deep Eddy's, Trattoria Lisina and Mandola Vineyard, just to name a few), or catch live music with top national recording artists at Nutty Brown amphitheater!

The house itself is as cute as it can be. From sprawling granite countertops, to custom lighting, marble bathrooms, high-end mattresses (including Purple Mattress and Puffy), hi-def SmartTV's, and more, all while keeping the comfort and welcoming feeling of today's modern farmhouse. Outdoors, we turned a basic yard with zero character into an outdoor oasis complete with custom pool and hot tub, new pergola and seating area, gas grill, beautiful landscaping and new sod, which provides the perfect platform for corn hole and other outdoor games. You'll even appreciate our GORGEOUS cedar privacy fence that ranges from 6-8 ft and surrounds the pool and backyard area. With views that even include the local high school football field in the distance, in the fall it's like our very own Friday Night Lights, which you may recalled was filmed in Austin. #TexasForever

One of the things we really love about the house is it's great layout. Enjoy the benefits of a main-level master suite (great for those who don't want to do stairs), with remaining bedrooms upstairs. For additional sleeping capacity, we've added two (comfortable) convertible sleeper chairs in the main living room (see below for more details). Here is the overall house setup:

-BEDROOM 1- a gorgeous master suite with marble shower, his & her sinks, and private water closet (toilet). Relax in comfort on our queen PURPLE mattress, while watching your favorite show on our 50" flatscreen TV.

UPSTAIRS you'll enjoy a Jack & Jill setup:

BEDROOM 2 - enjoy the most comfortable bunk beds you'll ever find! We are not a fan of bunk beds, but these are great! Very sturdy, complete with 2 FULL mattresses, and 1 TWIN pull-out mattress, so you can comfortably sleep 5 people in one room. Great for families! And the mattresses are SOOO comfortable! Enjoy these fun amenities:

BEDROOM 3
Well, this is just as cute as it can be. Enjoy a queen Puffy mattress with views of pool. This room does NOT have a TV, for those who prefer it that way. This room also connects to the guest bath mentioned above.

We've loved Dripping Springs for years, and finally decided to purchase a home in this up & coming area. It serves as our weekend home, but we've decided to share it with families such as yours to help offset some of our costs from our remodel. We hope you'll appreciate the time and energy we've put into our property, and find the same peace and tranquility we enjoy. To that end, please understand this is not a hotel, it is our home, and we are looking for families who will treat it as such. We have owned and managed vacation properties for 10 years, and this is not a party house (severe penalties apply), as again, this is our HOME. While we know you want to pick the best place for your family, we also want to pick the best families for our home, as we're sure you'll understand. :)

Our home sits on 1 acre, just outside the main drag of town. We are on a private road in the hill country, yet we're only 1 MILE from 290, which runs east to west through Dripping Springs. Starbucks, restaurants, Walgreens, HEB grocery, Home Depot and more are less than 2 miles away! Endless distilleries and breweries are just around the corner. Or take 12 to Bee Cave for shopping, movies, additional dining and more! We absolutely LOVE our location!

Our check-in is 4pm and check-out is 11am.
