PROPERTY LAYOUT 1ST LEVEL: - 2 bedrooms (1 twin bed with twin trundle and 1 full bed) - 1 newly renovated full bathroom with a stand up shower and double vanity - Indoor lounge area with a wet bar, 2 TV's and comfortable seating overlooking the pool and patio - Access to the pool through beautiful full glass sliders
2ND LEVEL: - Spacious and comfortable living room with a TV and sectional sofa - Dining table with seating for 10 - Full Kitchen with stainless steel appliances, basic kitchenware, dish ware, flatware, coffee maker, kitchen island with seating and a TV - Laundry Room - Half Bathroom
3RD LEVEL: - 3 beautifully appointed bedrooms (which includes the master suite with a king bed, and 3 other full beds) - 1 full bathroom in the hallway accessible by all bedrooms - 1 full bathroom in the master suite
BEDROOM DESCRIPTIONS AND SLEEPING ARRANGEMENTS: BEDROOM 1 - King bed w/ en suite full bath, Smart TV, Balcony Access (3rd floor) BEDROOM 2 - Two Full beds, Smart TV, Balcony Access (3rd floor) BEDROOM 3 - Full bed, Smart TV, Balcony Access (3rd floor) BEDROOM 4- Twin bed w/ Twin trundle, Smart TV (1st level) BEDROOM 5- Full bed, Smart TV (1st level)
BATHROOM LOCATIONS: -There are 3 full bathrooms- 1 on the lower level, 1 in the master bedroom suite, 1 in the top floor hallway -There is a half bathroom off of the kitchen.
OUTDOOR SPACES/BEACH ACCESS: -Back yard patio with seating and a private in-ground pool -The In-ground pool is open from Memorial Day to Labor Day -Children must be monitored at all times. -There is no smoking permitted on the patio or around the pool. -Usage of the pool is at the guests own risk. -Propane Grill- guests are responsible for cleaning the grill after use. There are propane tanks that guests may use, but if they run out guests can refill. -Outdoor shower on the side of the house -4 outdoor balconies provide the perfect setting for morning coffee or evening cocktails -Pool/Beach towels are provided -Beach tags are provided. Any lost/missing beach tags that are not returned will result in a $50 fee per tag. -There are beach chairs, boogie boards, and bikes for the guests to use at their own risk. -5 minute walk to the Beach Access point at 38th Street and Ocean Avenue
ACCESS & ENTRY: -Guests will have access the entire home. Which includes the driveway, private pool and private patio. -This property has stairs. There are stairs to the 2nd and 3rd levels. -Please note that the check in time is 4:00 PM. The check-out time is promptly by 11:00 AM. Failure to check out by this time may result in a $100 fee per hour. We appreciate your cooperation in ensuring a smooth transition for our next guests. Thank you for your understanding!
PARKING: -Guests may use the driveway in the front of the home that can fit 2 vehicles. -You can on street park on the street where available. -Please be courteous to the neighbors when parking, do not block driveways or sidewalks. -Guests are responsible for city street parking compliance; read & follow signage to avoid parking tickets. We are not responsible for parking tickets due to negligence.

HONESTY and EXPECTATIONS: At "The Brigantine Beach House", we want our guests to have a clear understanding of the distinctions between vacation rentals and hotels. While we diligently maintain our properties, wear and tear are inherent aspects of vacation rentals. Although we address issues promptly, the high volume of guests may result in occasional delays between stays. Any significant damage or serious concerns are prioritized and resolved before a guest's check-in, provided we are made aware of the issue.
CLEANING: Our dedicated cleaning team meticulously sanitizes and cleans each home. Unlike standard hotel rooms, homes entail a more detailed cleaning process due to their larger size. Despite our team's efforts to ensure optimal cleanliness, minor oversights may occur. For substantial errors, we are committed to rectifying the situation promptly. While we take pride in our cleaning standards, we ask for understanding that, as in any human endeavor, perfection is not always attainable, especially when minor details have no direct impact on your stay.
HOUSEHOLD ITEMS: As private residences, it's important to recognize that household items may break or require repairs during your stay. While we understand the inconvenience this may pose to our guests, it's equally disruptive for us. Appliances such as water tanks, HVAC systems, dishwashers, and refrigerators may experience issues. We cannot guarantee immunity from such occurrences, but we pledge to address and resolve any situation swiftly. While we assure our commitment to guests' well-being, we're honest about the potential for unforeseen issues.
AMENITIES: -WiFi included; exterior ring camera security for added safety. -Linens, towels, and basic amenities provided. -Guests must purchase their own amenities when stock runs out. -No laundry detergent is provided. -Basic cookware supplies; no salt, pepper, oil, or kitchen condiments.

Properties are not immune to household issues like this and may have evidence of preventative treatments and measures. -The Brigantine Beaches are not free and require beach tags. Beach tags will be provided but there will be a $50 fee for any lost or missing beach tags that are not returned -We utilize quilts on most of our beddings for comfort, durability, and sanitary reasons. If extra blankets are needed, let us know before check-in. -If you are extremely sensitive to smells, please note that odors from food, smoke, or other sources from outside or neighboring units may occasionally be noticeable. If this is a major concern for you, please keep this in mind.

Quiet hours: 10 PM – 8 AM. No loud music after 10 PM (Brigantine noise ordinance). CHECK-OUT and CLEANLINESS Check-out on time to allow for cleaning. Unauthorized late check-outs may incur fees. Keep the property clean. No glitter, confetti, or tape on walls. Additional cleaning fees apply for damages, excessive mess, or soiled items. SMOKING, FIRE SAFETY and PROPERTY CARE No smoking or drugs indoors. A $250 fee applies for violations. No open flames, candles, or wax. No hair dye. Only flush toilet paper—no wipes, paper towels, or other materials. SECURITY and RESPONSIBILITY Lock doors and windows when leaving. Missing or damaged items will be charged: Bath Towel – $10 | Sheets – $25 | Comforter – $50 | Pillow – $10 | Throw Blanket – $20 We are not responsible for lost items. If found, a $25 handling fee + shipping applies. Unclaimed items after five days will be donated. AMENITIES and SUPPLIES Basic essentials are provided.
