[THE SPACE] This 300 sq. ft. studio is best suited for 2 adults and can comfortably accommodate up to 3 adults.
The space can host up to 4 guests only if the group includes 2 adults and 2 small children. 4 adults would be too tight, so please consider the compact size when booking to ensure a comfortable stay.

[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Great location, sweet little get away spot. Clean, comfy bed, and just a walk over the sand dune to the ocean. Outside grills, pool, and gazebo. Even a fish cleaning area if you’re planning to fish. We thoroughly enjoyed our visit.
This was a great "in the middle of everything" spot. Beach was not busy, but I timed our stay to be right around when school would be starting so that worked out well. Easy check in and out. Good overall experience staying here.

Everything was wonderful! From check-in to checkout. Excellent! Could have used 2 Keurig pods and couldn't find a dust pan. Great water pressure in the shower. Will consider for our next beach visit.
This is the second time my husband and I stayed at this location and it’s perfect! Steps from the beach, clean, and easy access to nearby shops and restaurants. This time we took our pup and he had a blast too. Definitely recommend if you’re looking for a nice place for 1-2 people right on the beach.
The place is mere steps from the beach, spotlessly clean, and I had the most comfortable rest the entire trip! The beds are AMAZING! We had a wonderful experience and will definitely keep the owner in mind for our next trip to Atlantic Beach, NC. You can’t ask for better!!

When we arrived the couch was covered in dog hair. Other than the property owner/manager charging us $100 for a pet fee (we did not have any pets there) the stay was good.

Too small for 2 people. No place to eat on table- it was folded in corner. No ice maker or ice trays
Cheap dishes and silverware. Outside of bldg was dirty. Parking lot 1 big hole. No wine glasses. Beach was beautiful. Futon was comfortable but so heavy only opened it once. Would not go back again.
