OVERVIEW

Warm Brook's gardens are like something out of a dream, with lush greenery and the feel of sun-warmed soil beneath your feet. Over the span of 25 years, the grounds of this property were designed with care and attention to detail, creating a place of serenity for your group. Enjoy the great outdoors with a spacious outdoor patio complete with cozy furniture, two propane grills, a crackling outdoor fireplace, and a propane fire pit surrounded by nature's wonders. Relax in the brand new 6 person Nordic Hot Tub, perfect for any time of day, any day of the year!

BEDROOMS
The colonial center staircase leads to the four upstairs bedrooms. Comfort has been carefully considered in each of the bedrooms. As soon as guests enter their bedroom, they'll find one or two closets with luggage racks, hangers, extra sheets, and portable fans. For the best sleep experience, choose between the Beckham cooling gel pillows or the classic goose feather down pillows. Every nightstand has a phone charging outlet and two plugs. In the summer, the bedrooms have both portable AC units and Vornado fans to keep the air cool and refreshing.

Blue Room (King Bedroom)
The Blue Room has a classic New England, warm & cozy vibe. The primary bedroom is graced with a stunning mahogany king-size four-poster bed, with a brand new Saatva Plush Innerspring Mattress that radiates comfort and luxury. The mattress is wrapped in silky soft Organic Bamboo sheets with an all season linen duvet. Settle in for the night with the historical hale navy blue walls invoking peace & calm, while the gold-accented mood lighting casts a warm glow. Relax in the comfortable clawfoot chair, and store your wares in the large antique pine dresser.

Rose Room (Queen Bedroom)
The Rose Room is an homage to Vermont's timelessness, featuring striking rose-patterned wallpaper, soothing textures, and a gentle, thought-provoking feminine atmosphere. This bedroom features an exquisite dark wood queen-size four-poster bed that's sure to make you never want to leave. Rest easy with hypoallergenic breathable bamboo sheets with a cotton tufted chenille duvet. Feel the warmth of the sunset through the window as you relax in the antique patterned chaise and read your favorite book.

Bunk Room (Two Twin Bedroom)
The Bunk Room is a warm and inviting room for extra visitors or children. This bedroom features two single antique twin four-poster beds with cozy innerspring mattresses and plush 100% organic cotton toppers for extra comfort. Beds are lined with 100% microfiber sheets and a down alternative comforter. Each bed has its own personal wall-mounted reading lamp, designed with a classic Edison-style bulb and blackout shades for light sleepers.

Captain's Room (Single Bedroom)
The Captain's Room offers a custom one of a kind wood-framed captain's bed with drawers below, complete with a cozy twin mattress and a pine dresser. The room is ideal for any age, whether for a restful nap or a leisurely afternoon. Its blackout shades guarantee a peaceful environment, and the window at the foot of the bed provides a picturesque view for napping. Our guests absolutely love this room, which was once a baggage holding area for the main Stagecoach stop through town.

BATHROOMS
This home has 3 full bathrooms, two of them located upstairs and one on the lower floor. The two bathrooms upstairs boast a luxurious touch, with their dual shower heads and original vintage cast iron tub basins. The bathroom located downstairs is conveniently situated near the Wood Stove Den for everyday use and for guests using the queen-size pull-out couch. It features an enclosed shower, sink and toilet. The bathrooms are all stocked with organic shampoo, conditioner and body wash, as well as hand soap and nourishing lotion. Luxurious Pottery Barn robes are provided for your comfort as well.

LIVING SPACE - 3 Season Screened Porch
Warm Brook has two living rooms, both leading to the enclosed patio. The patio has a chaise, chairs, and a dining set, but no heater. Sunny days and warmer seasons make the porch the perfect place for a simple breakfast and it becomes a sizeable area for gatherings, away from the elements.

Main Living Room
The primary living room provides ample seating for 8 people on the couch and swivel chairs. The 55" LG Smart TV in this space is preloaded with Netflix, Hulu, ESPN & Disney+ for your convenience. If you're not one for television, then drop in a vinyl record on the Victrola Bluetooth Record Player and sit back with a cocktail & enjoy some tunes. We have a small collection of eclectic vinyl albums that will satisfy every taste in music. Finally, we have a wide assortment of card games, dice games, and classic board games for your entire group.

The Wood Stove Den - Queen Sleeper Sofa
The Den is equipped with a 27" Smart TV that is preloaded with Netflix and more. The brand new sleeper sofa pulls out to Queen size bed and is equipped with a memory foam mattress in addition to a gel infused cooling mattress topper to ensure the utmost comfort.

Kick back on the brand new couch or oversized bean bag chair and take in the cozy atmosphere of the movie themed den with the HearthStone Wood Stove radiating a pleasant heat. We provide complimentary firewood, kindling & fire starter Nov-March when the stove is available for use.

KITCHEN
The farmhouse kitchen is a warm and inviting space and the heart of this home. The kitchen boasts a wide selection of beautiful china, gleaming utensils, brand new T-Fal nonstick pans, and an array of other cookware. The commercial 4 Burner Viking range will make any dish you desire with a few simple turns of the knobs. During your stay, you'll be able to find all the necessary components to make a scrumptious dinner plus an abundance of organic spices. Whether you need a quick fix for those late night arrivals or a quick snack, our snack pantry has you covered with a variety of items like ramen, spaghetti and popcorn.

Coffee Station
The Coffee Station at Warm Brook also has you covered for just about any coffee concoction. Choose between the Ninja Coffee Maker, where you can make a single cup, half carafe, or a full pot, or use the Laekerrt espresso machine to grind the complimentary Organic Vermont Coffee beans and make your favorite espresso drink. For those who love a classic cup of coffee, our French press comes with everything you need for a perfect start to your day.

Dog Friendly Property
At Warm Brook Farm, we are delighted to have your furry family members join you during your stay. We welcome two small-to-medium-sized dogs (under 75 lbs) and provide them with all the necessities, including cozy dog beds, elevated dog bowls, fluffy puppy towels, bags for waste, and a few special snacks. While the property is not fenced, your pups will find plenty of grass and fun areas to explore around the property. It is imperative to declare any pets when making a reservation. Thank You!
