##Space

You will access the maisonette by a gate and an external staircase:

The small chalet, completely renovated inside, is furnished as follows:

- A main room with
• fully equipped kitchen area (dishwasher, oven, microwave, top fridge with freezer, induction hob, toaster, Nespresso coffee maker, kettle...)
• Dining area with a table and 4 chairs
• Lounge area with sofa bed (140x190cm) and armchair

- A small bedroom is furnished with a comfortable double bed (140x190cm) and storage space.

- A small bathroom with shower, sink and toilet

Outside, you can enjoy :

- a balcony/terrace at the end of the chalet with 2 outdoor armchairs
- a small garden with ACCESS TO THE LAKE, outdoor dining area and charcoal barbecue
- of a beautiful ROWING BOAT on the lake
FOR INFORMATION, the exterior woodwork has not been renovated and the outdoor furniture is not in good condition, but this does not prevent you from enjoying it.

For your comfort, the chalet is equipped with
- air conditioning (not to be used with doors and windows open)
- an extra baby cot
- Sheets and towels

WARNING, for safety reasons:
• It is forbidden to jump from the balcony terrace into the lake
• It is essential not to let children play outside unsupervised

It is possible to park on the side of the road, a few meters from the property. If there are no spaces available, a free public car park is 500m away.


##Neighborhood

The maisonette is located on the shores of Lake Aiguebelette, in Aiguebelette-Le-Lac, you will also be close to:
- the city of Chambéry, the historic capital of Savoy, rich in a ducal past and a wide architectural heritage – 15 minutes by car.
- the city of Aix les Bains, Riviera of the Alps and Lake Bourget, the largest natural lake in France – 25 minutes by car.
- the Chartreuse Massif Regional Nature Park where you can practice cycling, hiking, paragliding, tree climbing, canyoning, via ferrata, etc. From 5 minutes by car.


## Transit

Aiguebelette-le-Lac is also located, by car:
- 40 minutes from Annecy
- 50 minutes from Lyon and 40 minutes from its airport
- 1 hour from Geneva
- 15 minutes from Aiguebelette-le-Lac station served by the TER and 20 minutes from Chambéry station where the TGV reaches Paris in 3 hours.
