Just OK.
The pool area, owner and staff are fantastic. Those are really what made the stay good. The rooms and cleanliness of those rooms are lacking a bit, which was disappointing for the price we paid. Both rooms we stayed in had ants and when they cleaned our room, they mainly just tidied and swept the main areas, leaving the edges of the floors still dirty. The pool area and view are amazing, but the rooms were a bit disappointing.

We got there and they gave us a room upstairs all the way on the corner of the property! On my reservation it says first floor room with a plunge heated pool! When I said something about it Sabrina got all offended! She said we will switch your room today to an upgraded room. Well this room was upstairs again and the plunge pool we can only use ones because the water was dirty and cold! This property is pretty expensive to stay here. I don’t understand all the good reviews. The bathroom had a horrible smell from the sewer. In the first room the bathroom had mold all around the bottom area. When I told Sabrina she got all mad and she told me to talk to the receptionist. We didn’t see anyone at the reception for the first few days we were there. On our last day there we also woke up with aunts! Breakfast was very good every morning, except there’s 3 cats roaming around jumping on tables. I wouldn’t recommend this property! And it’s also about a 15-20 min drive to Oia. Very disappointed!

My husband and I stayed at Santorini's Balcony and I can not recommend this place enough. The staff was very friendly and helpful for anything we needed. The rooms and balcony were a good size and clean. There isn't a ton of walkable places directly by it but if you're up for walking 10minutes you can get to a lot of places. The staff can also help you get a taxi as well. The views were amazing!! Overall, highly recommend!

The property was great and comfortable. The shower is the only thing I would say needs a good scrub. The property is safe and peaceful but like everything in satorini the transportation is a pain.

I had an amazing first time experience staying at Santorini Balcony. The host and the staffs were very nice and genuine. I remembered I didn’t have a universal adapter to charge my dead phone and they let me borrow theirs until I leave. I definitely will book with them again.

Let me start by saying that thanks to the great team behind this hotel our HoneyMoon was saved, American Airlines screwed our flights we missed part of our vacations days, when we finally arrived to Santorini Balcony Anthony, Dimitri, Erica, and the boys were there to receive us with a warm welcome, right away They did the best to setup us on and recover the missing days. They help us with almost everything transfers, car rental, boat reservations for the calderas, and late hours food services. Thank to them all went perfect and let me say is not the place is the people who make it shine. The Hotel is in a strategic place since you are like in the middle of Fira and Oía so driving was easy and closer to beautiful locations, walkable, and good for hiking. Breakfast is a special moment with all the Team Dimitri is in charge of the Bar and Erica will help you with anything that you need, Anthony will be always there for you to make your day even better. Sunset is beautiful from this property. Thanks one time Anthony for all your help. Pedro

Santorinis balcony was exactly what we were looking for. Some Pearce and quiet amalgamated with some boutique luxury and service. The staff made us feel like we were at home and we hardly wanted to leave as we were so pampered by everyone. The cabanas were a perfect Daytime chilling spot while we could people watch with the walking path not far from us. Erika and Domitious attended to our every need and kept a look out for us every time out glasses were half full. There were two cats that were around the property which i took the liberty of naming Tim and Mitch - by the end of it were best friends and they even tried to bribe me with the only lizard i saw on the island :) We had a slight problem with the shower in the beginning as the hotel had just opened the day before however this was attended to immediately. Unfortunately due to some technical issues the problem as not fixed during our short sty but i am sure once the renovations are complete over the next 4-5 days this will be addressed. Other than that - We quickly realised that the hotel had THE BEST view of the sunset on the island - as we rented a car and had viewed it from Fira and Oia ammoudi bay and honestly nothing compared to Santorinis balcony. The owner was extremely hospitable and friendly and provided us with some amazing foods recommendations that the locals go to that you wouldn’t find online - as most of the places are tourist traps. Would definitely come back and stay

I loved everything from start to finish. This place has the most amazing view and the staff treated you like family. Location was great! Only a mile from Fira town where you can find Lots of restaurants and nightlife. I would definitely come back to this hotel and I will be recommending it to everyone!

Gorgeous views , perfect location close to Fira & Oia. Very friendly staff! Lucas is the best bartender ever .Genuine, funny, witty & of course makes the best drinks. Actually we had the best times in this hotel . The tall handsome manager was very helpful with all the recommendations . He visited our table every day during our breakfast to make sure that we were having fun & asked us if we needed anything . The servers were very friendly & worked so hard . Actually my flight was @ 11 pm, but the staff was kind enough to allow us to keep our luggages & they even offered us to continue to use all the facilities in the hotel which was really nice . If I have the chance to come back to Santorini I will definitely choose this lovely cozy hotel.It was a fantastic experience. Thank you everyone for your kindness & hospitality. It was hard to leave .

Fantastic location to admire the sunset!
Fantastic views! Fantastic location! Great place to view the sunset, no need to go to Oia! Breakfast food is good depending on what you order (freshly squeezed orange juice-great, Greek coffee -great, omelette-OK, hot tea - not good quality, etc.). The trail /w Fira and Oia runs behind the hotel and you can step right on it. Great for morning runs or leisurely walk to admire the views. No car parking at the property. We rented a car and parked it on the street in front of the hotel for free every day/night. The pool area is small but very nice. I wish it was a smoke free property (no smoking in the rooms but people smoke at the breakfast tables outside and balconies/decks). If we are back to Santorini we will definitely stay in the area.

Just returned from back to the uk after staying 6 nights here and all I can say is wow! The most beautiful hotel I’ve ever been to We had the honeymoon suite room 2 and the view of the caldera and sunset was amazing Breakfast every morning was delicious and a very good choice The pool and pool snacks were just incredible Again the views of the pool were just amazing The most amazing thing about the hotel is the staff though Loukas the bar tender is always there to make you whatever drink you want and always so friendly and remembers everyone’s names Joanna the waitress is just lovely, she brought towels to us everyday at the pool and constantly gave us fresh glasses of water when we were sunbathing The hotel manager (can’t remember his name) but amazing service and always there to help and give advice People moaning about this hotel are obviously very Moany and picky people because you can not fault it atall! Xx

Gorgeous views away from the crowds
Lovely hotel, very friendly and accommodating staff with stunning views and peaceful at night. Christos and the rest of the staff were wonderful, informing us of the best places to stay. They really made our stay special. And the hot tubs overlooking the caldera were heaven! The only little thing I would change is that the beds are a little hard for my taste. But others who prefer a firm mattress might be fine with it Other than that, highly recommend and I will return.

Great views and great staff! Private balcony with outside table and Jacuzzi was perfect. We needed a pickup at the airport at 11pm which the staff arranged. We needed to rent an ATV, no problem, Christo and Demetrius had one waiting for us the next morning!

Lovely boutique hotel in Santorini!
Santorini' Balcony Art house is a lovely, family run boutique hotel. Our room was well appointed and featured a hot tub on the balcony (for gorgeous vista views of the caldera and Santorini sunsets!) The staff were so very friendly and helpful from the moment we arrived! In welcoming us Stella gave us a wonderful and descriptive overview of Santorini with dining and tour recommendations that were very appreciated (and delicious!). Christos was always attentive to inquiries and we very much enjoyed our Breakfast on the patio! Lucas, the bartender was wonderful. He introduced us to our fellow guests as we all returned to the hotel from the days adventures and hosted our evening 'happy hour'. I highly recommend you try his specialty drink, a Passionfruit Martini, it is delicious!! As first time visitors to Santorini, we could not have chosen a more intimate and personable hotel to stay at and I would highly recommend this hotel for couples and families looking for an intimate boutique hotel experience. Our only regret is that we did not stay longer!

Hotel has excellent views, outskirts of Imerovigli on Caldera. Staff were friendly and informative. Rooms could be given some more detail. Toilet paper and toiletries were not replenished every day. Shower door was broken hence water would go all over bathroom floor. Safe was not easy to use. Overall nice stay.

We had an amazing stay at Santorinis Balcony. The staff were really friendly and helpful. We arrived at 8am and were greeted with coffee and somewhere to leave our bags until the previous guests had checked out and the room was cleaned. On the day of our departure our flight wasn't until 5pm and we were allowed to stay in the room until 3pm at no extra cost. A special thank you to Joanna and Lucas for their hospitality!

The view was spectacular. The pool area and the room overlooks the caldera. It is adjacent to a walking path along the caldera to 3 towns. but the best part was the staff - Johana and Lucas. They were so accommodating to our needs and bent over backwards to help us have a wonderful trip in Santorini. These 2 are real jems!!!

Wow amazing view!
As soon as we arrived at Santorini's Balcony we knew we were somewhere special. Elias gave us a full run down of the island and things to do which is what we expect as a service that a lot of hotels don't give. We booked a sailing trip through Elias' recommendations (Barbarossa) and it was fantastic and a great alternative to those packed tourist boats! (semi private excursion but ended up being private that day because it was just the two of us). The view was pure magic, the cocktails Lukas made for us were amazing and the service in general was great. We had one of the rooms at the top with a lookout to the amazing view, our own jacuzzi and a large bedroom. The pool was great and breakfast was delicious. The location is great as you are out of the busy centre and you feel like you have the place to yourself. Imerovigli is very underrated and a good choice instead of Oia. We hired a quad bike (through Elias' recommendation and it was band new) to get to Oia a couple of times but we really didn't spend to much time there. Only small negative point I'll make is to make sure you close and lock your door when you're in your room as the cleaner will just barge in. We can't say enough amazing things about this place, we really miss it and it was well worth the money for our honeymoon. Great place for couples and we hope to be back one day!

From the moment we got to the hotel till the moment we left, our stay was amazing and the staff made us feel like family. Upon arrival we were given a great and detailed run-down of the island, our location and things to do, including booking sailing yours and transport (a big thank you Elias!). Everything was made so easy with no request or dumb question too small. The location was amazing! I have stayed in Santorini before but the view from this hotel was breathtaking and unrivalled! No need to go anywhere with great service, great view and great people! Thank you also to Lucas the barman for sharing his storeys and joining us for drinks into the early hours of the morning. Great place to relax, enjoy what Santorini is all about and would highly recommend to anybody! Thank you to everyone and will definitely stay here again! You made us feel like we were home!

DISAPPOINTING WORTHLESS!!
We stayed in Santorini Balcony Art for our honeymoon for 3 nights. After reading the reviews online, i was very excited to stay here as it said many good things but unfortunately my stay was just disappointing. The hotel has only 3 staff in total who try to do everything. Rooms are not clean. Bathroom is dirty! Bed was really small and uncomfortable..we couldnt even manage to have a good sleep due to uncomfortable bedding! The receptionist is the one who serves the breakfast..we had to wait for more than half an hour on our table to be served breakfast.We paid a hefty amount of 300 euros per night for our stay and all we thought at the end was "Such a waste!" I wouldn't recommend a stay at this property. The only good thing was view. Rest all was just not worth it!

The best hotel stay ever!
We went to Santorini at the end of our European Vacation. Everyone told us how great Santorini was so we had high expectations. We also had high expectations for the hotel because we booked a jacuzzi suite. Santorini's Balcony Art Houses met and exceeded all of our expectations. The place was clean and modern. The staff treated us like royally and the view from our private jacuzzi suite was spectacular! I wish I was there right now! Santorini is great and this hotel made it a memory we will never forget!

What a location. Perfect view of the caldera and amazing sunsets. Located away from the towns, so the days and evenings are peaceful. Yet, it is within easy walking distance of Imerovigli for dining and supplies. Handy bus stop in front gets you around the island. We were there through the power plant outage and Anthony and his staff went out of there way to ensure our comfort and needs. Great place for those who want a more authentic experience while on Santorini. If you come to party, stay in Fira or Oia.

A fantastic place to stay. View from the pool is just like the pictures. We stayed in a basic/classic room with a sea view from the balcony. Balcony´s walls are low so the sunset can be viewed from front outside area of your room. This was amazing and we did it each night we stayed. There was no one in the room nextdoor so we didn´t have to share the view either! Staff were sooooo friendly and accommodating. House cooked breakfast each morning. You fill in a proforma with your requests for breakfast each morning. Options range from bacon and eggs to sweet crepes. Nice chance to interact and have a laugh with staff. Room clean. Bed comfy. Good sleep. Hotel located about a half hour walk to Fira (the main tourist city on the island). There is a bus stop right outside the hotel which will take you to Fira in 10 mins. Bus comes every 20-30mins. Hotel´s location is quiet and surronded by natural beauty! We loved our stay here and recommend it to all.

Not what I expected
Our bedroom had no windows at all and gave me the feeling of being in a cave. The blankets were extremely musty smelling. The only outside light was from a small window in the front room that looked out onto the back of another building (not what I was expecting for a sea view room). The ocean was visible only if you looked way to the side or if you went onto the porch. The toilet continually leaked on the floor, and there was no hot water. We decided to leave after the first night of a three night reservation, even though we could get no refund for the remaining two nights. We found a much more satisfactory place elsewhere for half the price.

Warm & friendly staff that make you feel at home. Delicious breakfast to order each morning. Traditional cave style rooms with spectacular views of the Caldera. Lovely pool & pool area to chill out! Excellent Greek food available from the taverna next door - Taverna Tasos, so you can just hang out each night if you wish after watching the famous sunset from Santorini's Balcony. Good walking track available at hotel to access other areas in Santorini without walking on the roads:- 10 minute walk into Imerovigli 45 minute walk to Thira 1 hour 30 minute walk to Oia Bus stop available outside if you choose not to walk or wish to go to the beaches. Relaxing & convenient if you don't want the hustle & bustle of Thira.

Awesome experience!
The owner/staff could not have been nicer! They actually arranged to pick me up since my ground transfer upon arrival could not be verified, my flight was 1hour 45 late and they waited for me! Brought me a bottle of wine as a welcome gift! Went out of their way to be of service my entire time!!!! I will come back there in the future and highly recommend this hotel. The buffet was awesome! Beautiful people!!!

Charming Greek treasure
We had the most wonderful stay here. This charming property in Imerovigli had a beautiful sweeping view of the caldera and the Aegean Sea, which I liked much better than Oia. I highly recommend staying here. Not only is it affordable, but the apartments/rooms truly felt like our Greek home for a few days. Great attention to detail, and lots of personality, unlike other generic places. Thoroughly enjoyed swimming in the pool and sitting out on our private patio. The breakfast on the balcony was a great way to start the day, and the location was convenient. It was close enough to the nightlife of Thira, yet far enough away from the hustle and bustle so we felt relaxed. The owner really went out of his way to make us feel like adopted Greeks. Truly one of the friendliest people I've ever met in the world, and I travel a lot! I visited Santorini with a good friend, but I can easily imagine that a couple would really enjoy a romantic time at Santorini's Balcony.

We arrived and were amazed with the view and the location. We enjoyed being a bit farther away from the craziness of Fira and Oia, so this was a great compromise. The view of Caldera was right on our front porch, which we watched every night. The host, was kind and entertaining. It was one of our favorite places to stay while we were there.
