- The internet doesn't work properly. - Low quality breakfast. The terrace is amazing! You can bring food and drinks and sit there whole night. Location is very good. Good restaurants around like Pastachef (take food there and go to the terrace).

Do your self a favor and don't stay in this hotel. The room are super hot the AC doesn't work the hotel is beyond dated and when I mentioned the room condition to the front desk the attendant did not care of my concerns. The breakfast is some a joke.

Very old an in need of an update. The cooling system was not helpful for the Roman heat. The proximity to the colosseum was good and a very good pizza place done the street were the only good qualities about this hotel.

Nice place, great location, one annoyance.
My family and I stayed in an apartment two doors down from the main building. It was nice, and very convenient to the Coliseum and to the gelato place across the street. A great place overall, but I had a bad experience at checkout: The front desk staff were very friendly, but nobody mentioned the occupancy tax collected at checkout. There was a sign, so it wasn't a complete surprise, but the sign didn't mention that it had to be paid in cash. Scrambling for an ATM at three in the morning while a cab [that a reception person had set up] was waiting on me was not how I wanted to end my stay in the city.

The best part about this hotel is the roof terrace overlooking the colosseum. We spent more time here than in our rooms. My room was in the annexe which is opposite the hotel. We also went with my sister and her husband. The two rooms were very very different although completely the same price. We stayed in Vespasiano and it was tiny compared to the other room (think it was called poppier or something like that) Our room was very basic, the bed was solid, there was a kettle and cups but no tea and coffee and the bathroom was old and needed renewing in my opinion. The other room had more modern facilities and was a lot bigger in space (room and bathroom). Price needs to be altered for the different rooms as they don’t really compare. However the roof top and location of this hotel were spot on.

This hotel was right down the street to the colosseum. It was in a great spot, if you don’t mind walking to some of the main sights. Walking distance to some good eats and bars. Our stay was actually not where the hotel is but across the street, which we really didn’t mind but if you prefer to actually stay where the hotel sign is, and in the comfort of the hotel feel, it’s understandable. The staff was incredibly friendly when we got there however we arrived a little earlier than what “check in” time was and our room wasn’t ready so we had to walk around for two hours before we were actually able to get to our room. The room was big, bathroom was great and everything was clean! The only down side was that the fridge wasn’t cold- so we couldn’t keep our water and snacks refrigerated, even though it was plugged in and the light was working. Also, the gelato store next door was delicious!

Good
We were not in the main building but the annex just across the street. The room was in good condition. We missed having a table/desk but other than that it was the right size. The shower's pressure was a bit too high and it got cold from time to time. Breakfast was good, not buffet but instead they bring you a tray with toasts, croissants and meats, which worked for us but could not eat it all so felt like some of it was wasted; also the breakfast staff was not as friendly as the reception staff when we were there. WiFi worked alright. Location was excellent, only a few minutes away from the coliseum. Maybe not to the standards of a 3 stars hotel but overall it was a pleasant stay.

This hotel has a great location and is a 5/10 minute walk from the colosseum with a great pizza and gelato place right outside. However the bathroom in my room is in desperate need of a renovation. The shower was absolutely tiny and you could hear thundering water coming from upstairs - potentially toilet plumbing. There's a little rooftop garden area which was quite lovely.

My check in was not pleasant, the reception lady had a rude tone when I simply wanted to confirm what kind of room I got. She just slammed the booking confirmation in front of me and said "this is what you booked, I'm not changing it", I was like ok sorry I didn't ask you to. All the other staff were nice and helpful,just that one lady was not. The breakfast was, coffee, tea, bread, croissants, cheese, deli meat and cereal. The area is about a 5 minute walk to the Colosseum, and probably 20-40 mins from other major attractions in rome. The room was nice and spacious. Only complaint was the shower that wouldnt drain and the doors wouldn't close causing water to pool up and spray out the door. It's a challenge getting luggage to and from your room because the elevator is tiny and can only fit at most 2 people side by side or just 1 person with 1 bag.

Hotel is extremely narrow and quite basic Staff friendly and helpful cleaners very friendly Lift holds 2 people, 3 at a push WITHOUT luggage - but it’s a lift Rooms basic, clean small (not like the pictures- rooms small, bathrooms small, showers very small) but adequate, you are only there to sleep! Small bar in corner past reception desk small seating area Breakfast continental and always the same but adequate and plenty of it Only 1 room key allowed! Apparently this is in the whole of Rome?? Roof garden small and basic but you can see colesseum from it. It has a covered area to get out of sun and ideal after sightseeing. We went there most evenings to unwind before dinner. Location EXCELLENT! Tube 5 mins walk. €7.50 for all day ticket All attraction within walking distance except Vatican which is €1.50 each way if you don’t buy a day ticket on tube. Beware taxis! With sore feet we got a taxi to Trevi Fountain €20 there €8 back! Beware pick pockets! Really bad in Rome Location excellent! Loads of cafes, bars, ice cream parlours, chemists etc in street and numerous restaurants/cafe for meals reasonably priced everywhere. Good, basic, clean hotel in ideal location for price (July 2018).

Great location in old Rome
2 out of the 3 reception employees were very good. The third was polite, but was not always hospitable. Needs were a little rough, but doable. Easy walk to everything , and coffee and Gelato is right across the street.

You will feel like a local, while staying in this hotel. It's blocks away from the Colosseum, across the street from a yummy gelato shop, and within walking distance to many fantastic restaurants. You are also relatively close to the bus pickup/drop-off locations. It also offers a nice courtyard on the roof. The kitchens are nicely stocked, as well as air conditioning in the bedrooms that work fantastic. The beds are not pillow-top, but more a sturdy old-fashioned spring mattress. We all slept well, considering. Would definitely stay here again. Very comfortable for a family of four. And, breakfast is available, if desired.

Couldn't be happier choosing this hotel!
For the price you pay this hotel is an absolute gem! The staff were pleasant, the rooms were clean, breakfast was tasty and the views were incredible, we could see the colosseum from our bedroom and the breakfast balcony! The room was smallish but for the price we paid, and the fact that we were too busy out eating pizza to sit in a hotel room! Would 100% recommend.

Never again!!!
There was no tv in the room. It was freezing cold and no thermostat. The phone was broken and the shower doors don’t shut all the way which makes an incredible mess. The bed was hard as a rock.. the water from the sink did not get hot, just lukewarm. Will not go back there

Dear Tina, Thank you for your review but I am very surprised by your comment. I would therefore like to clarify some details; - the room you chose was "Massenzio" and although it is among the smaller ones, it is equipped with all the services. - Specifically, the TV is on the wall, infront of the bed, the room is heated or cooled by the air conditioner and the phone is on the bedside table. - No customer has ever complained about the absence of hot water in the entire hotel. And at last I would like to add that I have not received any reports of malfunction or complain from you during the 2 days of your stay.

This hotel is in easy walking distance to the Colosseum, Roman Forum, Palatine Hill, etc. The hotel is clean and safe (door is locked with a buzzer system). The room is small, but exactly what you would expect in a European hotel. The staff was friendly and the complimentary breakfast was fine for starting off our day of sight-seeing. There's an awesome view from the rooftop bar/patio. My only complaint was that the mattress was really stiff.

8 minute walk to the Colosseum
This hotel was nice, they hold our luggage prior to checking in for free. Customer service was very good, 24 Hour attendant on their desk. The room was clean, its on the smaller side though. The bathroom is small as well. If you are on the heavier/bulkier side, you might want to check other hotels. As far as I know most of the hotels in Italy are like this unless you book a hotel that is on the higher price.

OK for the Price
The location of the Hotel was good, within walking distance or a short subway ride from many major sites, especially the Colosseum and Forum. Breakfast was free (although a little small) and served outdoors, on a nice roof terrace with a view, especially pleasant on nice days. The room was generally clean and a decent size (for Europe) and had a balcony. AC functioned well. TV was very small and placed too high (although one should not be Rome to watch TV anyway). But the mattress was not good at all and the bathroom had a strong smell of mold. Cleaning staff did not provide fresh towels everyday when they cleaned the room. For the price it was not a bad experience, but I persoanlly would not stay here again. OK for a short stay for solo travel.

Second time staying at this hotel, for the location only!!! The breakfast buffet is bland and old tasting. The staff is not helpful. We booked a room for 4 people-there were two queen/double beds and a twin. They refused to make up the twin bed saying the four of us could all fit in the two doubles. True, yet we wanted SOME space. We offered to pay extra for the linens and they said no. The staff was rude. I stayed here my second time for the location, but after this experience I would stay elsewhere. For the price and what you get there are plenty of other options around.

My husband and I made a last minute itinerary change for our last two nights in Rome, so we booked knowing that the room would be average (it was last room available), but the location great. Both true, but the rooms were below-average in terms of cleanliness and comfort. Small rooms are a given in Rome, but our sheets were really rough and there were stains on the comforter (very gross) and even a few stains on the white sheets. Half the staff were nice and accommodating, but some were very frustrating to deal with (rude about check-out, actually asking us to be out earlier! and skeptical when we mentioned our sheets were stained). Location was perfect, but we would not stay here again.

Great location - just down the road from Colosseum, and a fantastic gelato place immediately opposite! Compact hotel, but had everything we needed. We booked the cheapest room online, and our toilet/shower was en suite (i.e. we did NOT need to go to a separate/shared bathroom). Breakfast was fine - some buffet options (cereals, juice, jams, tea/coffee) and breads and meat/cheese were brought to the table. Very small 2-person lift, but if you're not massively overweight it's fine. We chose to walk up/down all the time anyway.......just for the exercise. Receptionists were friendly and helpful – excellent understanding of English. Would definitely recommend this to others, and would happily stay here again. 15-20 minute walk to the Termini train station.

Nice location close to Colosseum
Hotel is nicely located to the Colosseum. We could do all the standard sites just walking no more than 20 mins. We had an apartment rather than a standard room, so it was quite spacious. The shower stall was very small and cramped. There are no elevators and the stairs are steep and short. So carrying large luggage up the stairs could be challenging. Wifi didn't work either day we were there.

We would definitely recommend this hotel. The breakfast was good and served on the rooftop patio. We found the extra bed not very comfortable and it lacked a comfortable chair for lounging but it is child friendly with amenities close by. Part of the coliseum is visible from the roof top patio.

Walking Distance to Collesium Air conditioning works well. Bathroom a little stinky but hotel is located in ancient city structure easily overlooked for price and location. Do not miss breakfast on the roof top, delightful!! Wonderful outdoor restaurant just up the street

We picked the hotel for the location -- walk out and you can see the Colosseum (pretty cool!). and, it was in a great location. The room was fine. Honestly, our room had a musty smell that sort of never went away. We were in the room so little that we didn't complain -- in hindsight we should've said something. But we had housekeeping and there's no way they would've missed the mustiness. Hotel staff were really helpful for the most part. And, they serve a really great breakfast -- far more than we were expecting. Overall, the location, price, breakfast and rooftop patio made our stay really good.

This hotel was decent for the price that we paid. Some of the hotel staff were better than others. None were rude, just some were more willing to provide helpful information. Location is great for the Colosseum. A bit of a hike for most other sites in Rome (we walked everywhere) but it would be pretty easy if you took the metro. Overall, a decent accommodation but expect what you pay for.

You must leave your room key at reception and access to the hotel is by pressing a buzzer outside and waiting for reception to allow you in. One evening the receptionist was not at their desk and myself plus four other guests were stuck outside. A great hotel except for this.

Great place for tourists on a budget.
We thoroughly enjoyed our stay at our mini hotel! It was so charming and lovely. And it was smack in the middle of Rome which made it so accessible to everywhere we wanted to go. The breakfast buffet is such a treat especially the free flowing italian coffee! Excellent!

Have stayed at this hotel twice now, strictly because of it's location. Would probably not stay here if I came to Rome a third time. My most recent visit had some hit or miss encounters with staff, they were either rude or very helpful, and nothing in between. Facilities are technically clean, but have an older, dirty feel (which is to be expected for this price in this city). The free breakfast is nothing special, but it is free. Minimal towels, shampoo etc given, and the AC was either set at a limit or not working.
