"Pros: Hotel was very clean. Staff was wonderful. The location was perfect. Cons: Tiny ( really tiny — no room for a chair!) room and bathroom. No breakfast available not even a kiosk for a muffin. We had a very hard time finding a place to eat a sit down breakfast. “ Tea / coffee” service in lobby was a joke for tea drinkers. Lukewarm coffee tasting water for my morning tea everyday…. Horrible. Not everyone drinks coffee! I can’t stay again."

"My daughter and I arrived to the property around 1pm and were grateful for an early check in. We were offered three rooms, two in the basement of the house where we checked in (not Melville). The room was dark and musty with dated furniture and a stained rug. I’ve stayed in B&Bs with this place before and knew about the bait and switch. We were only in Newport for a day and a half so we took the hit for the early check in. The real issue I have is with the what I’m going to assume is mold? The room has no AC (fine) but the windows are sealed shut. It was hot as Hades all night. I woke up to the loud footsteps of people walking around the breakfast nook located above our room. I had a bad sore throat, hives and terribly itchy skin. Tried to call my husband who is a physician but there was ZERO cell service in the dungeon of the basement we were staying in. Walked out to the street, FaceTimed him and he said, sounds like an allergic reaction to mold. Came back to our basement dungeon room to find some random man lying on a wicker loveseat next to a random refrigerator both located across from the door to our room. Also the door to our room took 10 minutes and a PhD to lock. So here is the thing….this is one of the cheapest places to stay in Newport. The location is great. The bed was comfortable but overall it feels like you’re sleeping in the basement of a frat house in the 80s. Note, after leaving the room, returning home and taking some antihistamines my symptoms were gone."

"Excellent location. Friendly staff and comfy bed. Clean room. The only thing we wished for was a curtain on the window. Blinds let too much light in. Other than that I’d stay again!"

"The front desk staff were exceptionally helpful and friendly. Daily breakfast was a lovely touch and we enjoyed it on the roof deck, as well as the sangria or cucumber water in the afternoons. The location is perfect for those wanting to explore both the tourist areas and the more quiet local spots. The room was lovely, very clean and well maintained. Bedding was comfortable and the seating area was very cute. We loved this place and will certainly go back!"

"The venue is perfect! It’s very comfortable. The fitness center was open 24/7 and empty in the morning. Everything at the fitness center was easily accessible. The fire pits kept us mesmerized and warm at night with the lovely view of the water."
