Mashpee is a good location
The house is well located and has an excellent view. It is a half hour from the excellent JFK museum at Hyannis Port. The drive to Provincetown is also quite easy and interesting. The house is very well equipped and everything worked fine while we were there. Four of the bedrooms share a bathroom, but two have private baths. There are too many signs telling us what not to do, I think there could be fewer of those, but other than that it is a great place to stay.

We were a large gang of 11 who somehow fit perfectly into this lovely home on the water. We kept saying, we’ll be happy to come back here again! Beautiful view, comfortable accommodations, well stocked kitchen, and so many extras like the kayaks and bikes and lovely firepit. Thank you Leonardo for your welcoming hospitality.

A fantastic week!
Lovely stay in New Seabury for family trip The house was a lovely vacation spot for our 6 adults and 2 young children. The quiet and secluded street within the beautiful New Seabury neighborhood gave us a true Cape Cod feel! Each couple was able to stay on separate levels - the setup is perfect for multiple groups to escape and unwind. The beautiful views, abundance of natural light, and a beachy aesthetic made for a wonderful week! We utilized the kayaks and paddle boards made available with the house almost every day, and the fire pit was perfect for the cooler evenings to gather as a family. We shared many laughs on the main floor deck and enjoyed using the huge grill for lots of outdoor cooking. The hosts were very communicative and left us beautiful welcome gifts upon arrival. We will absolutely consider this house for future stays!

Wonderful weekend stay with friends
We stayed here for MDW weekend for our friends wedding and had a wonderful time! The house is fully stocked and has everything you should need. The neighborhood to the back deck and outdoor dock with kayaks and paddle boards are amazing, especially in the nice weather. It is centrally located. There were a lot of signs with instructions and a few cameras outside but if you follow the rules and respect the property as it were your own, there shouldn’t be any problems. We would definitely stay here again. Thanks again for a wonderful weekend!

The place was nice. The over emphasis on the rules was a bit much. We did not realize the dock wouldn’t be in and the outdoor furniture was not set up. It felt like they were not prepared for guests. We were busy every day and the home was very comfortable for our group. Would recommend but not in April.

We are happy that Donna and her guests were comfortable in the house and appreciate her taking the time to prepare and share her review. This April 12 rental took place at a time before Cape residents typically begin using their decks and docks. However, this was an unseasonably very warm long weekend. By contract, our floating dock is the first installed in the season (and the last to be removed in the fall). It was installed on that Friday. Our deck table and chairs were not set up given the typical weather conditions; however, the furniture was on and adjacent to the deck, although covered, and Donna and her guests did set it up and enjoy it during their stay. As climate change continues to extend the warm season on the Cape, we will continue to do our best to anticipate it and adapt for the benefit of our wonderful guests.

Enjoyable Thanksgiving
Everything was as advertised. Especially enjoyed the fire pit during cold but not too cold evenings and afternoons and the view of the water. Well-stocked kitchen made Thanksgiving a breeze.

Geat week!!
We had a blast! This home has everything you need and more. We boated to the spit almost everyday for fun in the sun and made feasts for dinner everynight. Hosts we very easy to communicate with and extremely responsive. I will definately book again!

We loved our vacation in cape cod!
We loved our vacation in cape cod! Leonardo met us when we arrived at the property to answer any questions that we had and to show us around. Every aspect of the rental is well thought out and explained in the instructions that you get prior to arriving, including things to do in the area. The house is updated, comfortable, and spacious enough for 2 adult couples and 4 young adults – everyone had their own bedrooms. The house was well equipped with all the kitchen accoutrements. The property is so beautiful and meticulously maintained. We spent many evenings on the deck that overlooks the bay or in the front garden chatting around the long gas fireplace. There was a lot to do. We enjoyed using the six available kayaks to paddle out to the private beach, Spit beach. Several bikes are also available to bike around town. We brought home large-mouth bass from our fishing trip for dinner, ate lunch at the nearby outdoor restaurants, went to the beach, hiked the parks, shopped at the commons, went whale watching, and visited the quaint towns nearby. We would definitely stay here again and highly recommend it to others.

Lovely and impeccably clean home
We had a long weekend here with six adults and three children ages 3 and under and it was a lovely time. The house is extremely clean, the beds are all very comfortable, and the views over the water are very pleasant. Great location, convenient to lots of beaches, parks, the Cape Cod Children's Museum, shops, restaurants, and more. Would definitely stay again.

Perfect Home for our Large Group
We had 9 ladies spending the weekend - there was plenty of space in this beautiful home. Comfy beds, plenty of hot water, kitchen well stocked and beautiful view from the home - this was the perfect spot for our reunion. I would love to come back in the summer to take full advantage of this water-front home. Host was very kind and responsive.

Girls' Weekend getaway
We chose this place as our first girl's getaway since Covid hit.2 years ago. We headed to Leonardo's beautiful home in New Seabury. There are about 10 stairs down to the front door but they are terraced and have a rail. The place is as pictured with a main gathering place overlooking the water with a table to eat at and another for puzzles and games.. The kitchen is a bit small but has pass thru to sitting area and is extremely well equipped with everything you need to prepare and cook meals. and a great full size fridge plus one in the lower level if needed.. The sitting area in the loft area upstairs was a great place to gather and reminisce and catch a couple exciting football games on the big screen TV. The stairs are steep but very sturdy. There are 4 bathrooms and a variety of bed arrangements in the 6 bedrooms all comfy so its great for large groups.. Plenty of hot water for multiple showers with fluffy towels. Simple easy check in. Very detailed book about the property to make our stay relaxed. The indoor fireplace and the outdoor fire pit made for a cozy winter getaway. Would love to be able to come back in the warmer weather.

The place is beautiful. The view form the deck in the morning sun is exactly what we were looking for. Great big windows facing east overlooking the inlet made even the 1 rainy day we had a pleasure (that, plus the kids took a field trip that day!). Great to have all the amenities on location or very close. Plenty of kayaks for everyone, a huge grill on a great deck with seating for all (and enough space to put the kids table way over there...), a fire pit (which we didn't use outside of a test because it worked so well it was too hot for summer, but would be awesome for a fall get away), a boat launch ramp literally within walking distance, a great calm beach accessible by a 5 min boat ride, a dock for our 21ft boat (although, for an hour around dead low tide the water is too shallow... It looks like a new dock is going in which should fix that issue.). We had 6 adults and 4 kids, which I will say, despite the fact that there were 2 other available bedrooms, was certainly the max the house can support. We love to cook, and the kitchen is a bit tight with 2 sets of parents trying to make dinner for the rugrats while I was trying to prepare a good meal for the adults, but if you're not a next Food Network start wannbe like me or don't have 4 kids under foot, the kitchen is serviceable. Nice to have a gas range too!

The property was perfect for a wide age range. Beautiful setting with lovely views of Anne's Cove. Having kayaks and life vests on the property for daily use was a real plus. Access to Spit Beach via kayak and a short drive to South Cape State Park Beach were highlights for us. The owners were great at providing information about the house and activities in the area.

Wonderful, peaceful location and home
This property is perfect for a family vacation. It's set on a quiet cove, and they had kayaks for us to use to go to the beach (spit). The deck has a large BBQ and tables to eat dinner outside. We had 6 of our adult (well sort of) children join us for a wonderful week. The owners were very nice and accessible - I'd strongly recommend this property.

Lovely Stay
We had a great stay at this property. The location was perfect - it's not far from anywhere - and having water access was a huge plus. We went kayaking most days and rented a motorboat for a portion of our stay. The house itself has lots of bedrooms and bathroom, which was ideal four our needs because we had various friends and family members dropping in during or stay. And lastly, the hosts were great - they were responsive and genuinely cared that we were having the best experience possible. We would definitely stay here again.

Great trip!
The house was ideal for our week visiting friends and family. We flew in from Colorado and everything was there for us - bedding, towels, etc. Over the week, we entertained different people, some staying over for a night or two. The house is large enough for small groups to gather in different rooms, but to all come together for dinner on the deck!! The kayaks were a great option for those who chose to stay at the house for the day. The outdoor shower was a big hit! It was very clean and easy to do laundry with 2 washers and 2 dryers. I would recommend to anyone with a large group.

Lovely property, great view!
We were a family group and used to visit the Cape often when my husbands parents lived there. They are gone now, so we, children and grandchildren, went to celebrate our parents and enjoy the Cape. We had a great time together; Summersea was perfect. Lots of space to spread out and lots of places to come together for meals and card games. The owners were very accessible, and easy to communicate with. Overall, the whole week was perfect!
