Bad smell...
The bathroom smelled like sewage and the smell spread across the room (no. 7). The beds mattresses sunk. The price (USD 85) was too high for this hotel.

Hotels.com is deceitful in trying to resolve the fact that as an American citizen I am not allowed entry into Italy. They claim to call the hotel, but are never able to do that. I tell them to email and apparently no one responds to them. Never do business with Hotels.com

First off no one was there to meet me for check in. I never received an email with check in instructions I had to call inn keeper. Then my family was placed in a a 2 room unit and one room had no air con or fan. The worst was the sewer gas was coming up from the shower drain making entire unit smell like a sewer. Owner said it wasn’t their fault it was the age of the building . Since owner was off site we could not ask for a refund or change of rooms. In USA this is a code violation and it would have been shut down. Very unhappy with response from owner and would warn all travelers to stay away from hazardous building. The situation could have been resolved with a call to a plumber. This owner has no concerns for their paying guests.

Dear customer, at the time of booking, you chose the triple basic which does not include air conditioning. All the other Classic rooms, which cost more than his, have air conditioning. His was a price choice, but next time make sure of the services offered. Regarding the size of the room and the bathroom, you should consider that the Hotel is located 30 meters from the Basilica of San Francesco, in a building dating back to 1200 AD and clearly cannot dispose of the spaces present in the hotels of the airports, born to be Hotel. The next time you make a reservation, I advise you to evaluate your preferences and act accordingly. Having the Hotel just a few meters from the Basilica and spending a low price does not reconcile with large spaces and 5-star services. We wish you a pleasant stay in Italy.

The location is unbeatable, close to the basilica, short, but uphill, walk to the other sites. Staff was kind and helpful. The rooms are pretty straight forward, bed and a bathroom. but exactly as presented on their site. Beds were comfortable, sheets and towels new and clean. I could not be happier

Very nice hotel in a great location! The staff was very friendly and had a lot of helpful information about the city. The hotel was very secure, and had great breakfast as well. I will definitely wear there again if I venture back to Assisi!

Great Hotel in Old Town
Close to all to see in Assisi. The staff were great with a map and all the places to see and the recommended restaurants. Comfortable room.

Great Value, Historic old building, Nice remodel, Great Breakfast. We chose this hotel because it was close to Papal Basilica of S. Francesco. It was literally within a few hundred feet. Small hotel with maybe 9 rooms total. The hotel staff was gracious but only one that we met spoke English, which was inconvenient for us, but not a big problem. The breakfast was excellent with a large selection of pastries and a typical European buffet service. Very nice for such a small hotel. We walked everywhere within Assisi from the Hotel for a 2 day/3 night stay. Lots of steep paths for walking. We came in by train from Rome. Taxi to hotel was 15 Euro. Bus early morning was about 8 minute walk downhill, so not bad with luggage. Bus was 1.6 Euro each from the Tobacco store. We didn't see the Heater/Air Conditioner above door until the second day, so our first night was very cold. Once we understood the heater, it was fine. Good WIFI service for researching what we wanted to see.

We have two people that speak english, they are not always in the hotel but we can help in english everytime on the phone. The hotel in an historical building, there may be spaces not always big, but there is the San Francis Church on your right, and you can live our history. Lovely, friendly hotel in great location
This is a great value, comfy hotel in Assisi. Staff were very helpful in arranging things so we could arrive after reception was closed and left us a map showing where we could park. The manager gave us lots of tips on the local area, including great places to eat and the hotel has a deal with local restaurants so that you can get a 10% discount. The hotel manager doesn't speak English. There is a lady there sometimes who does, but she's not always present. This wasn't an issue for us, but if you don't speak Italian and need to make special arrangements it is probably a good idea to email the hotel well in advance. The location of the hotel is perfect: if you stand outside and turn right you can see St Francis' Basilica. The air conditioning was a little temperamental in our room and the bathroom a little tired, but not so much that it affected our stay. Overall, a lovely hotel with very friendly staff.

Great cozy place in Assisi
Management seemed to be extremely friendly and keep a well-kept place. Free breakfast, a place in nice shape (though small) for a great price. My only complaint was no AC, which is typical throughout all of Europe it seems.

Dear Customer, We have AC in all rooms, less in one that is called Basic, but it has a lower price. If you booked this room (Triple Basic) it is indicated that AC is missing. With £ 10 more, it could have booked a room with AC. I hope that next time you stay more happy.

Dear customer, when you have these problems, do not book a Hotel in the historic center, a few meters from the Basilica of Saint Francis, but in a Hotel outside a town center. Anyone who goes to medieval towns knows that these problems are normal. As far as parking is concerned, the same principle applies. Having a free car park 600 meters from a historic center is a huge hit.

A stones throw from San Francisco basilica
We stayed here and had very helpful service from the proprietor. We were a few metres away from the San Francisco cathedral and a short walk from the main square and the upper town. Our car could be parked FOC only a few minutes walk away. Room was small but we only stayed one night.

Great hotel next to Basilica Francesco
Easy to find on the main road to the Basilica. The hotel manager was very friendly and helpful. The room was clean and modern. The street is filled with liveliness during the day, but quiet at night.

This was a safe, clean and small but comfortable spot very close to the Basilica San Francesco. I wish Expedia had provided more clear directions, as it is a little difficult to find and SOME walking on steep hills could have been avoided. There is no view here. The room we had was a little dark but clean and conveniently located to the town and the Basilica. The man who runs it is very kind and helpful and you can see he takes pride in this small hotel. NOT a place for someone who has trouble walking; steps up to the lobby and steps up even further to your room AFTER the steep walks of the town.

Nice Hotel with Good Location
The hotel is right beside the Basilica which is great. Everything is of walking distance and you feel comfortable walking even at night. The staff are very friendly. They also serve good breakfast. The only inconvenient thing is the access to the room. There is no lift and with luggage, it's quite a hike to go up the stairs.

Lovely stay in Pisa, just steps from St. Francis. We stayed in the family room, which had 3 beds -- a double and two twins in a separate room (a plus for our family of four). The room had low ceilings, the bathroom was TINY and the beds were not very comfortable. However, the hotel staff was very nice (though they spoke very little English, they were very friendly)and the breakfast was great. I would recommend it for a family, but don't expect too much comfort.

Very memorable Assisi. This hotel was close to the duomo and a perfect location for everything else. The most peaceful area and beauty. On top of a hill overlooking Tuscany. Most pleasant hotel. Perfect.

Had a two bedroomed family room at top of the hotal. Excellent location and room was very clean and comfortable. Staff were friendly and breakfast was excellent.
